Dalam industri konstruksi, pengguna jasa konstruksi membutuhkan informasi yang baik atas prasyarat kebutuhannya. Di lain sisi, terdapat pengembangan model pengambilan keputusan melalui pendekatan Building Information Modeling yang merupakan alat bantu pengambilan keputusan untuk memudahkan kapabilitas dari suatu produk untuk berinteraksi yang dibutuhkan dalam proses perancangan dan pelaksanaan antara para pemangku kepentigan. Dalam penelitian ini, Building Information Modeling bertujuan untuk membantu pengguna jasa konstruksi mendapatkan jenis rumah tinggal yang sesuai dengan kebutuhannya. Identifikasi kebutuhan-kebutuhan rumah tinggal diberlakukan berbasis Value Engineering mendapatkan variabel kebutuhan dari fungsi rumah tinggal yaitu: faktor perlindugan, faktor keamanan, faktor kenyamanan, faktor aksesibilitas, faktor ekonomis, faktor kesehatan, faktor konservasi energi, dan faktor privasi. Kebutuhan-kebutuhan tersebut dimasukan ke dalam kuisioner dan didistribusikan kepada orang yang mempunyai rumah tinggal. Selanjutnya hasil dari kuisioner tersebut diolah dengan metode Relative Importance Index untuk mendapatkan bobot dari nilai kepentingan masing-masing kebutuhan. Faktor keamanan mempunyai bobot tertinggi dengan nilai RII sebesar 0.9644 dan faktor konservasi energi mempunyai bobot terendah dengan nilai RII sebesar 0.7289. Bobot-bobot tersebut di input didalam Building Information Modeling untuk dijadikan matriks keputusan beserta jenis-jenis rumah tinggal. Pengguna jasa konstruksi dapat memberikan skor kedalam matriks keputusan sesuai dengan kebutuhan yang sudah didapatkan dari studi literatur untuk mendapatkan total nilai untuk menentukan jenis rumah tinggal. Hasil evaluasi dari Building Information Modeling yang memperoleh input bobot kebutuhan yang dijadikan parameter terukur dalam penelitian ini dan di input skor dari pengguna jasa konstruksi menghasilkan total nilai tertinggi yang menjadi output dari Building Information Modeling yang dijadikan pilihan terbaik.

Background: The Building Information Modeling (BIM) revolution can provide a solution for problems in the Saudi Arabian construction industry and improve its outcomes. Though this technology is increasingly and rapidly adopted in advanced countries, developing countries such as Saudi Arabia and the Gulf Cooperation Council countries (GCC) are still in the early stages of BIM adoption. Objective: This study investigates the current state of BIM technology adoption by exploring and analyzing the critical challenges and barriers to BIM technology utilization in the construction sectors. Methods: The quantitative approach is adopted via a survey questionnaire distributed to participants in the field of construction projects in the Architecture, Engineering, and Construction (AEC) industry. A total of 228 questionnaires are collected and analyzed using the statistical packaging for social science software. Results: Findings show that several significant barriers negatively affect the utilization of BIM. The major barriers to BIM adoption are related to the lack of demand, lack of experts, and poor awareness of BIM benefits, which have relative importance indexes of (RII = 89.910), (RII = 88.475), and (RII = 87.130), respectively. Meanwhile, unspecified data responsibilities, difficulty of learning BIM, lack of data sharing, and sufficient current technology constitute the lowest-ranking barriers with their relative importance indexes of (RII = 71.704), (RII = 70.807), (RII = 66.413), and (RII = 65.874), respectively. Conclusion: The findings of this study are highly significant and can become more helpful and interesting if further research can measure the methodologies to implement BIM technology in the Kingdom of Saudi Arabia.

The issue of time and cost consuming activities such as rework, conflicts, and overlapping has received considerable critical attention by construction industry. Using benefits of lean thinking has a significant impact on the construction processes in order to achieve perfection at the whole building life cycle. The Lean construction methodology is an increasingly important area for the construction industry due to its effect on cost and value. However, the Lean construction methodology is not implemented by the construction industry professionals due to the complexity of methodology, change requirements in company organization, lack of guides for the process, etc. This study provides a comprehensive framework that focuses on defining processes which enables lean methodology implementation by demonstrating the whole building lifecycle. It will provide a broad explanation for the characteristics of each level and logical relationships between concepts. The levels of the maturity framework such as; Level 0 Traditional Construction, Level 1 Lean Construction, Level 2 Lean Construction, and Value Engineering, Level 3 Lean Construction, value engineering, and building information modeling, and Level 4 Lean Construction, value engineering, building information modeling, and data analytics were identified with a comprehensive literature review and comprehended. The findings of the study will be helpful to increase comprehensibility and implementation of lean concept.

Most governmental projects in Jordan have cost overrun, it rises during the on-going stage to increase the cost and prolong the time of the project. Unfortunately, until this moment, there is no particular management system in Jordan construction industry to minimize cost overrun and variation order adopted by the government. In contrast, global construction industry has witnessed a huge transformation in terms of the use of digital technologies, particularly Building Information Modeling (BIM) which is a revolutionary digital technology and operation that is reshaping the Architecture, Engineering and Construction (AEC) industry. approach and objectives causes before of this paper are firstly to review the factors contributing to variation orders in governmental road projects in Jordan, secondly, to propose a BIM design applications strategy to minimize variation orders, to achieve the objectives a quantitative approach was followed by distributing a questionnaire, then the data was analyzed statistically using relative importance index, the results were as follow. Our findings suggests that the most important factors causing change orders were as follow: Inaccurate quantity take-off (0.66); Labours or material not meeting the specifications (0.63); Logistic delays (0.60); Internal politics (0.566); and the equipment and tools are not available (0.55). The results also indicate that Contract Parties, Consultant, Contractor and Other Variations had significant positive effects on V. O, whereas the effects of BIM Design Applications, Facility Operations Simulation, Exploration Design Scenarios, BIM Design Detection, (BIM Quantity Take-off and Cost Estimation) had a passive impact on V.O. Lastly, BIM has obtained a great reputability by enhancing the productivity in construction society, minimizing the total cost of the projects, and many other benefits.
