Abstract Many construction projects today are planned and managed using computer technology. An integral part of the management of these projects is sophisticated software, which includes statistical probabilistic methods. The main task in this area is direct verification of the validity of planned labour productivity values during the construction process according to the recorded average performance values. Using selected statistical methods and analyses, a case study can document this type of undertaking, for example, in a selected masonry process in which the upper and lower limits of performance, i.e. the optimistic and pessimistic bounds, may be calculated with 95% probability. Evaluation of these performance parameters in the construction software used for this study showed a difference in time of 11 days at the end of the process. The figures indicated a 9.6% and 14.3% decrease in labour productivity, respectively, for the optimistic and pessimistic values compared to the construction software ’ s planned values. Repeated evaluation of performance can aid in improving labour productivity and attaining project milestones and subsequent construction deadlines during the construction process. This paper aims to confirm or refute this theoretical balance using probabilistic statistical methods and to emphasize the importance of statistical analysis in the real construction process with the use of the software.

The main aim of this article is to analyze the benefits of the BIM investment in repetitive residential projects. Global BIM investment practice shows that BIM is too expensive an investment for residential construction projects, that is why customers are choosing the traditional way to design and build. The detail case study analysis is made with the BIM methodology application to a single project and design in repeated projects in different places to get continuous benefits. In the analysis of investments, it is estimated the design, equipment and training costs, the comparison of inadequacies of the estimated calculations, the list of necessary changes of the project for the construction process and their evaluation are presented. Santrauka Pagrindinis šio straipsnio tikslas yra išanalizuoti BIM investicijų naudą vykdant kartotinius gyvenamųjų pastatų projektus. Pasaulinė BIM investicijų praktika rodo, jog BIM gyvenamųjų namų statyboje yra per brangi investicija, todėl užsakovai dažniau renkasi tradicinį projektavimo ir statybos būdą. Straipsnyje detaliai analizuojamas atvejis, kai BIM metodologija taikoma vienam projektui, ir jį kartojant, kai keičiama tik projekto statybos vieta, galima gauti daugiau naudos. Analizuojant investicijas įvertinamos projektavimo, įrangos ir mokymo išlaidos, palyginamos sąmatinių skaičiavimų neatitiktys, pateikiamas projekto pakeitimų, reikalingų atlikti statybos metu, sąrašas bei jų įvertinimas.

Purpose Buildability analysis has a potential of improving the outcomes of construction projects. However, the usage of buildability analysis is not well pronounced within the construction sector. This study aims to provide understanding of the concept of buildability analysis with the view to predicting the future stance for buildability analysis. Design/methodology/approach The study adopted a survey research method. Questionnaires were administered to purposively selected group of construction professionals working in Nigeria. A total of 82 questionnaires were administered among the sampled respondents, out of which a total of 51 (62.2%) were adequately filled and returned. The data collected were analysed using descriptive and inferential statistics. Findings The results revealed inability of the designers and constructors to have a common upstanding of the entire construction process, fragmented nature of the construction industry and poor correlation between design and construction as the most essential needs for buildability analysis. On the benefits of buildability analysis, the results showed increase in efficiency, save wasteful efforts and quality improvement as the most significant ones. In addition, the results from the study revealed that there is a statistically significant difference in some of the needs for and benefits of buildability analysis among the survey participants. Originality/value The study identified three future stances for buildability analysis to include building unity, efficient and effective construction and high competition. Framework for buildability analysis was developed aimed at providing guidance to professionals in achieving enhanced project production information. The findings provide in-depth insight of the needs for and benefits of buildability analysis that can inform professionals in the construction industry to adopt buildability analysis programme as a lasting solution to most design challenges and buildability problems confronting the sector.

All construction professionals such as civil, mechanical, and electrical engineers, quantity surveyors, and architects have important roles in the construction process. Among these, architects are frequently appointed as a project manager (PM). The role of a PM will drive the success of the projects implementation. Therefore, the capability of an architect as a PM (ArPM) is critical in reducing challenges encountered. Accordingly, the identification of these challenges is an important task in selecting an appropriate ArPM. The aim of this study is to identify the most critical challenges faced by an ArPM for construction projects. The data were collected through questionnaires and interviews with architects and professionals in the Malaysian construction industry. Because of the fuzziness and uncertainty of subjective responses, Fuzzy Set Ttheory is applied to identify critical challenges. A total of 65 questionnaires were distributed and 36 questionnaires were returned. The results revealed that the critical challenges faced by an ArPM are “poor planning,” “unfamiliar technology,” “unfamiliarity with green buildings and materials,” “inappropriate scheduling,” and “poor workmanship.” All critical challenges were then categorized into six main groups including technical, managerial, personal skills, contractual, psychological, and financial.

