At present, most of the researches on impact of e-commerce in china on the supply and demand for commercial real estate are qualitative researches, thus this paper aims to verify the impact of the development of Chinese e-commerce on the supply and demand for commercial real estate through grey relational analysis. In addition, this paper conducted predictive analysis on the supply and demand for commercial real estate in the certain future period by the prediction model GM (1,1), to much more accurately understand the supply and demand for commercial real estate market, produce reasonable expectation about the future demand for commercial real estate market, ensure a balanced development in supply and demand for commercial real estate, as well as achieve healthy and stable operation of the real estate industry and the urban economy.

The most commonly observed risk averse behavior in the commercial real estate market is loss aversion on the part of investors; i.e., investors are more sensitive to prospective losses than to prospective gains. This observation leads to the natural question : Does the market rationally anticipate investors' loss aversion? If not, then does loss aversion become stronger in a relatively illiquid market? The answer to these questions provides strategically important implications to institutional investors. We propose to explore the impact of loss aversion on the commercial real estate market by testing two competing hypotheses : (1) the rational market expectation hypothesis and (2) the liquidity spiral hypothesis. The rational market expectation hypothesis holds that the market rationally anticipates investors' behavioral loss aversion. As a result, the interaction between lagged market liquidity and loss aversion does not have an impact on the probability of property sales. On the other hand, the liquidity spiral hypothesis holds that the interaction between market liquidity and loss aversion has an impact on the probability of property sales due to the self-fulfilling feedback effect between loss aversion and market liquidity. In the context of REITs' property transactions, we find partial evidence for the liquidity spiral hypothesis : private market liquidity and stock market liquidity each has an additional impact on the sale probability of property.

The article discusses the characteristic aspects of the trends in the impact of the COVID-19 coronavirus pneumonia pandemic, which has become a unique phenomenon of economic and social development in the global dimension, on the dynamics of the development of the commercial real estate industry in the Western and Ukrainian markets, the differences in the dynamics directions of the commercial real estate market individual segments the after the global financial crisis of 2008-2009, which forced the market to recover at a slow pace and with a simultaneous price and transaction fall, and the pandemic shock of 2020, followed by a general economic recession and an immediate reaction in the form of the prices short-term impact on the commercial real estate assets, but at the same time there was a minimal impact on transaction activity in terms of the market volume of transactions; compares geographically the pandemic impact on the development of the commercial real estate markets main segments, such as the office sector, the hotel sector, the industrial real estate sector, warehouses, data and server centers, through the analysis of real estate investment fund indices, taking into account the research of the survey of the National Association of Realtors USA, analytical and investment real estate agency Real Capital Analytics, reports of the analytical agency FTSE Russell, consulting and auditing companies PricewaterhouseCoopers and Deloitte, consulting and analytical companies in the field of commercial real estate Cushman & Wakefield and Colliers International; demonstrates the change key tendencies in supply and demand factors due to extraordinary steps in the form of a quarantine regime, which in turn stopped the production and sale of most goods/services, and social and corporate activity was transferred to a remote mode in order to keep the population in self-isolation; outlines possible prospects for the development of the commercial real estate industry as an example of one of the most vulnerable world economy sectors in the face of direct opposition to the deterioration of the epidemiological situation, further exit from quarantine and, as a result, the emergence of a corresponding new norm of interpersonal interaction in the B2B and B2C world economy sectors.

The aim of the article is to substantiate the theoretical and methodological support for the formation and implementation of the content strategy of a construction company.  The article considers the formation of content strategy, its place in the management of communications of the enterprise. The following methods were used in the course of the research: the method of statistical analysis (for the analysis of the tendency of the real estate market development of Ukraine); analysis, synthesis, logical and theoretical generalization – to specify the factors of supply and demand in the real estate market; graphical method, table method (to visualize the results of the study); method of calculating specific indicators of communicative activity (CPC (Cost Per Click), CPA (Cost Per Action), CTR (Click Through Rate)) for analysing trends in traffic to the company's website and identifying alternative sources of traffic. The specifics of developing a content strategy taking into account the peculiarities of the company's construction industry are shown. An analysis of trends in the real estate market of Ukraine is carried out based on official statistics. The dynamics of the volume of construction works is analysed, the housing price indices in Ukraine are determined and the factors of supply and demand in the real estate market are specified. The analysis of communicative efficiency of the web-system of the construction company is carried out, as a result of which, measures for improvement of management of its external communications by substantiation of variants of advancement on the Internet are developed. This is done by analysing trends in traffic to the company's website and identifying alternative sources of traffic. The developed measures will increase the efficiency of management of the construction company. The article proposed a procedure for analysing the web-system of a construction company based on attendance indicators and search activity, which allows identifying alternative sources of traffic and developing appropriate measures to manage communications of the enterprise in order to achieve their efficiency. The practical significance lies in the fact that the developed recommendations for the formation of the communication strategy of the construction company can be further used to intensify the promotion of the company's services in the real estate market and attract investment.

Purpose This study aims to assess the impact of location on capitalization rates and risk premia. Design/methodology/approach Using a transaction-based data series for the five largest office markets in Germany from 2005 to 2015, regression analysis is performed to account for a large set of asset-level drivers such as location, age and size and time-varying macro-level drivers. Findings Location is found to be a key determinant of cap rates and risk premia. CBD locations are found to attract lower cap rates and lower risk premia in three of the five largest markets in Germany. Interestingly, this effect is not found in the non-CBD locations of these markets, suggesting that the lower perceived risk associated with these large markets is restricted to a relatively small area within these markets that are reputed to be safe investments. Research limitations/implications The findings imply that investors view properties in peripheral urban locations as imperfect substitutes for CBD properties. Further analysis also shows that these risk premia are not uniformly applied across real estate asset types. The CBD risk effect is particularly pronounced for office and retail assets, apparently considered “prime” investments within the central locations. Originality/value This is one of the first empirical studies of the risk implications of peripheral commercial real estate locations. It is also one of the first large-scale cap rate analyses of the German commercial real estate market. The results demonstrate that risk perceptions of investors have a distinct spatial dimension.

Subject. This article examines the impact of project financing on the development of the real estate funding market in the context of the transition to the digital economy. Objectives. The article aims to define the features of project financing in the property construction and its development prospects in the context of the transition to the digital economy. Methods. For the study, I used comparative and logical analyses, object-oriented design, and the systems approach. Results. The article defines the essence of project financing and its role in the development of the real estate funding market in the transition to the digital economy. It describes a number of features of project financing in construction and compares them with the features of project financing of innovative industrial projects. The article shows how to solve existing problems in this area and offers a use case diagram that helps develop a software product relevant to the real estate funding market. Conclusions and Relevance. The real estate funding market is a complex structure and it includes the synergy of the real estate market, banking market, and the financial market. Project financing is an integral part of the real estate funding market. It stimulates the development of quality consulting services in the market and produces key requirements for the profession of the next generation. The results of the study can be used to improve banking activities in project financing and when creating quality services of consulting companies in the real estate funding market.

Abstract The article aimed to present the dependencies between the transparency of the real estate market and the level of foreign investments realized on it. For developers on the real estate market, a key element, other than potential profits, may be the market’s transparency. The main feature of a transparent real estate market is easy access to credible data concerning supply and demand, rent, property prices, transactions, vacant houses and capitalization rates that could be the basis for analysis. Market transparency does not guarantee the success of an investment, but considerably influences investment decisions and the level of risk connected with them.
