Design changes in construction projects are always going to happen and cannot be avoided. Design changes are the primary contributor to disruption of time and cost performance of construction projects. Previous research in this domain lacks of detail studies on systematic review on the existing literature. This paper reviewed literature published in peer-reviewed journals and conference proceedings in the construction management field and had emailed several questions to the expert in construction industry. The objectives were to recognize the causes and impacts of design changes on project performance and to provide insights for future studies in Malaysian context. The findings indicate that design changes originate mainly from the owner side are identified as important causing factors to time overruns and cost overruns. This paper proposes framework for the management of design changes in construction projects.

Construction practitioners recognise that rework is undesirable due to the detrimental effects. While rework literature has examined rework causation factors in construction projects, the problem continues to plague the industry resulting in poor delivery performance. To better understand this phenomenon and given the scarcity of Malaysian-based rework study, a questionnaire survey involving 130 Malaysian construction practitioners (consultants, contractors and clients) were undertaken to obtain feedback about nature, implications, causes and solutions for rework. Data were analysed using descriptive statistical techniques to prioritise the variables studied. From the analyses, rework is a causal factor for delays and cost overruns, higher wastage and productivity inhibitor. The findings revealed the leading causes of rework are poor quality management, improper planning, lack of communication, design changes and poor subcontractor management. Some practical rework minimisation approaches are also suggested to better manage and prevent rework towards enhanced project performance.

The construction industry in Nigeria faces many problems, including the delay due to variations in project execution. This delay has been studied as a major setback in the Nigerian construction industry. In Nigeria, the construction industry's performance in terms of time has been observed to be poor. The objective of this study is to examine the variation of the construction project in order to determine the effect on the delivery of the project. The maximum performance of the project would be reached if the work always goes efficiently on time with the budget. The result of the variation is delay, cost overruns, quality defects and other negative impacts. The causes of variation were identified by a questionnaire survey for two higher education institutions. The results of the study identified the five main factors, including change of plan or scope, defective labour, customers' financial problems, unavailability of skills and desired profitability of the entrepreneur. In general, the study shows agreement among clients, consultants and contractors regarding the classification of the 20 factors that cause the variation. The results also reveal that factors related to clients are the main causes of variation, followed by factors related to contractors. An understanding of the causes and effects of the variation would be helpful in training professionals to assess the variation. In addition, the study would also help professionals take proactive measures to reduce the gaps on construction projects.

PurposeReligiousness is evident in every aspect of life, and its impact on construction project performance is undeniable. However, little has been done to fully understand the influences one's religiosity has on performance factors. This paper aims to explore the influence of religious elements on performance factors in the Ghanaian construction industry (GCI).Design/methodology/approachUsing a desk survey and closed-ended questionnaire, data were obtained from the three religious' bodies (Christianity, Islamic and Traditionalist) in Ghana. The analysis of the collected data was done using mean score ranking and regression analysis.FindingsIt was revealed that most of the religious bodies were aware of the presence of the seven factors identified for measuring construction project performance. The findings suggested that there was a significant and positive relationship between the religious elements (of all the three religions) and cost as well as schedule performance. Islam recorded the highest relationship in influencing public construction project performance relative to cost performances. Specifically, 1% increase in Islamic elements accounted for an 82.7% increase in cost performance. Traditionalists and the Christian religion had minimal significance in influencing cost performance. Furthermore, a 1% progress in Islamic elements accounted for a 45.8% increase in the schedule performance of construction projects and among construction professionals.Research limitations/implicationsThis study has provided better understanding of the religious views on project performance. This research has also provided pragmatic directions to project stakeholders to encourage religious groups to take critical look at the other performance factors that were seen not to be significant.Originality/valueThis paper represents a novel attempt to measure the influence of religious elements on project performance factors in the construction industry. A key contribution to the body of knowledge is that the study has proven that religious element has tendencies to influence cost performance and schedule performance in the construction industry.

Cost performance is one of the basic criteria for measuring construction project success. Despite its proven importance it is not uncommon to see a construction project failing to achieve its objectives within the specified cost. The paper attempts to identify the major causes of cost overrun in Bahrain construction sector, and to assess the effect of these causes on cost overrun.  A list of these causes was collected through an extensive literature review, historical construction projects records and expert opinions. In total 45 factors were short-listed to be made part of questionnaire used in a survey conducted with representatives from local contracting, consulting, and client firms. Findings are presented in form of tables that classify cost overrun factors, and their ranking. The overall results showed that frequent design changes, mistakes during construction, and schedule delay were considered as the most important factors of cost overrun causes in Bahrain construction industry.

