Land is one of the key resources in agricultural production. The use of these resources is signifi antly different from the use of labor resources and financing. It is the land features that affect the assessment of their use efficiency. The analysis of literary sources has shown, there are a large number of approaches and methods to assess the effectiveness of land resources. This indicates a great interest of researchers and practitioners in the issue under study. Each of the researchers offers their own unique methodology for assessing the efficiency of land use. However, it is impossible to distinguish a single method due to various reasons. Nevertheless, it should be noted that the proposed methods are complementary. The main goal of this study was to assess the effectiveness of agricultural land use in France. In this regard we used following methods: analysis and synthesis, graphical method, method of comparisons. The analysis was carried out in three stages. The dynamics and structure of agricultural lands of the country, the harvested areas of the main groups of agricultural crops were analyzed, both cost and natural indicators were calculated. As a result, we can say that the studied indicators should be used in the express assessment of efficiency, they can also be used in the comparative assessment of the efficiency of agricultural land use. For a deeper assessment, in our opinion, it is necessary to use other methods of analysis.

Appropriate use of the economic potential of the property is a challenge not only for planners and local authorities, it is also important for the individual owners. The biggest changes will result from changes in local planning, mainly from the conversion of agricultural land for residential purposes. However, legislative changes were created to protect this type of land against uncontrolled rotation. The changes made in recent years, complicated, or even impossible so far used the process of buying and subsequent conversion of the property, to the needs of the real estate market premises or services. The article presents the ideas of Land Use Efficiency on the example of transformation of agricultural real estate in the property held for development. Example simulations are an empirical transformation or division of property to sell them for housing purposes. These examples illustrated in the example of land developing, for whom the lack of local development plans or plans are developed recently. For this purpose, a qualitative and quantitative approaches, including decision trees to determine the criteria for the formation of real estate prices. The author draws attention to the possibility of the development of non-urbanized areas and the potential costs and financial returns resulting therefrom.

Currently, the rational use of land resources, identification of problems of their implementation, development of key areas and implementation of measures to improve the efficiency of economic use of the land fund plays an important role in strengthening the economy of the region, and is also important for increasing the volume of agricultural products. The aim of the study was to analyze the efficiency of land use in the regions of the European North of Russia (ESR). The article summarizes the theoretical aspects of the study, which emphasized the importance of land, which is the main means of agricultural production, considered the concept of economic efficiency of land use in agriculture, the existing system of indicators of land use efficiency according to various scientists, the author’s system of relative and natural indicators of land use efficiency; the analysis of the effectiveness of land use in the ESR. The characteristic feature of these territories, such as the gradual reduction of agricultural land due to soil degradation and misuse of land resources, is noted. It is emphasized that the necessary condition for ensuring the growth of agricultural production and sustainable development of the region is a stable provision of state support at a sufficient level. In conclusion, the article proposes a set of tools aimed at the implementation of the existing land potential of the regions of the European North of Russia. Among them-agrotechnical, meliorative and organizational and economic measures, the implementation of which will contribute to the sustainable development of agriculture and the economy of the region as a whole.
