The article presents the analysis of the redevelopment of industrial areas in Russian cities in the context of the possibilities for appearing the new secondary (and the primary ones in the future) attractions. It appears that domestic urbanists, and town planners, and tourism researchers do not pay enough attention to the industrial renovation as the source of tourist potential and appeal. The Central aim of the article is identification and justification of those factors that have the greatest importance from the point of view of renovating projects’ success, regeneration and revitalization of industrial zones. The process of the emergence of new public spaces in the form of art-clusters began in Russia in the middle of the first decade of the 2000s, and today it has got some experience of successful transformations in a number of cities, most vivid and important example of which is "Red October" [«Krasnyi Oktyabr'»]. The authors focus not just on consideration of domestic experience but on the importance of other factors such as consideration of international experience (and primarily the experience of Eastern Europe), the use of consulting (especially in urban development and marketing of destinations), increased attention to aspects of tourism and tourist perception in urban projects of redevelopment and renovation, expansion of incentives for redevelopment (including through the instruments of state-private and municipal-private partnership), the need to ensure the balance of all sectors which are responsible for the transformation of urban industrial areas. It is expected that a more complete accounting of the success factors of the initiation and implementation of industrial redevelopment will increase their stress resistance, including profitability, which is especially important in conditions of General economic stagnation and the gradual satiation (and in some segments even glut) of the commercial real estate market.

<p>Livability of places is set by many factors which are in turn influenced by a variety of elements - both tangible and intangible - concerning the area in question and its surroundings. One of these factors is constituted by urban happiness, which, together with the term sustainability meant in its wide meaning, constitutes a key concept in placemaking. In this respect, a new attention to urban happiness has been given but often in terms of theoretical sense or from an observational point of view. Aim of this study is to present the Happy place mapping, a method of analysis specifically devoted to the identification of factors that influence the perception of happiness from the urban point of view. To illustrate the method, the emblematic HafenCity case study carried out in Hamburg is showed. A long process of urban regeneration is interesting this area and the new public spaces are changing the identity of the city, making it more livable and agreeable both for locals and visitors. The discussion on questions related to methods that concern intangible aspects and on Happy place mapping conclude the paper.</p>

Tourism has become one of the major players in ‎international commerce and represents one of the main income ‎sources for many developing countries at the same time. These dynamics have turned tourism into a key driver for socio-‎economic progress.‎ This article described the potential of tourism attraction and factor affecting the development of marine tourism area in the utilization zone of Manusela National Park. Semi-structured interviews, in-depth interviews and participant observations were conducted with respondent (n=110) in Bellarizky, Air Belanda, Ora Beach and Lizar Bahari resort. The potential of tourist attractions in the utilization zone of Manusela National Park is as a snorkeling, diving and point of view. Factors affecting the development are service, transportation, supporting facilities and tourism attractions.

The evolution of technology and the digital empowerment of society have led to the proliferation of Audiovisual Content Webs (ACWs) where users can share information and experiences, along with other commercial resources. ACWs have led to significant changes in the way users can select and access audiovisual content. The design of these websites combines various features, including a user community, streamed content, ticket sales, and recommendations, among others. Each ACW has a specific profile with respect to the mentioned variables. The aim of this study is to identify the critical success factors for a ACW, i.e., which features and the form they should take to attract followers, thus increasing the capacity to prescribe and broadcast content. Using qualitative comparative analysis (QCA), a formal analysis technique that allows the identification of combinations that produce a certain result, a sample of the 12 most representative cinema websites in Spain is analyzed. The results indicate that the incorporation of content recommendation systems and the connection with streaming platforms through which the content can be accessed are key factors in the success of these ACWs. This work contributes academically to the knowledge and explanation of audience behavior in the new audiovisual scenario. From a professional point of view, relevant design suggestions are offered to platform creators. Finally, the limitations of this work are described, and future lines of research are considered. Resumen La evolución de la tecnología y el empoderamiento digital de la sociedad ha dado lugar a la proliferación de webs de contenidos audiovisuales (WCA) donde los usuarios comparten información y experiencias, junto a otros recursos comerciales. Las WCA han provocado cambios significativos en la forma en la que los usuarios pueden seleccionar y acceder a los contenidos audiovisuales. En su diseño, estas webs combinan varias prestaciones: comunidad de usuarios, contenidos en streaming, venta de entradas o recomendaciones, entre otros. Cada WCA presenta un perfil específico respecto a las variables descritas. El objetivo del presente trabajo es identificar los factores críticos de éxito de una WCA, es decir las prestaciones y la forma que deben adoptar para captar seguidores, aumentando con ello capacidad de prescripción y difusión de contenidos. Mediante el análisis cualitativo comparado (QCA), técnica formal de análisis que permite la identificación de combinaciones que producen un determinado resultado, se analiza una muestra de las 12 webs de cine más representativas en España. Los resultados indican que la incorporación de sistemas de recomendación de contenidos y la conexión con plataformas en streaming desde las que poder acceder a los contenidos son factores claves del éxito. El trabajo contribuye académicamente al conocimiento y la explicación de la conducta de la audiencia en el nuevo escenario audiovisual. Desde el punto de vista profesional se ofrecen sugerencias relevantes de diseño para los creadores de plataformas. Por último, se describen las limitaciones del trabajo y se plantean futuras líneas de investigación.

We investigate the determinants of the ex ante risk premium in commercial real estate. Using a 20-year time series and Markov-switching regression, we find that the ex ante risk premium is affected by fundamental and non-fundamental determinants, albeit not symmetrically when risk premiums are increasing and decreasing. In particular, we find that changes in debt capital market conditions have a higher predictive power for changes in the ex ante risk premium when it is increasing, while changes in stock market volatility and commercial real estate market returns have a higher predictive power when the risk premium is on the decline. In addition, changes in commercial real estate sentiment and NAREIT returns can predict changes in the ex ante risk premium; however, the predictive power of these variables varies across property types and risk premium (risk perception) states.

Due to the spread of the SARS-CoV-2 virus, most countries have tightened their public health policies. One way to limit the spread of the virus is to make mouth and nose cover compulsory in public spaces. The article presents the impact of wearing masks on the perception of thermal comfort. The following masks were analysed: FFP2, cotton, medical, PM2.5, half-face protective shield plastic and full-face protective shield plastic. The research was carried out for two scenarios of an ambient temperature: −20 and 30 °C. A thermal manikin was used for the tests. In the case of when a temperature equals 20 °C, the dry masks increase comfort, both general and local, while wet masks reduce comfort. On the other hand, at 30 °C, only wet masks do not increase discomfort. In addition, moist masks require less heat flux to achieve a certain skin temperature. However, it should be remembered that it is not advisable to wet the masks from the health point of view.
