Abstract. The historical center of São Luís is host to a diverse historic and urban ensemble, reminiscent of the 18th and 19th centuries. The architectural typology which can be found there illustrates the strong influence drawn from the Portuguese style known as Pombalino, developed during the reconstruction process of Lisbon after the 1755 earthquake. Due to the historical relevance of these buildings which encapsulate this period in time, it is important to preserve and maintain the buildings located in this region. Adaptive reuse projects have an important role to play in preserving architectural ensembles like this. The first part of the adaptive process is to document and understand the original configuration of the building with the aim of maintaining the elements with historical relevance. Therefore, this project proposes the use of a shape grammar approach to analyze floor plans, aiming to further contribute to adaptive reuse projects for ‘Sobrado’ buildings. The process focuses specifically on a case study building and aims to document and identify the specific placement of elements in the floor plan in an effort to provide a deeper understanding of future adaptive reuse.

Sustainable design is believed to stand on the opposite side of heritage conservation. This view is supported by the fact that sustainable design requires invasive measures to implement new technologies and treatments that challenge the principle of minimum intervention in heritage conservation. Another point of view sees heritage conservation as an already act of sustainable development that protects and preserves social and cultural resources such as heritage buildings and their intangible values. On the other hand, research and practice have proven that heritage buildings can be the subjects of sustainable design projects that achieve outstanding measures of sustainability and energy efficiency while not compromising the authenticity of the heritage value of the building. This sustainable conservation reaches its peak in adaptive-reuse projects of heritage buildings as reusing the building guarantees its ongoing maintenance and promotes its social, cultural and economic values to society, while giving it the ability to withstand modern users’ comfort and energy efficiency standards. This research presents a case study of the adaptive-reuse project of Villa Antoniadis in Alexandria; a heritage building built in the mid-nineteenth century and in the process of a major adaptive-reuse project. The history and significance of the building will be studied as well as the conservation values of the current project, then some proposals for interventions that could achieve more energy efficiency for the project while conserving the building are discussed. The research included a simulation of the building, using building energy modelling software for the current adaptive-reuse project as a base case, and the hypothetical application of different proposed sustainable interventions such as thermal insulation, double glazing, shading, lighting control, natural ventilation, and photovoltaic energy generation, where the energy savings potentials for each proposed intervention were studied. The simulation proved a possible reduction of 36.5% in the cooling, heating and lighting energy consumption as well as generated 74.7% of the energy required for cooling, heating and lighting from renewable energy sources.

Since the European Year of Cultural Heritage, adaptive reuse is considered a strategy for intervention on historical buildings and territories to preserve and enhance artifacts, cities, and communities. Adaptive reuse can also generate social and economic benefits. This work looks at adaptive reuse in the context of industrial heritage, which represents an excellent test benchmark because of its intrinsic architectural characteristics and its localization in the city suburbs. The paper puts forward a methodological approach, verified through the application to a case study, which analyzes both the local context and the building. This study concludes using the data obtained to define an adaptive reuse project with positive repercussions for the community, the environment, and the local economy.

PurposeThis paper aims to describe and demonstrate a quantitative areal openness model (AOM) for measuring the openness of floor plans. Creation of the model was motivated by the widely reported but rarely quantified link between openness and adaptability.Design/methodology/approachThe model calculates values for three indicators: openness score (OS), weighted OS (WOS) and openness potential (OP). OS measures the absence of obstructions (walls, chases, columns) that separate areas in a floor plan. WOS measures the number of obstructions while also accounting for the difficulty of removing them. OP measures the potential of a floor plan to become more open. Indicators were calculated for three demolished case study buildings and for three adapted buildings. The case study buildings were selected because openness – or lack thereof – contributed to the owners' decisions to demolish or adapt.FindingsOpenness indicators were consistent with the real-world outcomes (adaptation or demolition) of the case study buildings. This encouraging result suggests that the proposed model is a reasonable approach for comparing the openness of floor plans and evaluating them for possible adaptation or demolition.Originality/valueThe AOM is presented as a tool for facility managers to evaluate inventories of existing buildings, designers to compare alternative plan layouts and researchers to measure openness of case studies. It is intended to be sufficiently complex as to produce meaningful results, relatively simple to apply and readily modifiable to suit different situations. The model is the first to calculate floor plan openness within the context of adaptability.

If “green” is an environmental concept applicable to the design and construction of buildings and landscapes, then we should not limit the scope of the concept solely to the natural environment. Rather, we should include key “environments” in which designers operate, including the socio-cultural, political, and natural environments. In this paper, I present a case study in“green” design that expands the scope of the concept and recognizes the interrelationship between these multiple environments. Using recent construction and renovation on the campus of the FirstPresbyterian Church of Berkeley as the case, I show how these environments are mutuallysupportive. Moreover, I argue that if designers simply consider the natural environment, theirlaudable goals may never be realized. In the first part of the paper, I provide a background on the project and its physical and socio-cultural setting. Second, I discuss how the different “environments” were addressed in the planning and design of the project. I then introduce specific“green” strategies that were employed in the design of the new and renovated buildings. These include considering renovation as the first imperative, thinking holistically about the entire campus,and applying a simplified approach to “greening” the buildings. I conclude by offering suggestionsfor future designers interested in reducing the environmental impact of their buildings.Keywords: Sustainability, Adaptive Reuse, Human Context
