The effect of urban infill residential development on housing prices

Minor league baseball stadiums are a popular redevelopment anchor in mid-sized to small American cities seeking to revitalise their downtowns. This paper uses a panel study of 16 minor league baseball stadiums built around the time of the 2000 census to understand how they affect immediately adjacent census tracts on measures of residential development one decade later. Regressions show that census tracts near new stadiums have larger increases in their median home prices and new housing construction relative to similar areas in the rest of their cities. However, when compared with a sample of tracts in cities that did not build any stadiums, the significant difference in median housing prices disappears, leaving the effect on new housing construction along with an increase in vacancy rates. Taken together, the findings indicate minor league baseball stadiums can revitalise a city’s downtown, but also act to concentrate redevelopment rather than create growth.

The article is devoted to the justification of the need to reduce the population density in the residential development of cities. The analysis of vulnerability of the urban population from threats of emergency situations of peace and war time, and also an assessment of provision of the city by a road network is given. Proposals have been formulated to reduce the vulnerability of the urban population in the long term and to eliminate traffic congestion and congestion — jams.

The soaring housing prices in Malaysia is not a recent issue. It is a global phenomenon especially in developing and developed countries, driven by factors including land price, location, construction materials cost, demand, and speculation. This issue demands immediate attention as it affects the younger generation, most of whom could not afford to buy their own house. The government has taken many initiatives and introduced regulations to ensure that housing prices are within the affordable range. This article aims to introduce a housing price control element from the Shariah perspective, as an alternative solution for all parties involved in this issue. It adopts content analysis methodology on policy from Shariah approved sources.


The author is an active supporter and apologist of the renovation of residential development in Moscow, a direct participant in the development of justifying materials of the renovation program. The article deals with the risks of renovation, i.e. the risks of the started process of reconstruction of large areas of the city, the risks of failure of the approved program. The main risks include: first, the lack of understanding of the renovation program as the largest social project that requires the active participation of all participants; secondly, the risks of possible underfunding, and hence the failure of the city to fulfill its obligations to the residents (which should not be allowed), and, thirdly, potential errors when planning the program realization. Awareness, understanding of the risks of the renovation program will make it possible to develop and take measures for their accounting in advance, some of which are given in the proposed article.
