Purpose – The purpose of this paper is to provide a unique conceptual framework for integrated asset management strategy that includes making use of available facility assessment methods and tools such as BREEAM In-Use, and Leadership in Energy and Environmental Design (LEED); and highlights proposes areas of commonality between these and the use of as-built Building Information Modelling, that ultimately becomes the Asset Information Model (AIM). This framework will consider the emerging requirements for the capture of Building Performance Attribute Data (BPAD), and how these can be managed in order to assist with effective post-construction building performance evaluation. Design/methodology/approach – A review of the current process relevant to the development of as-built BIMs and AIMs was undertaken which included a discussion of BIM standards and of the COBie process. This was combined with data provided by industry practitioners. This led to the concept of BPADs being developed, to be used within existing green building tool, BREEAM In-Use, COBIE and FM/Asset management methods. In turn these methodologies were used to identify possible synergies and areas of integration in AIM-enabled environments. Findings – Recognising the cyclical nature of asset management and BIM, a conceptual model was generated. It was found that BPADs could be aggregated within an AIM model which could influence the delivery of effective facilities and asset management. The model considers the use of existing Building Management Systems (BMS) and Computer Aided Facility Management Systems (CAFMs) and identifies issues associated with the overall sustainability strategy. Originality/value – A conceptual framework is generated that proposes the use of effective information management and aggregation of BPAD within an AIM.

Purpose This paper aims to investigate how digital capabilities associated with building information modelling (BIM) can integrate a wide range of information to improve built asset management (BAM) decision-making during the in-use phase of hospital buildings. Design/methodology/approach A comprehensive document analysis and a participatory case study was undertaken with a regional NHS hospital to review the type of information that can be used to better inform BAM decision-making to develop a conceptual framework to improve information use during the health-care BAM process, test how the conceptual framework can be applied within a BAM division of a health-care organisation and develop a cloud-based BIM application. Findings BIM has the potential to facilitate better informed BAM decision-making by integrating a wide range of information related to the physical condition of built assets, resources available for BAM and the built asset’s contribution to health-care provision within an organisation. However, interdepartmental information sharing requires a significant level of time and cost investment and changes to information gathering and storing practices within the whole organisation. Originality/value This research demonstrated that the implementation of BIM during the in-use phase of hospital buildings is different to that in the design and construction phases. At the in-use phase, BIM needs to integrate and communicate information within and between the estates, facilities division and other departments of the organisation. This poses a significant change management task for the organisation’s information management systems. Thus, a strategically driven top-down organisational approach is needed to implement BIM for the in-use phase of hospital buildings.

Purpose This paper aims to develop a framework for optimising building performance through the integration between risk management (RM) and building information modelling (BIM) during the design process. Design/methodology/approach To achieve this aim, a research strategy consisting of literature review, case studies and survey questionnaire is designed to accomplish four objectives. First, to examine the concepts of design process, building performance, RM and BIM; second, to present three case studies to explain the role of using RM and BIM capabilities towards optimising building performance; third, to investigate the perception and application of architectural design firms in Egypt towards the role of RM and BIM for enhancing building performance during the design process; and finally, to develop a framework integrating RM and BIM during the design process as an approach for optimising building performance. Findings Through literature review, the research identified 18 risks that hamper optimising building performance during the design process. In addition, 11 building performance values and 20 BIM technologies were defined. Results of data analysis showed that “Design budget overrun”, “Lack of considering life cycle cost” and “Inefficient use of the design time” were ranked the highest risks that affect the optimisation of building performance. Respondents ranked “Risk avoid” or “Risk transfer” as the most risk responses adopted in the Egyptian context. In addition, “BIM As Built” was ranked the highest BIM technology used for overcoming risks during the design process. These findings necessitated taking action towards developing a framework to optimising building performance. Originality/value The research identified the risks that affect optimising building performance during the design process. It focuses on improving the design process through using the capabilities of BIM technologies towards overcoming these risks during the design process. The proposed framework which integrates RM and BIM represents a synthesis that is novel and creative in thought and adds value to the knowledge in a manner that has not previously occurred.

Purpose Building information modelling (BIM) is a novel technological advancement in the built environment. Despite the potentials of BIM, its adoption and implementation are undermined in facility management (FM) operations. This might be because of limited information on the critical success factors (CSFs) that can enhance its adoption. The study aims to integrate building information modelling to improve facility management operation by adopting fuzzy synthetic approach for evaluating the critical success factors. Design/methodology/approach Data for the study were sourced from practising and registered facility managers within Lagos metropolis, Nigeria. The data collected were analysed using a combination of methods which include mean item score, factor analysis and fuzzy synthetic evaluation (FSE). Findings The factor analysis results showed that six underlying groups of CSFs would enhance the effective adoption of BIM in facility operations. The FSE results showed that out of the six groups, the three topmost important CSF grouping (CSFG) in the decision rule would enhance the effectiveness of BIM adoption for FM operations. Practical implications The result of this study provides a credible road map for facility managers, policymakers and other stakeholders in FM operations on the CSFs and CSFG required for the adoption of BIM. Originality/value Previous studies that aimed at integrating BIM into FM are limited. Hence, this study provides a broad perspective on the CSF required for BIM adoption and implementation in FM operations using the FSE approach.

