Government strictly regulates real estate industry by a series of policy recently. Because of the great change of polices, the real estate industry was taken a big knock. In order to find out the solution of real estate enterprises keep developing under new situation. By analyzing the external environment factors of real estate enterprises, the study deduces that the change of real estate enterprises’ strategy plane is inevitable. Elaborate the current situation of real estate enterprises from five aspects of strategy plane, and make a conclusion that how to change it. Therefore, ensure that real estate enterprises could avoid policies risk, and keep developing.

Purpose This paper aims to examine the connection between appraisals of investment properties and earnings properties in companies from two perspectives: what kinds of companies employ the most reputable appraisers and how appraisers produce estimations. Design/methodology/approach The research uses annual reports of European Union (EU) publicly traded real estate companies and examines the period 2007-2016. Findings The contribution of this study lies in establishing that some indicators and features of real estate companies affect the choice of appraiser and also in illustrating differences in the results of property valuations. In short, smaller companies with weaker performance are less willing to use external valuation, and external appraisers produce more conservative estimations for investment properties. Practical implications The research produces beneficial information for investors and other stakeholders interested in the real estate industry. Originality/value This is the first novel study to examine the link between appraisals of investment properties and earnings properties in companies in detail.

PurposeSafety management system (SMS) has been widely adopted to explore its influence on safety performance (SP). However, most existing researches recognized SMS as a one-dimension structure and neglected the influences of its subdimensions. Similarly, the impact of safety responsibility (SR) on SP received little attention. This study aims to explore the relationship between subdimensions of SMS and SP, while incorporating the mediating effect of SR.Design/methodology/approachThe research data were gathered from safety management evaluation report of a large real estate enterprise in China during 2010–2017. This paper carries out a series of data analyses to explore the impact of SMS and SR on SP. In order to analyze the synergistic impacts of SMS and SR on SP, path analysis, correlation analysis and mediation analysis were conducted using hypotheses concerning with the main subdimensions.FindingsThe results indicated SMS and SR decreased the project risk level and improved SP of real estate projects. Furthermore, the effect of SR partially mediated the relationship between the SMS and SP.Practical implicationsFindings in this research contribute to improve SP in real estate industry as well as other industries by the active assumption of SR and the successful implementation of SMS.Originality/valueThis research shows the relationship between subdimensions of SMS and SP and the mediating role of SR on SMS–SP relationship to improve SP in real estate industry.
