In China, the housing rent can clearly reveal the actual utility value of a house due to its low capital premium. However, few studies have examined the spatial variability of housing rent. Accordingly, this study attempted to determine the utility value of houses based on housing rent data. In this study, we applied mixed geographically weighted regression (MGWR) to explore the residential rent in Nanjing, the largest city in Jiangsu Province. The results show that the distribution of residential rent has a multi-center group pattern. Commercial centers, primary and middle schools, campuses, subways, expressways, and railways are the most significant influencing factors of residential rent in Nanjing, and each factor has its own unique characteristics of spatial differentiation. In addition, the MGWR has a better fit with housing rent than geographically weighted regression (GWR). These research results provide a scientific basis for local real estate management and urban planning departments.

How to better evaluate the value of urban real estate is a major issue in the reform of real estate tax system. So the establishment of an accurate and efficient housing batch evaluation model is crucial in evaluating the value of housing. In this paper the second-hand housing transaction data of Zhengzhou City from 2010 to 2019 was used to model housing prices and explanatory variables by using models of Ordinary Least Square (OLS), Spatial Error Model (SEM), Geographically Weighted Regression (GWR), Geographically and Temporally Weighted Regression (GTWR), and Multiscale Geographically Weighted Regression (MGWR). And a correction method of Barrier Line and Access Point (BLAAP) was constructed, and compared with three correction methods previously studied: Buffer Area (BA), Euclidean Distance (ED), and Non-Euclidean Distance, Travel Distance (ND, TT). The results showed: The fitting degree of GWR, MGWR and GTWR by BLAAP was 0.03–0.07 higher than by ND. The fitting degree of MGWR was the highest (0.883) by BLAAP but the smallest by Akaike Information Criterion (AIC), and 88.3% of second-hand housing data could be well interpreted by the model.

Abstract Background: Studies have illustrated the association of malaria cases with environmental factors in Cameroon but limited in addressing how these factors vary in space for timely public health interventions. Thus, we want to find the spatial variability between malaria hotspot cases and environmental predictors using Geographically weighted regression (GWR) spatial modelling technique.Methods: The global Ordinary least squares (OLS) in the modelling spatial relationships tool in ArcGIS 10.3. was used to select candidate explanatory environmental variables for a properly specified GWR model. The local GWR model used the global OLS candidate variables to examine, predict and explore the spatial variability between environmental factors and malaria hotspot cases generated from Getis-Ord Gi* statistical analysis. Results: The OLS candidate environmental variable coefficients were statistically significant (adjusted R2 = 22.3% and p < 0.01) for a properly specified GWR model. The GWR model identified a strong spatial association between malaria cases and rainfall, vegetation index, population density, and drought episodes in most hotspot areas and a weak correlation with aridity and proximity to water with an overall model performance of 0.243 (adjusted R2= 24.3%).Conclusion: The generated GWR maps suggest that for policymakers to eliminate malaria in Cameroon, there should be the creation of malaria outreach programs and further investigations in areas where the environmental variables showed strong spatial associations with malaria hotspot cases.

One of the main tasks of real estate management in the area of the municipality is making decisions concerning the location of investments on a local scale. These decisions should be taken with the principle of sustainable development. For such an action obliges Poland's membership in the European Union. Poland as a member of the EU is obliged to implement the rules in force in the Member States. Bearing in mind that any investment impact directly or indirectly on the economic development of the municipality, is therefore a significant impact on the local real estate market. Investments that have a negative impact on the environment can contribute to a reduction in the activity of the local real estate market. While performing tasks related to the economic development of the region and the increase in quality of life, increases the activity of the local real estate market. The work was carried out research on the dynamics of changes in the local real estate market in the area of the municipality Skrzyszow in the Malopolska province in Poland, in connection with the construction of the reservoir.

Urban greenness plays a vital role in supporting the ecosystem services of a city. Exploring the dynamics of urban greenness space and their driving forces can provide valuable information for making solid urban planning policies. This study aims to investigate the dynamics of urban greenness space patterns through landscape indices and to apply geographically weighted regression (GWR) to map the spatially varied impact on the indices from economic and environmental factors. Two typical landscape indices, i.e., percentage of landscape (PLAND) and aggregation index (AI), which measure the abundance and fragmentation of urban greenness coverage, respectively, were taken to map the changes in urban greenness. As a case study, the metropolis of Wuhan, China was selected, where time-series of urban greenness space were extracted at an annual step from the Landsat collections from Google Earth Engine during 2000–2018. The study shows that the urban greenness space not only decreased significantly, but also tended to be more fragmented over the years. Road network density, normalized difference built-up index (NDBI), terrain elevation and slope, and precipitation were found to significantly correlate to the landscape indices. GWR modeling successfully captures the spatially varied impact from the considered factors and the results from GWR modeling provide a critical reference for making location-specific urban planning.

The article explores the territorial dimension of the reforms that remould state administrations, which is overlooked by both public sector and territorial politics literatures. It is based on a fine-grained case study of how the emergence of an administrative reform aimed at strengthening market coordination in the management and sale of public real estate in France has affected previously existing forms of military real estate management that relied on central and local political bargaining. While existing literature argues that market-oriented administrative reforms tend to side-line political regulation, this reform entails a differentiation rather than a replacement of the operating codes of the state in territories. Indeed, policy change through layering causes the consolidation of different land regimes, a planning-oriented one and a market-oriented one, that apply differentially in territories and leave the local governments with uneven rooms of manoeuvre for political negotiation.
