In the 1980s and early 1990s, due to the rapid growth of the real estate industry at the time, this time saw a trend towards the commoditization of homes. Driven by the interests of real estate, the excessive pursuit of volume ratio emerged in residential construction, which often sacrificed function to achieve profit maximization. As a result, there were a series of spatial design problems. Despite this, there are still many older people living in these low-quality dwellings that are no longer suitable for their life. Firstly, the construction of a large number of apartments and nursing homes for older people is a huge and expensive project in China. From the perspectives of finance, and the urgency of accommodating older people, the investment in the reconstruction of older dwellings is potentially lower cost than new buildings, and the scope of application is wide. Secondly, influenced by traditional culture, older people prefer to live near or together with their relatives in familiar surroundings. Therefore, the rational redesign of old dwellings can alleviate some of the living pressure on older people. The thesis focuses on the living environment of older people over 60 years of age who are currently living in old dwellings from 1980s and has ability of self-care. The aim is to improve the current living environment of older people, redesign the existing poor conditions of their old dwellings, and provide better living quality for their future life. Furthermore, it is also to create new possibilities in the field of ageing-friendly renovation of old dwellings in China in the future. The thesis investigates the background of the research subjects and selects suitable subjects for redesign. The thesis provides a reference for how to improve older dwellings for older people using Universal Design principles.

With the advent of the knowledge economy and the rapid development of information technology era, people's demand for the living environment has been far more than mere material comfort. In this paper, good landscape design for residential quarter not only provides appropriate living conditions for dweller, satisfies people's yearning for home, improves the quality of urban environment, but also is the main prerequisites which measure the green quality and management of the community. Landscape planning and design of residential environment exists failed plant landscape design, weak user-friendly design, ignoring landscape such as issues. We have identified the principles of landscape planning and design community, and allocation of green plants. It is the important weights that real estate developers sell their items, which is an important success factor that the real estate developers operate company, and people will pay more and more attention to the landscape design.

Abstract Currently, one of the key challenges on a global scale is the issue of an ageing society. The UN predicts that the number of people aged 60 and over will double by 2050 and treble by 2100. In the coming years, the demand for real estate that addresses the specific needs of older people will increase both qualitatively and quantitatively. Therefore, two main questions arise: What are the architectural features of real estate required to accommodate for the needs of an ageing society? Which European Union countries seem to have the highest and lowest potential to create a segment of the real estate market focused on older people? This paper contains a research overview in the field of the built environment for older people and case studies of different policies established by public authorities from past decades. The potential for real estate for an ageing society in EU countries was determined on the basis of variables collected by the UNECE. The results also enable assumptions to be made on which factors may influence future development in this area. Due to global climate changes combined with the urbanization process and resulting deterioration of air quality, heat island effect or poor accessibility to open areas, the ageing society will have to face the problem of adapting to these new conditions. Therefore, the authors assume that this will have a significant impact on the relocation of this age group on the real estate market in the future. The conclusions of the research contribute to general discussion on new trends in the real estate market and the assessment of future investments in real estate.

The article describes the impact, the meaning and the characteristics of the housing estates developed by the real estate companies in Poland after 1989 and presents possible solutions to eliminate the dysfunctions of the inhabited space, which can improve the functionality of inhabited environment. That model of housing is one of the most typical elements of the settlement network in Poland. Unknown under the real socialism when the housing development was based on public and industrial investment and the so-called socialized housing, in the later period supplemented to a greater extent by individual projects. Real estate housing has negative impact on the quality of the urbanized space and the national economy, which results in the creation of a low quality living environment. On the other hand, to some extent they solve the problem of the housing shortage caused by the ine'cient public policy in that field. The study is based on source literature and o'cial statistics on the level of housing production in the analysed period.

The Real Estate Fund of Pension and Disability Insurance (Nepremicninski Sklad) in Slovenia, founded in1997 is the owner of 3255 properties in 116 locations throughout the country and is intended for solving housing issues of pensioners of 65 years or older and other elderly persons who are allowed independently to live. The lease contracts are concluded for an indefinite period of time. The aim and vision of the Fund is to improve the quality of life for the elderly tenants by adapting the living environment, the flats and surroundings according to the physical needs of aging tenants. Homes for seniors often have low light levels and poor light spectrum caused by fluorescent or incandescent lighting. Demographic changes in most European countries show rising average life expectancy which means that the number of people with weak visual capacity or visual impairment is increasing. Equally the risks of injuries due to poor lighting conditions are increasing, e.g. missing a step resulting in a hip joint fracture. Better lighting conditions are of critical importance for aging population, as stated also in the recently published CIE227:2017. To facilitate safe environment for the elderly, the Fund in 2013 initiated a lighting research study that should provide facts and evidence for a lighting standard for their own premises.
