The emerald ash borer (EAB) was first detected in North America in 2002, and since its introduction, this invasive pest has killed millions of ash trees. While EAB kills native North American ash trees in all settings, its impacts have been especially large in urban areas where ash has been a dominant street tree, especially in residential areas. While some management costs, such as insecticide treatment, tree removal, or tree replacement, are relatively straightforward to compute, the impact that EAB has had on residential property values is less clear. To better understand the economic cost of EAB in urban settings, we conducted a hedonic property value analysis to evaluate the impact of ash tree damages due to EAB infestation on housing sales prices. This study was conducted in the city of Milwaukee, Wisconsin, which had high stocking levels of ash trees prior to EAB’s arrival. The objectives of the study are to investigate: (1) how EAB-infested ash trees affect property values; (2) whether the benefits from healthy ash trees to property value change after arrival of EAB; and (3) whether healthy ash trees located within infested neighborhoods provide the same benefits as the healthy ash trees located outside of infested neighborhoods. In general, our results show that the EAB outbreak has had a negative impact on home values for properties located in close proximity to the ash tree component of the urban forest. This result holds true for neighborhoods where EAB does not yet pose an imminent threat, and is amplified for neighborhoods where EAB has been detected. Our results highlight the early stages of a dynamic economic process that impacts urban residential property owners subject to the risk of EAB or other tree pests and diseases. In general, we find that forward-looking behavior of residential property owners is capitalized into property values during the process of forest pest infestation.

This study examines the effect that windfarm visibility has on residential property values using a hedonic regression model. The study area is Ashhurst, New Zealand, a township of approximately 900 dwellings. Ashhurst is located within eight kilometres of two separate windfarms that were developed between 1998 and 2007 comprising 103x660kW turbines, 31x3MW turbines, and 55x1.65MW turbines. The analysis uses the 945 open market house sales that occurred in Ashhurst between 1995 and 2008. Visual impact of turbines is studied to capture the impact of windfarms and it is assessed using GIS viewshed analysis and by field inspection. The hedonic models had satisfactory explanatory performance and in each case indicated that the turbines located between 2.5 and 6 kilometres from the township of Ashhurst had no significant impact on property value.

This study jointly estimates the impact of school quality and school proximity on residential property values in Greenville, South Carolina. While quality is found to be capitalized into residential property values, the degree of capitalization depends on school level and proximity to each school for which the house is zoned for attendance. In general, there is positive value associated with closer proximity to schools of all levels, and negative value associated with a significantly longer than average distance to schools. In terms of quality rankings, excellence at the elementary and high school levels has the strongest impact on property values.

Agrilus planipennis (Coleoptera: Buprestidae) is a devastating invasive pest of ash trees. This wood-boring insect is native to Asia and established in European Russia about 20 years ago. It severely damages Fraxinus pennsylvanica plantations and quickly spreads. In 2019 we first detected A. planipennis in Ukraine. More than 20 larvae were collected from under the bark of F. pennsylvanica trees on 5 September 2019 in the Markivka District of the Luhansk Region. The coordinates of the localities of collection were 49.614991 N, 39.559743 E; 49.614160 N, 39.572402 E; and 49.597043 N, 39.561811 E. The photos of the damaged trees with larval galleries, exit holes and larvae are presented. It indicates that A. planipennis is established in the east of Ukraine. This fact is important for development of quarantine protocols to prevent or at least slow the further spread of this invasive pest in Europe.

In the 1960s many American cities experienced violent, race-related civil disturbances. This article examines census data from 1950 to 1980 to measure the riots' impact on the value of central-city residential property, and especially on black-owned property. Both OLS and IV estimates indicate that the riots depressed the median value of black-owned property between 1960 and 1970, with little or no rebound in the 1970s. Census tract data for a small number of cities suggest relative losses of population and property value in tracts that were directly affected by riots compared to other tracts in the same cities.