One of the key tasks of an investor and a contractor at the stage of planning and implementing construction works is to measure the progress of execution with regard to the planned deadlines and costs. During the execution of construction works, the actual progress of the works may differ significantly from the initial plan, and it is unlikely that the construction project will be implemented entirely according to the planned work and expenditure schedule. In order to monitor the process of deviations of the deadline and the budget of the investment task, several rudimentary methods of planning—as well as the cyclical control of the progress of construction projects—are used. An effective tool for measuring the utilization of the financial outlays of a construction project is the presentation of the planned financial flows on a timeline using a cumulative cost chart, the representation of which is the S-curve. The purpose of this paper is to analyze the course of an sample construction project comparing the planned costs of the scheduled works with the actual costs of the performed works, as well as identifying the reasons leading to the failure to meet the planned deadlines and budget of the project implementation. As part of the research conducted at a construction site of a hotel facility, the authors of this paper analyzed each of the 20-month effects of financial expenditures on construction works that were developed and processed by the Bank Investment Supervision (BIS) over a period of three years (between 2017 and 2019). Based on these results, charts and tables of the scheduled and actual cumulative costs of the completed construction project were prepared, the careful analysis of which enables interesting conclusions to be drawn.

Dispute occurrence on construction projects is almost inevitable. If not addressed adequately, disputes can cause contract termination and loss of benefits for all parties involved. Among various dispute resolution methods, mediation is gaining popularity in the construction industry as it satisfies the desired degree of control of both parties among other factors (e.g., time, cost). Mediation is a cooperative problem-solving method that benefits from the expertise of a neutral third party known as the mediator. Well-defined tactics such as creating trust atmosphere, tackling the core of dispute, and using advanced integrative approach for solution determination are essential to reduce the gap between disputants and ensure effective discussions. The aim of this paper is two-fold. First, it investigates common mediator tactics and relates them to the likelihood of having a successful mediation. The San-Ramos Channel case study is used to illustrate the efficiency of mediator tactics. Second, this paper takes a closer look into the use of mediation in Lebanon as an example of a country with minimal regulations on mediation. Barriers for an effective implementation of mediation such as the role and the influence of the engineer on the construction process and the mediator’s lack of technical expertise are discussed and recommendations are derived.

The main task of the project manager is risk management. However, this task can be very complicated and inefficient if risk management is not considered from the beginning of the project. An effective risk management approach requires a systematic and appropriate approach, knowledge and experience. Studies of many projects have shown that both the owner and the contractor do not regularly implement risk management practices, which can have negative consequences on project performance. Because of the above-mentioned issues in this study, it is attempted to first evaluate the concepts of project risk management based on different and valid standards, to evaluate risk management in construction projects. Then, an attempt has been made to present an implementation approach for implementing six stages of risk management in projects. For this purpose, based on the experiences of the project “Lala Residential Complex” in Kabul, as a case study, the experimental application of the proposed method in this study, step by step, along with forms designed for follow-up and Implementation of process steps have been evaluated and evaluated in accordance with the PMBOK standard by the Project Management Institute (PMI) to ensure that it is moving toward achieving project economic risk management goals.


The issues of determining the estimated cost of capital construction projects with the involvement of Federal budget funds at the stage of development of project documentation, during verification of the accuracy of determining the estimated cost and the initial (maximum) contract price are considered. On the basis of the assessment of amendments to urban planning legislation for the purpose of implementing a state contract by the contractor ( based on the results of competitive procedures or without competitive procedures by decision of state authorities), the procedure for forming the estimate as part of a state (municipal) contract, the price of which is firm, is presented. For the purpose of mutual settlements between the customer and the contractor for the work performed, the formation of primary accounting documentation, as well as for checking the work performed by regulatory authorities, an example of drawing up an estimate of the state (municipal) contract on the basis of grouping costs according to structural elements and complexes of work is given. The result of the research conducted was the development of regulations and the formation of criteria for their practical application by state bodies, institutions, organizations and other participants in the investment-construction process, as well as recipients of budget funds, who perform the functions of the state (municipal) customer, developer and technical customer.
