Development of a Maturity Framework for Lean Construction

The issue of time and cost consuming activities such as rework, conflicts, and overlapping has received considerable critical attention by construction industry. Using benefits of lean thinking has a significant impact on the construction processes in order to achieve perfection at the whole building life cycle. The Lean construction methodology is an increasingly important area for the construction industry due to its effect on cost and value. However, the Lean construction methodology is not implemented by the construction industry professionals due to the complexity of methodology, change requirements in company organization, lack of guides for the process, etc. This study provides a comprehensive framework that focuses on defining processes which enables lean methodology implementation by demonstrating the whole building lifecycle. It will provide a broad explanation for the characteristics of each level and logical relationships between concepts. The levels of the maturity framework such as; Level 0 Traditional Construction, Level 1 Lean Construction, Level 2 Lean Construction, and Value Engineering, Level 3 Lean Construction, value engineering, and building information modeling, and Level 4 Lean Construction, value engineering, building information modeling, and data analytics were identified with a comprehensive literature review and comprehended. The findings of the study will be helpful to increase comprehensibility and implementation of lean concept.

Lean Construction is one of the methods used to improve control over construction projects by eliminating waste in time and materials. Lean Construction is an adaptation from the Lean Manufacturing principles to the construction industry. The purpose of this article was to review the case studies published in 2018 in the Inspec database to find out where Lean is being implemented and how. The article approach by setting the search criteria first and then inspect the result to find the non-related results and eliminate it. After that, the article was reviewed and summarized. The article verifies each article finding; however Lean Construction and Building Information Modeling (BIM) are relatively new for the construction industry and they still need more time to be adopted widely and to be applied on a lower-cost budget. However, the discussed cases show a promising future for these technologies.

Постановка задачи. Необходимо рассмотреть состояние экономики в стране и в мире в различных отраслях, опираясь на показатели производительности труда в разное время. Требуется выполнить сравнительный анализ применения инновационных технологий Lean Construction и Building Information Modeling в строительстве с целью повышения индекса производительности труда. Результаты. По итогам рассмотрения экономической ситуации установлено, что необходимо повышение индекса производительности труда в строительстве. При выполнении сравнительного анализа был разработан алгоритм и формулы факторов влияния технологий бережливого строительства и информационного моделирования на повышение производительности труда в строительной отрасли. Выводы. Для повышения индекса производительности труда необходимо внедрение технологий бережливого строительства и информационного моделирования в строительство на все этапы жизненного цикла производства, что позволит изменить саму философию строительной отрасли. Statement of the problem. It is essential to consider the state of the economy in the country and in the world as a whole in different sectors based on productivity indicators at different times. A comparative analysis must be performed of the use of innovative technologies Lean Construction and Building Information Modeling in construction in order to increase the productivity index. Results. After considering the economic situation, it was concluded that it was necessary to increase the productivity index in construction. During the comparative analysis, the algorithm and formulas of factors of influence of lean construction technologies and information modeling on increase of labor productivity in the construction industry were developed. Conclusions In order to increase the productivity index, it is necessary to introduce lean construction technologies and information modeling into construction at all stages of the production life cycle, which will change the very philosophy of the construction industry.

The concepts of Building Information Modeling (BIM) and Lean construction are increasingly popular and used for the purpose of improving the efficiency of construction projects. The Lean construction approach helps optimize the system, thereby minimizing the waste and increase the maximum amount of value for clients. This is in line with the effectiveness of BIM for the purpose of analyzing, evaluating, and managing projects based on the virtual information model before, during and after construction. The combination of BIM and Lean construction will certainly be the trend of the construction industry in the near future. This paper aims to analyze the integration of Lean construction principles in the BIM coordination process through a specific case study. The project management unit is responsible for managing and evaluating BIM models from consultants and contractors and serves as the project's BIM coordinator. Bridge Information Modeling (BrIM) is considered an innovation in bridge engineering and construction industry. This paper presents a methodology for using BrIM as an assisting tool in performing detailed cost estimates. The methodology depends on integrating visualization feature of BrIM with specific attributes of the BrIM model intelligent components. A program developed using C# language is used to extract the visualization conclusions and other components’ attributes to MS Excel spreadsheet. This sheet assists in performing detailed cost estimate, and reviewing the estimate. The paper also presents a methodology for generating cash flow and required payments. This methodology depends on integrating the developed program with 4D feature of BrIM.

El objeto de este trabajo fue establecer propuestas de mejoramiento al proceso de planeación de tiempos y costos en la etapa de cimentación de un edificio, a partir de la integración de herramientas como simulación de eventos discretos, programación con líneas de balance y metodologías Building Information Modeling - BIM. A partir de mediciones en campo se levantó información para la elaboración de un modelo de simulación de eventos discretos que imitara el proceso constructivo real. Se propusieron y modelaron alternativas de mejora, a partir de los principios de la filosofía Lean Construction y la programación de líneas de balance encontrando reducciones en tiempo y costo. También se realizó la animación virtual de las alternativas a partir de metodologías BIM. Se concluye que la integración de las herramientas utilizadas es de gran utilidad en la planeación y toma de decisiones en un proyecto civil.

The application of Building Information Modeling has become a trend in construction industry, it is our duty to accelerate BIM application in recent years. Firstly, the paper generally introduced the concepts and characteristics of BIM, and pointed out the problems that existed in Chinas Project Management of Construction Enterprises, and theoretically, technically discussed the solutions to these issues with BIM technology in a qualitative way. At last, the paper proposed some suggestions and outlooks for the development and promotion of BIM technology in China.

Abstract: Construction industry is believed to be one of the most criticized industries worldwide. During the last two decades, this criticism has denoted a lot of problems. Without disregarding any of the industry problems, it seems that the most criticized problems are low delivery performance, lack of innovation, lack of collaboration and fragmented nature of the industry. To overcome these problems, a collaborative work environment is needed.
