The economic boom over the recent past and the quest to further develop, has made several nation states the business hubs in their regions. Along with the investments, there has been growth in the number of property sales. Social media has become convenient platform of choice for advertising property sales after the introduction of Web 2.0. This article utilizes social media platforms like Facebook to scrape data from user groups advertising properties and then using data mining techniques and approaches to determine true valuation of properties. This methodology is based on set attributes, in the urban areas by looking at the property sales of the recent past within the same area. This enables investors interested in these properties and provides a fair idea of price of properties based on the key attributes associated with the respective property.

The progress of the internet has become the best means to start a property business and it has been proven to be an effective and effective media of information from the internet to disseminate information that is fully accessible to anyone,anytime and anywhere. The great effect on the property business is caused through the internet because only by accessing it from smartphone device and computers at home or in the office of prospective buyers can see property add information.In today’s digital era property sales are mostly done on social media. Social media has many users. But social media has the disadvantages of having to pay if you want to advertise sales, consumers are only users of social media, sales posts quickly sink. In this research, a web-based property sales and leasing information system will be built to cover the shortage.

In the property business, this company can help provide a place for long-term business and investment. In this discussion the property sales system used is to use SWOT, so that it can help stakeholders in make decisions. In this case the author uses several methods including research methods, analysis methods, design methods, testing methods. Where the research methods in the form of observation, interviews, literature studies. The analysis method which uses SWOT analysis. The design method uses a design model using UML (Unified modeling language), PHP a database using MYSQL, and browser using Google Chrome. The testing method uses a blackbox. In this case the researchers have several objectives in conducting research in this thesis including To facilitate marketing to market property products sold by entering the list of properties to be sold, To help the process of buying and selling transactions quickly, precisely, and safely, To help process sales reports . Hotel property sales have often been bundled with contracts, such as franchise agreements and management contracts. In these transactions, the seller/operator and the buyer/owner essentially entered into a long-term relationship. The present study accordingly proposed that such transactions could be viewed as a strategic alliance, rather than a one-time asset disposition. Specifically, it was hypothesized and confirmed that buyers’ experience in hotel investments could enhance the value of long-term fee contracts bundled with transactions. In addition to estimating the transaction premiums at the property level, the present study could contribute to the hospitality industry by demonstrating the value of specialist buyers in property sales bundled with contracts. For decision makers, the results suggested that buyer selection could be an important consideration in property sales bundled with contracts.

The administration of lands in Ghana has been a major issue in the past years that has resulted in parties seeking arbitration to determine the rightful owners and others resulting in death because of the land-guard menace. The main issues in land administration in Ghana include modification and falsification of land records, difficulty in authenticating the ownership of land property, sales of land property to more than one customer, and lack of transparency in land transactions. This chapter examines the application of Blockchain in land administration in Ghana to solve the issues of unauthorized modification of land records, difficulties in proven ownership of land properties, and the lack of transparency in land transactions. The proposed solution is based on Ethereum Blockchain technology using a smart contract. The solution used a non-fungible token to represent land properties as a digital asset that can be traded on the proposed solution. The proposed solution provides integrity, immutability, provenance, and transparency in land administration.
