ENVIRONMENTAL MANAGEMENT SYSTEM (EMS): A PROPOSAL FOR IMPLEMENTATION IN A LARGE ADMINISTRATOR OF CONDOMINIUMS IN THE STATE OF RIO DE JANEIRO – BRAZIL

This article proposes a project to implement an Environmental Management System (EMS) suitable to a large condominiums administrator in Rio de Janeiro (Brazil), based on the parameters of the ISO 14001. The tool may be adequate to companies of any branch or size promoting competitive advantage and becoming an aggregator of value, in addition to contributing to the conservation of the environment. This is a case study developed in a condominium management company, aiming the analysis of its practices and subsequent development of EMS focused on its reality. It was evidenced through the study that there are substantial advantages in the environmental, economic and social area through the implementation of an Environmental Management System. It can also be pointed out that the real savings generated by the reduction of water and electricity consumption will have a positive impact on the coffers of the company, and these values could be applied in other real needs that until then could not be met due to lack of resources. The proposed EMS demonstrates that it is possible to apply this environmental management tool to real estate companies with a predominance of administrative processes. It is notable that mobilization for sustainability is still far below expected, confirming the gap between theory and practice. It is hoped that this work will stimulate other companies with the same size to turn to sustainable practices in their activities.

For some years now, Moroccan industrial companies have begun to integrate the environment into their management and to set up an environmental management system, in compliance with international standards, in order to meet the requirements of stakeholders. The fact remains that this management tool has enabled companies to control the impact of their activity on the environment by promoting manufacturing excellence. On a sample of twenty-two large industrial companies with a response rate of 55%, we conducted a quantitative and qualitative study, which allowed us to show the importance of EMS iso 14001 on the performance and competitiveness of the Moroccan industrial company.


Nowadays, the benefits of ISO 14001:2015 abound, for minimizing environmental footprints, providing operational improvements, bringing lucrative business and improving the company’s image. There is an annual audit to decide if the company’s environmental management system meets the requirements of ISO 14001:2015. This is a significant audit that strongly affects the current certificate. The study to “Evaluate the efficiency of the environmental management system ISO 14001:2015 at the Vietnam Onamba Company” has been conducted to research the internal audit and examine any discordance in the environmental management system. The study carries out the internal audit of the environmental management system ISO 14001:2015 at VTO company by 3P method (P1: Paper check, P2: People interview, P3: Practice Observe). The result of the study showed a minor discordance at (6.2) Environmental Objectives and planning to achieve them. Regarding other clauses, they meet the requirements of the environmental management system. The result shows that the responsibility and careful observation of the company in controlling the system. The study evaluates reducing consumption (electricity, water, and chemicals) through collecting and comparing the data between 2017 and 2018. The results show the efficiency of reducing consumption: monthly electricity consumption reduced 21,86% (377 MWh); monthly water usage reduced 17,89% (1421 m3); annual chemical usage reduced from 3 to 6%.

The ISO 14000 and ISO 9000 standards have a positive impact on achieving sustainable and efficient business. The ISO 14001, in particular, is credited with a crucial role of assisting businesses with managing their environmental credentials which are vital in the upcoming carbon economy. This paper explores the significance of ISO 14001 and expands on the possibilities of the use of this standard in a creative way by organizations. Furthermore, with regards to ISO 14001, adjustments could be made to improve its effectiveness in implementing an Environmental Management System (EMS). The areas of this standard that could be upgraded are also outlined, including measuring compliance, specified, strict environmental targets for business, and a stronger sustainability component.

The aim of this work is to identify the contributions of the Cleaner Production Program to the Environmental Management System certified to ISO 14000. The results of the research indicate that the procedure standardization demanded by normalization leads the company to adopt environmentally adequate procedures; besides, the implementation of the Cleaner Production Program acts as a complementary tool in the EMS, with a view to improving environmental performance.

Infrastructure development, according to the Strategic Plan of the Ministry of PUPR 2020-2024, is prioritized to support basic services, economic development, and urban development. The implementation of infrastructure development is strived to increase economic growth. However, non-compliance with quality standards is still a problem in infrastructure development. One of the quality standards that is often overlooked is the environmental management system to ensure environmental quality in construction projects. There is a need for environmental management on a project that runs according to the standards planned and the importance of implementing environmental management in the project. Therefore, a detailed study is needed in identifying and analyzing the implementation of the environmental management system and the constraints on its implementation in construction projects obtained by scientific questionnaire method and observation with contractor employees as internal parties and construction management consultant employees and owners as external parties in a construction project in Jakarta. The data were analyzed by using statistical tests with multiple linear regression, seeing its application in the field, and analyzing supporting documents. The clauses that are considered in the ISO 14001:2015 environmental management system are clauses 4-10. The results of the analysis show that clause 5 is the clause with the highest application effect with a regression coefficient of 0.967. Factors that become obstacles and need special attention in this project are clauses 4, 6, and 10.
