In order to evaluate demands for new forms of residential environments (such as cluster development rather than the spread pattern of suburban sprawl), it may be useful to deal with persons' residential preferences directly, rather than their market choice. The paper develops residential environmental preference variables from questionnaire survey data. The preferences may be considered as relative tradeoffs among the residence's accessibility, characteristics of the house and lot (for example, lot size), the quality of the natural environment, and characteristics of the non-natural environment (for example, population density). At the same time, comparable measures are devised of the characteristics of the persons' present residences—their residential choice. Principal results are that the preference and choice variables do seem useful; that preferences, thus defined, do express themselves to some extent through market choice; and that different persons do in fact prefer different residential characteristics. Preferences for different residential characteristics tend to be negatively associated, so that there are persons with strong preferences for the natural environment who are willing to sacrifice a large lot to live in a beautiful area.

This study aims to offer a new estimate of the hedonic price function of residential areas in Japanese metropolitan areas, focusing on the reasons for residential preferences. More specifically, it introduces two new explanatory variables—‘regional vulnerability’ and ‘accessibility to destination stations’—and determines their usefulness. Based on the evaluation done in this study, the hedonic price function mentioned above showed 60% interpretability (as compared to 52% interpretability by hedonic price function using only conventional explanatory variables.) In addition, the significance level of both the explanatory variables was low, and the land price changed by 9% as the regional vulnerability changed by 1 grade. Furthermore, residents placed great emphasis on both variables. This made it evident that the introduction of the two explanatory variables that reflect the reasons for residential preferences specific to Japanese metropolitan areas was reasonable.

The article deals with regional and residential preferences of the Czech population. Regional and settlement preferences represent an interdisciplinary issue, which is relevant mostly to geography and sociology. In this article, the given issue is presented under the umbrella of a broader theoretical framework in the context of Czech and foreign studies. Selected important outputs of previous research activities in the field of regional and settlement preferences are discussed within this study, which enables it to draw a coherent picture of the given issues in Czechia and their developments over time. The main analysis is devoted to the current state of preferences of the Czech population. It is based on a representative survey, which was carried out in December 2010. The aim of the article is not only to make a comparison of regional and residential preferences over a period of almost 40 years, but also to juxtapose the patterns of regional preferences with real migration movements of the Czech population.

In this paper I draw on a survey of professional employees in three of the City of London's merchant banks to assess arguments about the residential preferences and lifestyle decisions of the ‘new’ middle class. It has been argued that an increasingly polarised workforce within producer service industries has, in part, led to greater social polarisation in inner areas through the mechanism of gentrification. Further the effects of the feminisation of the labour market, especially the rise in the numbers of professional women in employment, have been adduced as a significant factor in housing-market change. A number of commentators have suggested that women in professional occupations are key players in inner-area gentrification, although the evidence here is limited. Further, middle-class anxiety about employment prospects has been identified by Lyons in a recent article in this journal as a further reason for increased preferences for inner-area locations. In this paper I assess these arguments.
