The financial transmission of the USA’s housing price bubble has highlighted the inadequacy of the valuation methods adopted by the credit institutions, due to their static nature and inability to understand complex socio-economic dynamics and their related effects on the real estate market. The present research deals with the current issue of using Automated Valuation Methods for expeditious assessments in order to monitor and forecast market evolutions in the short and medium term. The paper aims to propose an evaluative model for the corporate market segment, in order to support the investors’, the credit institutions’ and the public entities’ decision processes. The application of the proposed model to the corporate real estate segment market of the cities of Rome and Milan (Italy) outlines the potentialities of this approach in property big data management. The elaboration of input and output data in the GIS (Geographic Information System) environment allowed the development of an intuitive platform for the immediate representation of the results and their easy interpretation, even to non-expert users.

We develop an automated valuation model (AVM) for the residential real estate market by leveraging stacked generalization and a comparable market analysis. Specifically, we combine four novel ensemble learning methods with a repeat sales method and tailor the data selection for each value estimate. We calibrate and evaluate the model for the residential real estate market in Oslo by producing out-of-sample estimates for the value of 1,979 dwellings sold in the first quarter of 2018. Our novel approach of using stacked generalization achieves a median absolute percentage error of 5.4%, and more than 96% of the dwellings are estimated within 20% of their actual sales price. A comparison of the valuation accuracy of our AVM to that of the local estate agents in Oslo generally demonstrates its viability as a valuation tool. However, in stable market phases, the machine falls short of human capability.

Different valuation methods and determinants of housing prices in Budapest, Hungary are examined in this paper in order to describe price drivers by using an asking price dataset. The hedonic regression analysis and the valuation method of the artificial neural network are utilised and compared using both technical and spatial variables. In our analyses, we conclude that according to our sample from the Budapest real estate market, the Multi-Layer Preceptron (MLP) neural network is a better alternative for market price prediction than hedonic regression in all observed cases. To our knowledge, the estimation of housing price drivers based on a large-scale sample has never been explored before in Budapest or any other city in Hungary in detail; moreover, it is one of the first papers in this topic in the CEE region. The results of this paper lead to promising directions for the development of Hungarian real estate price statistics.

AbstractEvery real-estate related investment decision making process calls for the careful analysis of available information even though it is often carried out in conditions of uncertainty. The paper attempts to minimize the impact of the factor on the quality of real estate investment decisions through the proposal of application of tools based on the simulation of the process of natural selection and biological evolution. The aim of the study is to analyze the potential of methodology based on genetic algorithms (GA) to build automated valuation models (AVM) in uncertainty conditions and support investment decisions on the real estate market. The developed model facilitates the selection of properties adequate to the adopted assumptions, i.e. individuals best suited to the environment. The tool can be used by real estate investment advisors and potential investors on the market to predict future processes and the proper confrontation of past events with planned events. Even though genetic algorithms are tools that have already found particular application on real estate market, there are still areas that need further studies in the case of more effective uses. The obtained results allow for the possibilities and barriers of applying GA to real estate market analyses to be defined.

The principle behind sustainable city movements is represented by the idea of “good living”, which is the possibility of having solutions and services that allow citizens to live in an easy, simple, and enjoyable way. Policies for urban quality play a central role in the slow cities manifesto, often suggesting the use of Information and Communication Technologies (ITC) in the development of interactive services for citizens. Among these, an interesting possibility is to offer citizens digital real estate consultancy services through the implementation of automated evaluation methods. An automated appraisal action—which is already complex in itself owing to the need to collect data in a consistent, standardized, but also differentiated way so as to require the adoption of real estate due diligence—collides on the operational level with the concrete difficulty of acquiring necessary data, much more so since the reference market is dark, atypical, and viscous. These operational difficulties are deepened by the epistemological nature of the appraisal discipline itself, which bases its methodology on the forecast postulate, recalling the need to objectify as much as possible the evaluation from the perspective of an intersubjective sharing argument. These circumstances have led, on the one hand, to the definition of internationally accepted uniform evaluation rules (IVS, 2017) and, on the other, to the testing of automated valuation methods aimed at returning computer-based appraisals (AVM). Starting from the awareness that real estate valuation refers essentially to information and georeferences, this paper aims to demonstrate how real estate appraisal analysis can be further improved through information technology (IT), directing real estate valuation towards objectivity in compliance with international valuation standards. Particularly, the paper intends to show the potential of combining geographic information systems (GISs) and building information models (BIMs) in automated valuation methods through the depreciated reproduction cost. The paper also proposes a BIM-GIS semi-automatic prototype based on the depreciated reconstruction cost through an experimentation in Rende (Italy).

