The authors of this paper together with the other VGTU scientists participate in the international project INTELCITIES and present Multiple Criteria Web‐Based Negotiation Decision Support System for Real Estate (NDSSRE). INTELCITIES project is a research and development project that aims to pool advanced knowledge and experience of e‐government, planing systems and citizen participation. NDSS‐RE includes a decision support tool based on the methods of alternative generation and multiple criteria analysis that enable negotiating parties to evaluate their systems of preferences and recognize opportunities for trade‐off between differently valued objectives and joint gains. At present the developed NDSS‐RE allows for the performance of the following functions: search for real estate alternatives; finding out alternatives and making an initial negotiation table; multiple criteria analyses of alternatives; negotiation based on real calculations; determination of the most rational real estate purchase variant on the ground of characteristics describing effectiveness of the analysed alternatives. The third part of the paper deals with traditional negotiation principles and describes negotiation tactics, such as “The Atractive Alternative”, “The Stall and Jolt”, “The Comparative Value”, “The Third Party”, “The No More Money” and “The Walk Away” tactics. More traditional negotiation principles and tactics have been planned to integrate in future concerning the described NDSS‐RE system because the knowledge and implementation of all the above mentioned tactics and principles lead to more successful negotiation for the lowest possible price buying real estate.

One of the major problems in Multiple Listing Service Systems is to find what you want. Number of real estate alternatives on the Internet is thousands. How can customers find the rational alternative on the Internet? Once real estate is found, the customer usually wants to compare alternatives. There are five types of aids to comparison shopping: search on hypertext files by agents, search alternatives on databases, alternative search and tabular comparison, comparison of alternative products and services from multiple malls, search and multiple criteria decision‐making. Therefore, the efficiency of Multiple Listing Service Systems may be increased by applying multiple criteria decision support systems developed by authors. The authors have developed Web‐based Decision Support System for Real Estate (DSS‐RE). Proposed DSS‐RE can create value in next important ways: help customers assess their needs, identify suitable real estate to fulfil needs, compare and evaluate real estate, help customers evaluate the usefulness of the real estate in the after‐purchase evaluation stage, etc.

The negotiations are an inseparable part of the real estate buying and selling process. Currently real estate are characterized by the intensive creation and use of information, knowledge and automation (software, knowledge and decision support systems, neural networks, etc.) applications. It is commonly agreed that a better integration of information, knowledge and automation applications, as well use of voice stress analysis (one of biometric technologies) might be an efficient mean for decision making in real estate negotiations. Voice stress analysis can help the negotiators to distinguish between truth and lies, improve the value of decisions made, significantly speed up real estate sector processes, help to reach a better real estate sales and purchase agreement terms and decrease the overall cost of real estate search and negotiation processes. The authors’ objective is to improve the quality and efficiency of decision support systems. The article analyses scientific research related to negotiations and presents the developed Web–based Real Estate Multiple Criteria Negotiation Decision Support System with integrated voice stress analysis– a new generation of Decision Support Systems. Santruka Derybos yra neatskiriama nekilnojamojo turto pirkimo ir pardavimo proceso dalis. Dabartiniam nekilnojamojo turto sektoriui būdingas intensyvus informacijos, žiniu ir automatizavimo naudojimas bei kūrimas (programine iranga, žiniu ir sprendimu paramos sistemos, neuroniniai tinklai ir pan.). Sutariama, kad geresnis informacijos, žiniu, automatizavimo, taip pat balso streso analizes (biometrines technologijos) integravimas pagreitina nekilnojamojo turto sektoriaus veikla. Balso streso analize gali padeti derybininkams atskirti, kada sakoma tiesa, o kada meluojama, padidina priimamu sprendimu naudinguma, paspartina nekilnojamojo turto paieškos ir derybu procesus, padeda pasiekti naudingesniu pirkimo ir pardavimo sutarties salygu bei sumažina nekilnojamojo turto paieškos ir derybu proceso kaina. Straipsnio autoriai, siekdami pagerinti sprendimu paramos sistemu kokybe ir efektyvuma, analizuoja mokslininku atliktu derybu srities tyrimu rezultatus ir pristato sukurta nekilnojamojo turto derybu internetine sprendimu paramos sistema su integruota balso streso analizes technologija kaip naujos kartos sprendimu paramos sistema.

Abstrak Persaingan merupakan hal yang biasa terjadi terutama dalam dunia bisnis, tidak terkecuali yang telah dialami oleh Bravo Supermarket Jombang. Bravo bukanlah satu-satunya supermarket di kota Jombang, sehingga Bravo harus bersaing dengan para kompetitornya agar Bravo bisa bersaing dan tetap produktif. Salah satu cara yang dapat digunakan dalam meningkatkan penjualan dan loyalitas pelanggan adalah dengan memberikan reward kepada para pelanggan terbaik. Oleh karena itu perlu dibuatlah sebuah perancangan sistem pendukung keputusan dalam pemilihan pelanggan terbaik pada Bravo. Dalam perancangan sistem yang dibuat nantinya berbasis web dengan metode SAW(Simple Additive Weighting)sebagai proses perhitungan pemilihan pelanggan terbaik. Hasil dari perancangan sistem pemilihan pelanggan terbaik pada Bravo Supermarket Jombang diharapkan dapat membantu pihak manajemen Bravo dalam pemilihan pelanggan terbaik yang akan menerima reward dan akhirnya akan mampu meningkatkan loyalitas pelanggan dan profit Bravo. Kata kunci: Bravo, sistem pendukung keputusan, pelanggan, SAW. Abstract Competition is a common thing, especially in the business world, is no exception has been experienced by Bravo Supermarket Jombang. Bravo is not the only supermarket in the town of Jombang, so that Bravo had to compete with its competitors in order Bravo to compete and remain productive. One way that can be used to increase sales and customer loyalty is to give rewards to the best customers. Therefore, it needs to be made to a design decision support system in the selection of the best customers on Bravo. In designing the system made later on a web-based method of SAW (Simple Additive weighting) as the process of calculating the best customer selection. The results of the election system design best customers at Bravo Supermarket Jombang expected to assist management in selecting the best customer Bravo who will receive rewards and will eventually be able to increase customer loyalty and profit Bravo. The decision support system used to determine good quality meat using Fuzzy Sugeno Method is made using Eclipse Application with some stages, those are: making the project then create the layout file and Java, after that design stage and coding are done once the project is ready to run. The results of the calculation on the Fuzzy Sugeno Method test show that there are five variables. First, the color of meat has three sets. It is categorized as bad 1 if it is in the range of 1-3,  good in the range of 4-6, and bad 2 in the range of 7-8. The second variable is related to the fat color. It has two sets, those are bad if it is in the range of 4-9 and good in the range 1-3. The third variable is marbling which has two sets, those are bad if it is in the range of 1-9 and good in the range of 10-12. The fourth variable has three sets, those are bad 1 if it is in the range of 0-4, good in the range of 5,3-5,8, and bad 2 in the range of 5,8-8 . The third category of marbling has two sets, those are bad if it is in the range of 8 and good in the range of 8.

This study aims to design and build web-based decision support system applications used to recommend the best tourist attractions in South Sulawesi to tourists. The expected benefit of this research is to help the user get the best tourist recommendation information available in South Sulawesi based on the conditions in input factors. The theorem or method used in this study, namely the theorem Naïve Bayes. The design of the system isimplemented using PHP programming language and MYSQL database. Based on the results of the research, the authors have successfully built the application of decision support system to determine the recommendation of tourist attractions in South Sulawesi with 65% accuracy based on 20 tests conducted.
