In recent years, the construction industry has developed rapidly, and there are more and more urban construction projects. The corresponding design requirements for HVAC systems are also getting higher and higher. HVAC has been widely used in all kinds of buildings. While providing convenience for people, environmental pollution has gradually become a topic of concern for people. Therefore, when designing the HVAC system, HVAC not only meets the needs of customers, but also uses green energy saving technology to reduce energy consumption as far as possible. Reduce environmental pollution, so that the HVAC ventilation system of tall buildings can be in a stable and efficient operation state. Improve the operation effect of air conditioning, while reducing energy consumption.

Low speech privacy in shared and private offices in one of the early generation of a “green” building resulted in occupants' dissatisfaction. This problem is experienced in Liu institute with a natural-ventilation system. Such a system requires low air-flow resistance which is achieved by large openings which will result in noise transmission between various spaces within the building. The poor acoustical quality in this building resulted in occupants' noise complaints which were further investigated by way of relevant acoustical measurements. CATT-Acoustic software was utilized to modify the acoustical quality of the building without any disturbance to the occupants. The optimized design of the transfer box above the office door was selected based on CATT-Acoustic predictions. The acoustical measurements were conducted after installation of the transfer box above the office door. The measurements' results agreed with the predictions which led to improved speech privacy to an acceptable level between the office and the corridor in Liu Institute. More work should be done to improve the acoustical quality of natural-ventilated building to conform to ANSI standards.1The results of this study strongly support including acoustics in “green” building designs with natural ventilation to avoid users' complaints.

Purpose – The purpose of this paper is to provide a unique conceptual framework for integrated asset management strategy that includes making use of available facility assessment methods and tools such as BREEAM In-Use, and Leadership in Energy and Environmental Design (LEED); and highlights proposes areas of commonality between these and the use of as-built Building Information Modelling, that ultimately becomes the Asset Information Model (AIM). This framework will consider the emerging requirements for the capture of Building Performance Attribute Data (BPAD), and how these can be managed in order to assist with effective post-construction building performance evaluation. Design/methodology/approach – A review of the current process relevant to the development of as-built BIMs and AIMs was undertaken which included a discussion of BIM standards and of the COBie process. This was combined with data provided by industry practitioners. This led to the concept of BPADs being developed, to be used within existing green building tool, BREEAM In-Use, COBIE and FM/Asset management methods. In turn these methodologies were used to identify possible synergies and areas of integration in AIM-enabled environments. Findings – Recognising the cyclical nature of asset management and BIM, a conceptual model was generated. It was found that BPADs could be aggregated within an AIM model which could influence the delivery of effective facilities and asset management. The model considers the use of existing Building Management Systems (BMS) and Computer Aided Facility Management Systems (CAFMs) and identifies issues associated with the overall sustainability strategy. Originality/value – A conceptual framework is generated that proposes the use of effective information management and aggregation of BPAD within an AIM.