Purpose – The purpose of this paper is to present an alternative approach to facilities and built asset management adaptation planning to climate change based on a hybrid backcasting/forecasting model. Backcasting envisions a future state and examines alternative “pathways of approach” by looking backwards from the future state to the present day. Each pathway is examined in turn to identify interventions required for that pathway to achieve the future state. Each pathway is reviewed using forecasting tools and the most appropriate is selected. This paper describes the application of this approach to the integration of climate change adaptation plans into facilities and built asset management. Design/methodology/approach – The researchers worked with various stakeholders as part of a participatory research team to identify climate change adaptations that may be required to ensure the continued performance of a new educational building over its life cycle. The team identified 2020, 2040 and 2080 year end-goals and assessed alternative pathways of approach. The most appropriate pathways were integrated into the facilities and built asset management plan. Findings – The paper outlines a conceptual framework for formulating long term facilities and built asset management strategies to address adaptation to climate change. Research limitations/implications – The conceptual framework is validated by a single research case study, and further examples are needed to ensure validity of the approach in different facilities management contexts. Originality/value – This is the first paper to explore backcasting principles as part of facilities and built asset management planning.

Purpose The purpose of this paper is to explore and rank the benefits and barriers (technological and non-technological) of using Building Information Modelling (BIM) in sustainable building design. It also employs the use of a design tool analysis of a case study using BIM compatible tools (Ecotect and Green Building Studio) to determine the environmental performance of a proposed multi-use building at Derby North. Design/methodology/approach The paper explores the benefits and barriers of using BIM through a literature review. Regression and factor analysis were used to rank these benefits and barriers. A questionnaire was distributed to a sample of 120 practitioners with 69 completing the survey. Finally, the paper employs the use of a design tool analysis of a case study using BIM-compatible tools (Ecotect and Green Building Studio) to determine the environmental performance of a proposed multi-use building at Derby North riverside. Findings The key findings of the statistical analysis indicated that professionals ranked the integrated project delivery as the most established benefit, while the lack of interoperability was ranked the greatest technological challenge. Only three of the attributes of non-technological challenges made statistically unique contributions, namely, training costs and software costs, client demand and potential legal issues. It was also discovered that BIM delivers information needed for environmental performance. In a forward-looking approach, the paper attempts to provide some recommendations that would encourage the continuous application of BIM in sustainable building design. Research limitations/implications This paper does not cover all features of BIM functionality, as the scope of BIM is very enormous and the resources of this research were limited. Practical implications The implication of the study is that it will assist in exploring and ranking the benefits and barriers (technological and non-technological) of using BIM while proffering recommendations for future use. This research will be of interest to industry practitioners and academic researchers with an interest in building information modelling. Originality/value This paper contributes with new outlooks aimed at syndicating sustainability with environmental performance and adds to the limited empirical studies on the benefits and barriers of the application of BIM.

Purpose Effective use of post-occupancy evaluation (POE) data – quantitative physical measurements and qualitative occupants’ perceptions are limited due to practical challenges and research gaps. Although building information modelling (BIM) has enabled a paradigm shift in the architecture, engineering and construction (AEC) industries, its use in facility management (FM) is still infancy. Limited research has used building performance data to enable changes to BIM models for the benefit of FM. This paper aims to propose the innovative process to collect and contextualize two fragmented types of POE data sets by filling methodological gap in POE research. Moreover, it presents innovative modelling techniques to facilitate BIM as a more effective platform to visualize such currently fragmented data sets in real-time while enabling a decision-making model to benefit facility managers. Design/methodology/approach The paper presents a process of capturing cloud-based POE data, both wireless sensor network-based physical measurement data and mobile app-based occupant perception data. Real-time capture and visualization of such building performance data was demonstrated through a pilot data collection. Subsequently, the innovative visualization of the cloud connected data is supported by a prototype game engine-based BIM model. Findings Cloud-based POE data, both quantitative physical measurements and qualitative occupants’ reported perceptions, can be effectively used in FM practice with the use of innovative data capture and visualization techniques in a beneficial manner for facility operation and management decisions. This paper also demonstrates the ability of BIM to serve as a “single source of truth” to support post-construction building performance data. Originality/value While addressing a number of research gaps, the paper provides a holistic approach to BIM-based performance monitoring for smart FM to achieve the ultimate vision of BIM enabled FM. The innovative system is expected to provide a powerful and practical tool for data collection, analysis and visualization for intelligent facility management decision making. This paper contributes to fill an important research and practice gap in the area of next generation smart building management practices.

