This research proposes a parametric model to be applied in the process of green building design that integrates particular city land use regulations and provide visual feedback to the architect about the setback information, profiles, and Floor Area Ratio that could be integrated with their solutions. In addition, through the use of real-time geospatial inputs, parametric models will add specificity to the site coordinate accounting, neighboring parcels, and land use designation in the solution. Two parallel streams simultaneously investigated, one that checks the local conditions of a single plot and a more global urban conditions considered.

There are six basic control items, land saving, energy saving, water saving, material saving, indoor environment and operation, among which, only material saving are related to structure design. We followed the green building design concept and the control items list in those standards during structure design of one of the residential area in Sino-Singapore Tianjin Eco-city, which consist of 15~18-story residential building connected to a large underground garage, as is shown below.

The potential of property rate has been least tapped by decentralized governments in Ghana. This paper investigates the property rating system in Ghana through a case study of Offinso South Municipality (OSM). Questionnaires were used to gather empirical data from property owners in the municipality. The paper finds that there is inadequate property tax administration system and high public disdain for the property tax in OSM, with a significant association between compliance with the property tax and land use regulations in OSM. The paper suggests that the Offinso South Municipal Assembly (OSMA) should improve its land use planning system to facilitate voluntary compliance with the property tax. OSMA should also address accountability and transparency problems in the property tax system in order to increase public confidence in the tax regime. The OSMA should also improve on the property tax collection modes by computerising the billing and collection processes.