H διατριβή αυτή παρουσιάζει αποτελέσματα σχετικά με την ελληνική αγορά ακινήτων και συγκεκριμένα σχετικά με τρόπους εκτίμησης τιμών ακινήτων και της χρήσης των μεθόδων αυτών σε διάφορα θέματα της οικονομίας. H διατριβή προτείνει και συγκρίνει διαφορετικές προσεγγίσεις μοντέλων αυτόματης εκτίμησης τιμών ακινήτων (automated valuation models, AVMs) καθώς και της χρησιμότητας τέτοιων μοντέλων σε συνδυασμό με τη μελέτη του κινδύνου της αγοράς ακινήτων. Η Ελληνική αγορά ακινήτων παρουσιάζει μερικά χαρακτηριστικά που διαφέρουν από άλλες χώρες. Συγκεκριμένα υπάρχει αρκετά μεγαλύτερη ανομοιογένεια των ακινήτων σε σχέση με αυτή που κανείς παρατηρεί σε άλλες χώρες. Τα ακίνητα έχουν μεγάλη ποικιλία χαρακτηριστικών και οι τιμές του εξαρτώνται από διάφορα κοινωνικοοικονομικά χαρακτηριστικά με αποτέλεσμα η δημιουργία μοντέλων εκτίμησης των τιμών να μην είναι μια απλή διαδικασία. Στην παρούσα διατριβή ένα μεγάλο δείγμα από ακίνητα στον ελληνικό χώρο χρησιμοποιείται ως δείγμα για την κατασκευή μιας σειράς από διαφορετικά μοντέλα με σκοπό αφενός τη διερεύνηση κατά πόσο αυτά τα μοντέλα μπορούν να περιγράψουν ικανοποιητικά την αγορά ακινήτων αλλά και αφετέρου την μεταξύ τους σύγκριση με σκοπό να προταθεί μια συνολική προσέγγιση στο πρόβλημα αλλά και να αναδειχθεί η δυνατότητα συνδυασμού διαφορετικών προσεγγίσεων. Στο κεφάλαιο 1 γίνεται μια σύντομη παρουσίαση της αγοράς ακινήτων τόσο στην Ελλάδα όσο και στον κόσμο συνολικά για να δοθεί μια καλή εικόνα των προβλημάτων αλλά και των τάσεων. Ειδικά για την Ελλάδα μετά από την χρηματοοικονομική κρίση η αγορά ακινήτων παρουσιάζει μια σειρά από δυσκολίες, προβλήματα και προκλήσεις. Στο κεφάλαιο 2 γίνεται μι βιβλιογραφική ανασκόπηση σχετικά με τα υπάρχοντα στη διεθνή βιβλιογραφία μοντέλα εκτίμησης ακινήτων. Τα μοντέλα αυτά μπορούν να ενταχθούν σε διάφορες κατηγόριες τόσο ως προς τον τρόπο χρήσης τους αλλά και στον τρόπο που χρησιμοποιούν τα δεδομένα. Στη συνέχεια κάποιες από αυτές τις μεθόδους θα χρησιμοποιηθούν σε δεδομένα ακινήτων από την Ελλάδα. Συγκεκριμένα το κεφάλαιο 3 παρουσιάζει τα ευρήματά της διατριβής και συγκεκριμένα 3 ολοκληρωμένες μελέτες με τη χρήση των μοντέλων αυτών. Στην πρώτη ενότητα μελετώνται και συγκρίνονται 3 διαφορετικές σε προσέγγιση μέθοδοι. Η πρώτη είναι η δημιουργία ενός ηδονικού μοντέλου παλινδρόμησης (hedonic regression) για την πρόβλεψη των τιμών. Αυτό είναι ένα παραδοσιακό εργαλείο με αρκετή ιστορία στο χώρο της αγοράς ακινήτων. Το μοντέλο χρησιμοποιεί τα χαρακτηριστικά του ακινήτου ως επεξηγηματικές μεταβλητές σε ένα μοντέλο γραμμικής παλινδρόμησης. Το δεύτερο αφορά ένα μοντέλο γεωγραφικής παλινδρόμησης, Similarity Measure Valuation, όπου σπίτια κοντινά σε απόσταση και χαρακτηριστικά ως προς το υπό εκτίμηση ακίνητο επιλέγονται ως η βάση για τη δημιουργία ενός μοντέλου. Η τρίτη μέθοδος αφορά σε ένα μοντέλο μηχανικής μάθησης και συγκεκριμένα ένα τεχνητό νευρωνικό δίκτυο, όπου οι σχέσεις των μεταβλητών με την τιμή του ακινήτου μπορεί να είναι έντονα μη γραμμικές. Σκοπός του κεφαλαίου αυτού είναι αφενός να συγκριθούν 3 μέθοδοι με εντελώς διαφορετικά χαρακτηριστικά μεταξύ τους αλλά και να ελεγχθεί κατά πόσο ο συνδυασμός τους μπορεί να βελτιώσει την προσπάθεια για δημιουργία ενός καλυτέρου μοντέλου πρόβλεψής των τιμών. Τα δεδομένα αφορούν