RESALE OF GREEN HOUSING COMPENSATES FOR ITS PREMIUM PRICING: AN EMPIRICAL STUDY OF CHINA

ABSTRACT Green housing reduces resource consumption and protects the ecological environment. Sustainable buildings and construction have gained increasing attention in the last decade. Many empirical studies have confirmed that green housing imposes a price premium at the presale stage. The high price could be a concern that prevents homebuyers from purchasing green buildings. However, there is a lack of empirical evidence on whether the premium pricing could be compensated for by the resale price. To address this gap, this study establishes a hedonic regression model to estimate the price premium of green housing at the resale stage. The results show that green housing certified with the Chinese Green Building Label (CGBL) offers a 6% price premium compared with non-green housing at the resale stage. The results also show that green housing with a higher level of green certification, e.g., the 3-star CGBL, provides a greater price premium at resale. The findings indicate that home-buyers can obtain financial compensation for the high cost when purchasing a green home. Our findings also indicate that the price premium for reselling a green home is not always enough to compensate for the purchase cost in different cities. Policy recommendations for government promotion of green housing are also discussed.

Skidders, as self-propelled machines designed to transport trees or parts of trees by trailing or dragging it from the woods to a landing area, are still extensively used as the main wood extraction equipment in most of the Europe and worldwide. The high price of new machines (and even higher for CTL technology) makes the second-hand skidder market very interesting and appealing, especially for small forest owners and forestry contractors. So, this paper reports on a survey of used skidders available for purchase on the European market. Up-to-date empirical data was gathered by the analysis of the offerings on the main online marketplaces, i.e., specialized websites. The study included skidder make and model, variation in their age, annual usage and resale prices. The survey identified a total of 163 second-hand skidders and the results pointed out the prevalence of small-size machines (<110 kW), the average annual use (after excluding 1 year old machines from calculation) of 863 hours per year and the average re-sale price of about 65,000 EUR. Skidders are most commonly re-sold at an age of 16 years and the calculated price models show that skidder age is a stronger predictor of their value, i.e., resale price, than the total machine working hours. In the concluding section, paper also includes some reflections on possible future trends and perspectives of skidding technology in forestry.

PurposeSeveral studies have shown that climate change is a threat to sustainable human living and high consumption of energy by buildings is a contributory factor. However, green practices in buildings have been proved as one of the successful technologies to mitigate global warming. Previous studies have shown lax green practices in developing countries’ buildings, but how far concerning green certification of buildings in Nigeria is yet to be explored. Therefore, this paper investigated the barriers to green certification of buildings (GCB). Also, the paper proposed a model for promoting GCB in Nigeria.Design/methodology/approachEighteen experts with green building certification knowledge were engaged across three of Nigeria’s cities (Benin City, Abuja and Lagos) via scheduled WhatsApp video and teams calls. Collated interview data were analysed and presented in themes.FindingsFindings show that there is an absence of a framework to promote GCB in Nigeria. Hence, GCB is low across the states. Twelve main sub-themes emerged as the barriers to GCB in Nigeria. Also, eight key sub-themes emerged as the possible concepts that can be used to improve GCB in Nigeria and formulated into a proposed framework to promote GCB in Nigeria.Research limitations/implicationsThis paper is limited to GCB in Nigeria and only 18 participants were engaged. Thus, this paper suggests that a mixed-methods approach should be conducted in future studies with wider coverage. This may assist to validate the paper’s findings.Practical implicationsFindings from this paper will stir up practitioners in green building and influence the promotion of GCB in the sector. As part of this study’s implications, suggestions through the paper’s proposed framework will benefit Nigeria’s policymakers to make decisions towards achieving GCB. This can be achieved via the proposed framework to promote the concept across Nigeria.Originality/valueThis paper is probably the first that attempted to investigate the barriers and proffer policy solutions via a framework to promote GCB in Nigeria and by extension in other developing countries.

Empirical studies on the impact of micro level intervention strategies on poverty among poor women in Botswana are lacking, yet women are a valuable asset for the economy of the country. Continued marginalization and disempowerment of women has become a serious problem which merit urgent attention. This article investigates the potential of the Grow Model in transforming the lives of 14 women who belong to the Kgopolano GROW Group in Molepolole, Botswana. Data was collected in May 2014 using primarily in-depth interviews and focus group discussions. The analysis utilized both content and thematic approaches. The results showed how the Grow Model has inspired women to empower themselves and self-transform into productive and prosperous lives. The results affirm the strength of the GROW model in promoting empowerment for social change in marginalized contexts. Key policy recommendations recognizes the limitations of the GROW model and build on its strengths.

