This article contains a survey of the building in a. Sary-Bulak. A detailed visual examination of the object of study, an assessment of the technical condition of the main loadbearing building structures of the building, an analysis of the causes of defects and damage, and preliminary installation of the technical condition category were carried out. As a result of the survey, design recommendations, measures for the restoration or strengthening of building structures were developed.

Purpose of research. Inspection and assessment of the technical condition of the enclosing structures of a residential building located at st. Engelsa, 107 in Kursk were carried out in connection with the development of the reinforcement project.Methods. Inspection of the technical condition of buildings and structures is necessary to determine the residual resource and service life of the building structures. The current regulatory documents require an examination of the technical condition of buildings and structures no later than two years after their commissioning. In the future, the inspection of the technical condition of buildings and structures is carried out at least once every 10 years and at least once every five years for buildings and structures or their individual elements operating in adverse conditions (aggressive environments, vibrations, high humidity, seismicity of the area 7 points and more, etc.). A permanent monitoring regime is established for unique buildings and structures.Results. In the process of examining a residential building located at st. Engelsa, 107, the following tasks have been solved: determination of damage to enclosing structures; analysis of the results of the study of the degree of wear of building structures; implementation of proposals for strengthening the brickwork. To eliminate the above damages, a proposal was developed to increase the rigidity of the above-foundation part of the building, having previously excluded soaking the foundation soil: by repairing the blind area and heating, water supply and sewerage networks.Conclusion. The solution of a narrow task of strengthening individual structures of buildings and structures may not give the desired result, therefore, when performing inspection work, it is necessary to consider the existing defects and damage in the complex. Within the framework of this work, we consider the strengthening of the load-bearing walls of a residential building with an increase in the overall rigidity of the above-foundation part of the building and the elimination of individual damages.

Purpose. The authors aim to assess the reliability and technical diagnostics of the bridge structure, as well as to develop the methods for eliminating defects and restoring the serviceability of damaged building structures, as most accidents occur due to unsatisfactory technical condition of structures and their significant wear due to expiration of the standard service life. Methodology. An important role in the study is played by the formation of knowledge and skills of using a modern engineering approach to the survey of building structures in order to restore their serviceability. Inspections of construction sites are carried out in accordance with the rules set by the relevant regulations. Defects and damages are described in inspection materials with the indication of the possible reasons of their occurrence and forecasting their further influence on reliability and durability of construction. Findings. The analysis of scientific research and normative documents reflecting a problem of the operation safety increase of buildings and structures and estimation of a technical condition of structures is carried out in work. Methods of assessment of reliability and technical diagnostics of bridge constructions are applied. The results of the inspection are substantiated and recommendations are developed to ensure the serviceability and increase the service life of damaged structures of the object of study. Originality. Based on the design and technological documentation, normative base, scientific research, the model of competent systematization of the construction inspection data is obtained. Attention is paid to the timely major, as well as current medium repairs to improve the technical condition of the bridge elements, and in some cases the entire structure. Practical value. Application of the survey methods – visual and instrumental – allowed formulating the conclusions and recommendations aimed at widespread implementation in practice of assessing the reliability and technical condition of structures.

The research presented in the article, which includes methods, models, and conclusions, contains synthetic and analytical model solutions concerning the problems of the technical maintenance and wear of residential buildings with a traditional construction. The cause and effect relationships between the occurrence of damage in the elements of tenement houses (treated as proof of their maintenance conditions), and the size of the technical wear of these elements were determined using a representative and purposefully selected sample of 102 residential buildings erected during the second half of the nineteenth and early twentieth centuries in Wroclaw’s “Downtown” district. Quantitative damage analysis, which was carried out using empirical (visual) methods of assessing the technical condition of a building, indicates the type and size of damage to the building’s elements that are characteristic for the relevant maintenance conditions. Research concerning the cause–effect relationships (“damage–technical wear”) in observed states allows for a numerical approach to the impact of building maintenance conditions on the degree of the technical wear of its components. The maintenance and exploitation conditions determine the degree of the technical wear of the elements of an old residential building. The exploitation condition of these buildings is manifested by damage to elements caused by water and moisture penetration, which is especially important for poorly maintained buildings. The article shows that the age of the elements of an old residential building with a traditional construction is of secondary importance in the process of the intensity of losing its serviceability value. It was calculated that no more than 30% of the damage of building components is explained by the passage of time, and it is therefore not age that determines the course of the technical wear of the elements of the analyzed tenement houses.