Purpose The purpose of this paper is to further develop a conceptual framework for analysing performance management systems (PMS). The framework aims to be useful for a rich understanding of a specific organisation’s PMS. At the same time, it should preferable be simple so that it could be used even in practice. The framework adds to earlier work by Malmi and Brown (2008), Ferreira and Otley (2009), Broadbent and Laughlin (2009), Bedford and Malmi (2015) and Johanson et al. (2001). Design/methodology/approach The paper is theoretical but has also been applied to a Swedish municipality. The purpose of the latter was to understand if the framework is feasible so far. Findings The authors hold that the framework in its present form is useful to use as an analytical tool even if it needs to be subjected to further development. Research limitations/implications The paper addresses an issue that is continuously changing. This means that the suggested framework may suffer from theoretical weaknesses in some respects. To balance between a theoretically deep and exhaustive framework and a framework that is simple enough to use is a tricky question that needs further investigation. Practical implications The ambition with the framework is that it shall be useful even in practice. Originality/value The need for further research in the PMS area has been emphasised by the above researcher but also by, e.g., Van Helden and Reichard (2016). They hold that the authors need rich European cases to improve the understanding of how PMS works. The authors hold that the present framework has the potential to meet the demands from Van Helden and Reichard.

Purpose This paper aims to identify a possible mismatch between the theory found in academic research and the practices of investment managers in Brazil. Design/methodology/approach The chosen approach is a field survey. This paper considers 78 survey responses from 274 asset management companies. Data obtained are analyzed using independence tests between two variables and multiple regressions. Findings The results show that most Brazilian investment managers have not adopted current best practices recommended by the financial academic literature and that there is a significant gap between academic recommendations and asset management practices. The modern portfolio theory is still more widely used than the post-modern portfolio theory, and quantitative portfolio optimization is less often used than the simple rule of defining a maximum concentration limit for any single asset. Moreover, the results show that the normal distribution is used more than parametrical distributions with asymmetry and kurtosis to estimate value at risk, among other findings. Originality/value This study may be considered a pioneering work in portfolio construction, risk management and performance evaluation in Brazil. Although academia in Brazil and abroad has thoroughly researched portfolio construction, risk management and performance evaluation, little is known about the actual implementation and utilization of this research by Brazilian practitioners.

Purpose The purpose of this paper is to investigate the extent to which green building features are evident in office properties in Lagos, Nigeria; and consequently determine the degree of compliance with green standards in the country. Design/methodology/approach The study purposively sampled two (2) office properties from the management portfolio of 88 registered Estate firms in Lagos. Data were collected using physical observation on the properties and interview with two users purposively selected from each of the properties. The data were analysed with the use of frequency distribution, percentages and measures of green features availability index. Findings The result revealed a low extent of green features incorporation in existing office properties with the value of availability indices on most features falling below 2.5 on a five-point scale. Feature relating to material use and conservation is the most incorporated green feature (mean score of 2.62) while those relating to owner and occupant education were least in incorporation (mean score of 1.895). Practical implications From the findings, it is apparent that green retrofitting may be necessary in Nigeria due to the low extent of green practices in existing office properties. Also, reinforcement of existing government policies and increased sensitisation of stakeholders on impact of current building practices are pertinent to green building success in Nigeria. Originality/value Most existing studies of similar focus are based in the developed economies where stronger implementation framework exists for green building. Besides, they are mostly based on evaluation of green certified buildings using few criteria. This study differs in that it presents the existing building sustainability practices in a less pronounced green property market, with varying architectural styles using more robust criteria. Information provided is applicable in Nigeria and other emerging economies.

Purpose – This research paper is a literature review of the existing building retrofitting process. It proposes studying the functional, technical, and organizational issues of the green retrofit process. The purpose of this paper is to expand the domain of design framework for retrofitting existing buildings. Design/methodology/approach – The paper provides a review of the model-based design process from enrollment to evaluation stages representing the green retrofitting process in selected publications. The paper opted to review the Green Retrofit Design (GRD) process model for achieving a systematic design model of GRD development in the future. Findings – Functional and maintenance issues are mainly for new buildings, also in the field for renovation and demolishing. Publications also show that environmental, social, and technical issues are often examined separately in the decision process of GRD. Papers in the facility management scale would concentrate more on organization/legal issues. Publications with questionnaire design are devoted to the usage on life-cycle assessment on existing building, but not yet on the stakeholder management and design process and related issues. Social implications – The achievement of the study is to provide a new framework of design approach that is significant to the theoretical research, education, communication, and practical works in terms of GRD development. Originality/value – The paper not only achieves a specific sequence of practical approaches, including awareness of problems, conceptual development, and design embodiment, to meet design objectives, but also conforms to academic practice-based research of creative design taking on GRD practice.
