By now, it is clear the built environment could play an important role in fighting climate change, since it accounts for around 39% of global energy-related carbon emissions. Generally speaking, Italian residential stock is over 50 years old and around 16% of that needs large interventions due to its poor maintenance condition. So, the maintenance in this context can play a pivotal role in acheiving both energy efficiency and asset valorization. Introduced by a reference framework for the question in the title, this paper presents the case study: a portion of a working-class neighborhoods near the metropolitan city of Turin, marked by very recurrent typologies for the period (early seventies). The local real estate market is discussed to investigate the extraordinary maintenance impact on the property values: the paper considers the market value increase due to the energy class upgrade and the external look improvement. Individual owners putting money on this group of works get a very cost-effective investment and take advantage of Italian legislation supporting these kinds of interventions: the whole is greater than the sum of its parts and in turn greater than the cost assumed for the renovation work.

<p>The paper illustrates the retrofit of company towns’ heritage, focusing on energy efficiency strategies for residential buildings with the aim to highlight the best practices, the solutions and methodologies to be implemented for the Friuli Venezia Giulia Region in NE Italy. The starting point is a comprehensive analysis of company town’s retrofit strategies featuring a comparison among relevant examples from Europe and Italy. Unesco industrial sites, sites by the Modern Movement, and Italian well-known workers’ villages are included in the analysis. The evaluation of the retrofit solutions takes into consideration aspects of protection and valorisation, functional renovation, and environmental sustainability upgrade. As a result, common strategies for the energy retrofit of company towns’ residential heritage are identified and summarised as the first step for their application at local level. In this sense, the study highlights that industrial villages are still inhabited and they require an upgrade according to the guidelines for architectural restoration, which meet the current standards of comfort. Moreover, the strategies drawn from the case-studies reveal an excellent potential of applicability for the local area and its company towns: Panzano shipyard village, Cave del Predil mining site, and Torviscosa factory town.</p>

High-rise apartments are a prominent type of residential buildings in Canadian cities. However, poor aging performance of existing apartments has led to high discomfort and energy consumption that must be addressed. Thermal energy storage is a potential energy retrofit measure that affects energy consumption by regulating radiant temperatures. The aim of this study is to evaluate the effectiveness of latent thermal energy storage using phase change materials (PCMs) integrated into walls and ceilings of apartment units. A composite PCM system comprised of two different PCM products with melting points of 21.7 oC and 25 oC is proposed and evaluated to provide a year-around thermal energy storage. A simulation analysis using Energy Plus is performed to investigate the impacts of the composite PCM system on indoor temperatures and energy use. An experimental study is conducted using two small scale test cells to monitor the performance of the PCM system in detail.