Most of the construction projects in Vietnam are suffering from the design changes during the implementation phase. These changes have a significant impact on the time and cost of the project. The primary purpose of this study is to explore factors causing the design change of residential construction projects from the Vietnamese perspective. This study has used a questionnaire to collect data for the occurrence and effect of these factors on project performance. Based on the literature review, there are a total of 28 initial factors filtered. These factors were classified into four cases: environment, clients, consultants, and contractors. The results of the analysis showed that there is almost no difference in mean between groups of respondents, and there is a relatively high consensus in ranking the factors between project parties. Based on factor analysis, there are four principal components extracted from all initial factors, with total variance explained of nearly 65.2%. In addition, an evaluation sheet for the overall impact of factors on project performance is proposed. The result indicated that the level of impact is 70.7 per the scale of 100. Eventually, a comparison with other construction project types has been made to understand generally the factors of design changes in the construction industry. UAE construction industry frequently faces poor cost performance which commonly known as cost overrun problem. This problem is resulted from several factors and it is important to identify these cost overrun factors in order to avoid and minimize it. Hence, this paper focused on determined the relevancy of factors affecting cost performance in construction projects of UAE. Through a review of past research works conducted globally, 27 factors of cost overrun were listed and used for developing a structured questionnaire. A survey was conducted with 33 practitioners from client, consultant and contractors organizations involved in handling construction projects in UAE. The respondents were requested to state their perception regarding the relevancy of each of the factors that was perceived in context with cost overrun issue using 5-points Likert scale. The responses were analysed using average index method and the results found that all the 27 factors are relevant with construction industry of UAE in causing cost overrun. These factors can be used for further investigation to uncover critical problems of cost overrun.

Numerous studies have been conducted by researchers on the delay analysis topic, which is one of the primary areas of scientific study due to the effects of delays on time and cost in construction projects. Following fruitful contributions made by the researchers, it is believed to be extremely important to summarize the existing studies in terms of being a road map for future studies and practitioners. In this context, not only does this study aim to detect the most significant authors, sources, organizations and countries contributing to the improvement of delay domain in the construction industry concerning delay analyses worldwide but also to provide the researchers with extensive insights concerning the prominent research themes, trends and gaps in the literature. Hence, 168 documents related to delay analyses from 1982 to 11 February 2021 were detected through the Scopus Database and the Web of Science Database, and scientometric analyses were conducted via VOSviewer software. By evaluating the related research, two main research areas were detected in this field, namely; improving the delay analysis methods and resolving the disputes before they occur. This study is believed to make theoretical and practical contributions in that it examines the delay analysis topic in all aspects such as prominent institutions, countries, authors and sources, synthesizes the data and highlights possible research domains, gaps and trends concerning the delay analysis topic in construction industry.


In the Indian scenario construction industry facing a major problem is cost and time overrun. Effective time performance and cost performance are very important to execute the project in a successful manner by keeping them within the prescribed schedule and cost. Overall cost and duration of construction projects affected by the effective resource selection factor. This paper's objective is to rectify the improper selection of resources by a programming tool. Field survey and codebook study did collect the needed data to feed in the programming tool. The prepared tool gets distributed and making to access by every stakeholder of construction projects. This may result in the selection of construction resources as effectively. The term cost overrun in the resource part will be reduced.

Design-Bid-Build (DBB) or commonly known as Traditional method is the earliest and most prevalent procurement method used in Malaysian construction industry. Design-Build (DB) and Construction Management (CM) procurement methods were later introduced in Malaysia as an endeavour to satisfy and accommodate the increase in project complexity and the need for avoiding drawbacks of the Traditional methods. Each procurement method has different nature and possesses certain characteristics. Therefore, this study was carried out to ascertain and compare the characteristics of these three procurement methods that are implemented in building construction projects in Malaysia. A questionnaire survey was conducted among architects, consultants, contractors and owners or developers to elicit their feedback on the characteristics which were categorised into time, cost, quality, complexity and flexibility, degree of involvement and responsibility allocation and technical expertise. The findings indicated that only DB method almost fulfils all the characteristics under the six categories, whereas, DBB methods garnered agreement only for certain characteristics under time, cost, complexity and flexibility and technical expertise categories. Meanwhile, the only CM method’s characteristics that satisfy agreement from the respondents are the often used of fast track approach and lack of certainty in price. This study concludes that when a procurement method is adopted for a construction project, not all the features or characteristics will turn out as expected. There are many factors that contribute and are influential on the success in procurement methods that are worth for further investigation.