An urban residential building from the second half of the 19th century and the start of the 20th century, the so-called tenement house, is a significant representative of the architecture of the developing urban fabric in Central Europe. The vertical and horizontal load-bearing structures of these houses currently tend to show characteristic, repeated defects and failures. Their knowledge may, in many cases, facilitate and speed up the design of the historic building’s restoration without compromising its heritage value in this process. The article presents the summary of the most frequently occurring defects and failures of these buildings. The summary, however, is not an absolute one, and, in the case of major damage to the building, it still applies that, first of all, a detailed analysis of the causes and consequences of defects and failures must be made as a basic prerequisite for the reliability and long-term durability of the building’s restoration and rehabilitation. An integral part of the rehabilitation of buildings must be the elimination of the causes of the appearance of their failures and remediation of all defects impairing their structural safety, health safety and energy efficiency.

The use of expanded lightweight concrete for the production of building structures can significantly reduce the weight, which is important in the manufacture of hollow-core slabs; the weight is a significant proportion of the total load. In the current regulatory documents, the physical and mechanical properties of expanded lightweight concrete differ significantly, and sometimes contradict each other. The defects and damages of expanded lightweight concrete hollow-core slabs are described in the case of the kindergarten built near 50 years ago. They appeared during the manufacture of the slabs - uncompacted concrete and uncovered ribs, or in the course of exploitation of the building - normal cracking, holes for pipes and corrosion of reinforcement. Two slabs in emergency condition have numerous longitudinal and shear cracks and chips of concrete caused by overloading. The differences in normative documents and methods of calculations used at the time of designing the kindergarten building and at the present time are shown. The assessment of the technical condition of the expanded lightweight concrete hollow-core slabs considering defects and damages are carried out

The paper introduces an alternative method for damage pricing on buildings in consequence of defects, failures and collapses. The method operates with time-independent price of the structure and following damage on the construction. Using risk analysis methods, the price is reduced depending on technical condition to proper damage and evaluation of the object, building or structure.

The main damages in brick structures of buildings are considered. The purpose of the work is to analyze the results of a technical examination of the building structures of a residential building, with the subsequent development of proposals for their restoration and strengthening. The object of the study is the brick structures of the house. The process of organizing a technical survey of brick residential buildings, which allows to determine the procedure for collecting and storing data, is considered. Modern solutions for the restoration of building structures are proposed. The physical deterioration of the apartment building was determined and recommendations were given for the elimination of brickwork defects.

The article presents the issues of repair works in a multi-family residential building, whose structural and non – structural elements have been damaged and destroyed by a gas explosion and the fire. Gas explosions in residential buildings constitute a small percentage of the total number of building disasters, however, due to the relatively large number of injured people, these incidents are very dangerous [1]. Moreover, the gas explosion often leads to significant material losses and fatalities. Proper assessment of the load-bearing structure after such incident requires an extensive knowledge of the behaviour of structures. The first authority, that issues a decision regarding further use is Construction Supervision Inspector. Until the demolition of the object is ordered, the next step is to provide expert report made by an authorized construction expert, whose aim is to assess the technical condition of the elements of the structure and to determine the scope of necessary repair works. Construction expert, who give such opinion during the assessment of objects immediately after such incident, often has limited access to structural elements, moreover these elements often are covered. Hence, the recommendations contained in these reports often do not include all of required construction works.

The paper analyzes the statistics on household gas explosions and subsequent fires in the residential sector. The results of a survey of a residential building after a gas explosion and a real fire are presented in order to determine the possibility of its restoration and further operation. The results of the necessary experimental and theoretical studies are presented. Examples of the use of foreign experience in the study of fire resistance of building structures are given. The results obtained were used in the development of recommendations for the possibility of restoration of the house and during the necessary construction and finishing works.
