Purpose – The rapid urban population growth in Ethiopia is causing an increasing demand for urban land, which primarily tends to be supplied by expropriation of peri-urban land. The process of urban development in Ethiopia is largely criticized for forced displacement and disruption of the peri-urban local community. Thus, the purpose of this paper is to introduce how Ethiopia’s urban development system could be built on the participatory and inclusive approaches of land acquisition. Design/methodology/approach – The study has employed questionnaire survey results, focus group discussion with panel of experts and previous research reports to examine the peri-urban situations and then to show why an alternative land development approach is needed to be introduced in the urban land development system of Ethiopia. Desk review on land readjustment was also made to explore best lessons from other countries applicable to the peri-urban contexts of Ethiopia. Findings – This study has explored that land readjustment is potentially an appropriate land development tool to alleviate peri-urban land development limitations in Ethiopia. Practical implications – Researchers, policy makers and government bodies that are interested in peri-urban land would appreciate and consider implementing the adapted land readjustment model as an alternative land development tool. Consequently, the local peri-urban landholders’ rights would be protected and maintained in the process of urbanization. Originality/value – Although land readjustment has the potential to achieve participatory peri-urban land development, awareness of the method in the Ethiopian urban land development system is inadequate. This study contributes to fill this gap and create an insight into the basic conditions for the adaption of the tool.

Tropical countries are often blamed for not managing their natural resources sustainably. But what if overexploitation is inherent in political structures and policies—rooted in foreign colonial order—and is consistently detrimental in the contemporary use of forestlands? This article argues that post-colonial land development policies and related political interests seriously impede the sustainability of forest ecosystems in Côte d’Ivoire. Methodologically, the study builds on a historic contextualisation of forestland use policies in Sub-Saharan Africa, with Côte d’Ivoire serving as a case study. The results indicate that the increasing development of so-called rent crops clearly follows the historical dynamics of ‘land grabbing’ and a post-colonial agrarian model. This situation benefits agribusiness entrepreneurs and, more recently, sustainability standards. The study discusses the findings based on recent literature and empirical evidence. In conclusion, the post-colonial heritage and the manipulation of the related patterns by elites and policy-makers largely explains the present-day unsustainable forestland conversions in Côte d’Ivoire.

Currently, circa 30% of the population in sub-Saharan Africa resides in cities, and this figure is expected to double in 2040. The recent literature describes the urban expansion processes of African cities in much detail. However, the urbanization wave in Africa also leads to important intra-urban land use dynamics, which have important consequences on the quality of life within existing cities, which has received less attention. This study aims to contribute to these information gaps by (1) analyzing the extent of the urban land use conversion in contrasting urban locations using satellite images for physical criteria-based classifications and (2) assessing the potential consequences of these intra-urban conversions on the quality of life. Intra-urban land use changes were documented based on satellite imagery for the period 2002–2020. Based on some representative attributes, Addis Ababa city was selected for the case study. Urban land use dynamics and population density changes were examined based on the selected case study neighborhoods and randomly identified land parcels in the city, respectively. Urban development strategies and programs that emerged over recent decades had caused intra-urban land use dynamics, which brought significant population density changes. Moreover, these changes have caused an unbalanced distribution of socio-economic amenities across the city.

Peri-urban communal areas close to bourgeoning cities in sub-Saharan Africa are increasingly under various disaster threats, from social, environmental and institutional perspectives, as a result of urbanisation and migration. Residents of these communal areas have taken land matters into their hands, which leads to diverse land transactions. This study aimed to emphasise risks and hazards arising from land transactions taking place in a peri-urban zone of Domboshava, Zimbabwe, situated close to Harare, the capital city. Land transactions in this area include land exchanges through buying, renting and, in some cases, land grabbing. Because land transactions are on the increase in Domboshava, risks and hazards could potentially develop in social, environmental and institutional terms. Appropriate planning techniques and principles are solely needed to avoid potential disasters.

In sub-Saharan Africa, the urban majorities are financially excluded from the formal housing markets and reside in informal settlements. Limited knowledge on the development of informal settlements compromises the efficacy of urban planning and policies targeting such areas. This study presents an analysis of informal urban land use in four major cities in East Africa, as well as an analysis of urban form and household conditions in a case study area in each city. The study found more compact urban form, higher levels of tenants and overcrowding, and lower levels of access to water and sanitation in the examined cities with limited informal urban land use. The study argues that government repression of informal urban development decreases informal land supply and leads to increased competition in the informal land market, causing higher costs of accommodation and consequent fewer household resources for investments in infrastructure and thereby more compromised livelihood. The study argues that governments should accept some modes of informal development, simplify the urban development administration processes, and use technological innovation in land surveys and management, in order to lower costs of accommodation and improve livelihoods for the urban majority financially excluded from the formal housing market in East Africa.