This study examines the effects of fiscal decentralization on corruption by analyzing whether the degree of fiscal decentralization facilitates or mitigates the number of corruption cases in Indonesia’s local governments. The research utilizes a panel data model and a system Generalized Method of Moments (GMM) estimator to assess the degree of fiscal decentralization on corruption in 19 provinces for the period between 2004 and 2014. The estimation results reveal that the degree of fiscal decentralization, both expenditure and tax revenue sides, drives a growing number of corruption cases in local governments. A lack of human capital capacity, low transparency and accountability, and a higher dependency on intergovernmental grants from the central government may worsen the adverse effects of corruption. Our results suggest that a more heterogeneous population and higher political stability mitigate the adverse effects of corruption. Furthermore, this is the first corruption study in Indonesia to create corruption measures from the number of corruption cases investigated by the Indonesia Corruption Eradication Commission as well as extensive, provincial-level government financial data. As a result of using these different datasets, this research advances existing empirical studies and makes policy recommendations for the local governments in Indonesia.

The study's goal was to determine how much each of three types of motivation contribute to the adoption of green housing features. The motivations studied were altruistic, biospheric, and egoistic, according to Schultz' (2000) theory of environmental concern orientations. Because housing features are consumer goods and therefore susceptible to high levels of involvement from the part of residents, the study takes into account the effect of involvement with housing features on the adoption of green features. An electronic survey was distributed to subjects around the country, and requirements for participation included owning a residence and having added at least one green feature to it. Results indicate that a combination of altruistic and biospheric motivations are positively associated with adoption of green housing features. Affective involvement with home features also positively impacts adoption. The study presents implications for the green building market and for policy efforts toward sustainable housing.

This study is an analysis of the data and trends observed in green construction in Ukraine and Poland. Ukraine started developing green building in 2011 and Poland begin in 2008, but despite on little chronologic distance, modern situation in construction industry of these countries has dramatic differences. For today Poland is the leader of Eastern Europe green building with 845 certified objects and four new projects on average are registering every week, while less than 10 certificated green buildings present in all Ukraine. BREEAM is the most popular green certification system in Europe and share 76.8% of total green building market in Poland, but also LEED takes significant shares in education and hotel business, all HQE projects relate to housing, and DGNB appear in logistic and retail. The most perspective sustainable tendency in Poland is increasing green building projects in educational, logistic and industrial sectors. It is could be good example for Ukraine, as well as growing green certification of industrial buildings and residential real estate. Evidence is growing that green buildings bring multiple benefits and driving economic growth around the world. For Ukraine the key factors are promote sustainability in major building companies, create a favorable investment climate, and enlist government support to developing green building.


There are severe issues for the deficiency of affordable house for low-income earners in developing countries such as Nigeria. The high cost of conventional materials has been established to be one the major factors that heightened the cost of building in recent times. However the integration of green building materials that are relevant and sustainable for building construction in the present dispensation will provide excellent solutions to overcome high price of construction. The study was carried out on all the available green materials in north-central Nigeria. Surveyed instrument was prepared and distributed to building professional experts that are registered member of various professional bodies in the building sector. Four hundred questionnaires were distributed in the north-central zone. Three hundred five questionnaires that were filled correctly was used for the data analyses. Analysis of moments (AMOS) software through the structural equation model (SEM) was used to analysis and generated a model for the study. The result discloses that earth bricks, stone/rocks, timber, Bamboo, thatches, straw fibre, and rice husk are very relevant green materials that can be used to achieve affordable building construction. Therefore, the use and integration of green materials in building construction will produce low cost housing units

The Darknet and Bitcoins have been widely utilized by those who wish to anonymously perform illegal activities in cyberspace. Restricted in many countries, gambling websites utilize Bitcoin payments that allow users to freely engage in illegal gambling activities with the absence of a formal capable guardian. Despite the urgency and limited knowledge available to law enforcement regarding this issue, few empirical studies have focused on illegal gambling websites. The current study attempts to examine the characteristics and operations of online gambling websites on both the Darknet and Surface Web, which allow Bitcoin payments. The findings suggest that both websites on the Surface Web and Darknet have similar and distinctive features that attract and encourage online users to engage in extensive illegal gambling activities and potentially other illegal activities as well. The study concludes with policy recommendations to remedy the issue of online gambling.