κατοικίες σε ολόκληρη την Ελλάδα και παρουσιάζουν σε αντίθεση με τα περισσότερα γνωστά σετ δεδομένων έντονη ανομοιογένεια των χαρακτηριστικών των σπιτιών αλλά και μεγάλη διασπορά σε όλη την Ελλάδα καθιστώντας τη δημιουργία του μοντέλου αρκετά δύσκολη. Τα ευρήματα αυτής της ενότητας συνηγορούν στη δημιουργία και το συνδυασμό επιμέρους των 3 μεθόδων ώστε να δημιουργηθεί μια καλύτερη πρόβλεψη. Κάθε μοντέλο έχει καλύτερη δυναμική σε συγκεκριμένες περιπτώσεις και έτσι ο συνδυασμός τους προτείνεται ως μια χρήσιμη προσέγγιση. Συνολικά στα δεδομένα το νευρωνικό δίκτυο έχει καλυτέρα αποτελέσματα σε out of sample προβλέψεις αλλά ο συνδυασμός των 3 μεθόδων με τη χρήση σταθμικού μέσου βελτιώνει περεταίρω τα αποτελέσματα. Στην ενότητα 3.2 γίνεται μια λεπτομερής σύγκριση ανάμεσα σε μεθόδους που χρησιμοποιούν τοπική πληροφορία (local models) και μεθόδους που χρησιμοποιούν ολόκληρο το σετ δεδομένων (global models). Συγκεκριμένα η πρώτη ομάδα μοντέλων χρησιμοποιεί τα χωρικά χαρακτηριστικά των σπιτιών ώστε να δημιουργήσει τα μοντέλα πρόβλεψης είτε δίνοντας μεγαλύτερο βάρος σε κατοικίες κοντά στην προς εκτίμηση είτε επιλέγοντας μόνο κατοικίες κοντά στην υπό εκτίμηση, ώστε να ληφθούν υπόψη σε πολύ μεγαλύτερο βαθμό τα τοπικά χαρακτηριστικά. Αυτές οι μέθοδοι μπορούν να χρησιμοποιήσουν διαφορετικές συναρτήσεις στάθμισης ως προς την εγγύτητα των σπιτιών. Η δεύτερη κατηγορία μοντέλων βασίζεται σε μοντέλα κυρίως παλινδρόμησης που χρησιμοποιούν όλα τα δεδομένα ανεξάρτητά με την εγγύτητα τους καθώς και μεθόδους επιλογής μεταβλητών. Η σύγκριση έδειξε ότι οι τοπικές μέθοδοι δίνουν καλύτερες προβλέψεις κρίνοντας με το μέγεθος του σφάλματος των προβλέψεων. Οι διαφορές τους σε σχέση με τις συνολικές μεθόδους δεν είναι τεράστιες αλλά είναι υπαρκτές. Από αυτές η μέθοδος της Gaussian process regression έδειξε τα καλυτέρα αποτελέσματα. Συνδυασμός μεθόδων δίνει κα πάλι καλυτέρα αποτελέσματα και συνεπώς μπορεί να θεωρηθεί ως μια επέκταση της μεθοδολογίας αυτών. Στην ενότητα 3.3 εξετάζεται η χρήση μοντέλων για τον υπολογισμό του ρίσκου για την αγορά ακινήτων. Πιο συγκεκριμένα το ενδιαφέρον εστιάζεται στον υπολογισμού του Value at risk (VaR) για ένα χαρτοφυλάκιο ακινήτων με βάση τα ιστορικά δεδομένα. Σε αυτή την περίπτωση δημιουργείται ένα μοντέλο το οποίο εκτιμά την τιμή των ακίνητων κατά την επόμενη χρονική στιγμή (τρίμηνο) και στη συνέχεια με τη χρήση δεικτών αυτή η τιμή προβλέπεται για χρονικό ορίζοντα μέχρι 3 χρόνια. Στην πρόβλεψη αυτή λαμβάνονται υπόψη μακροοικονομικές μεταβλητές όπως η ανεργία, ο πληθωρισμός και άλλα ώστε να ληφθεί υπόψη και η πορεία της οικονομίας της Ελλάδας στις προβλέψεις αυτές. Τα αποτελέσματα προσφέρουν μια σημαντική εικόνα σχετικά με τον κίνδυνο που έχει η αγορά ακινήτων και αποτελούν πολύτιμα εργαλεία για χρηματοοικονομικά προϊόντα που σχετίζονται με τη αγορά ακινήτων . Σε αυτό το κεφάλαιο χρησιμοποιούνται μέτρα ποιότητας των προβλέψεων σύμφωνα με τη διεθνή βιβλιογραφία.Συνολικά η διατριβή μελετά την δυνατότητα χρήσης ΑVM για την Ελληνική αγορά ακινήτων χρησιμοποιώντας σύγχρονα μοντέλα για το σκοπό αυτό. Στο τελευταίο κεφάλαιο υπάρχει μια συζήτηση σχετικά με τη χρήση των αποτελεσμάτων των μοντέλων αυτών καθώς και περαιτέρω ερευνητικά προβλήματα τα οποία δεν μελετήθηκαν διεξοδικά στη διατριβή αυτή.
