An increasing number of estate agencies are entering the real estate market in South Africa and many are struggling to survive as competition grows stronger. Customer service has become of overriding importance to establish a differential advantage that will ensure long-term survival. This study investigates customer service by estate agencies in the residential property market of South Africa. The results indicate that estate agencies seem to be aware of the importance of providing good customer service and of being service-oriented, but they do not always seem to realise the need to conduct marketing research and test the actual satisfaction of customers with the services provided, leaving a potential gap between what the customer wants and what the estate agency provides.

Abstract Residential property price indices can serve as a useful tool in the practice of real property market analysts, investment advisers, property developers, certified property appraisers, estate agents and managers. They can also be applied in property price valorization in specific legal positions. The Polish Act on Real Estate Management puts an obligation on the President of the Central Statistical Office to announce real property price indices, but the CSO fails to fulfill this obligation. The author’s rationale for this article is to contribute to works on rules of how to build property price indices. Presented within are the results of research on determining the price indices of such types of residential property as: a part of a building constituting a separate property and strata titles in housing cooperatives. The flats were divided into categories by floor area and by their location in 16 voivodeship capitals. The major purpose of the study is to prove that the prices of flats of different floor area change at different rates. Consequently, it seems worth considering whether a more detailed segmentation of the real estate market would be worthwhile for the sake of more accurate real property price indicators.

Property tax levying will make a huge impact on residential demand, residential supply, even the whole residential property market. It plays a vital role to the healthy and stable development of the residential property market. Although levying the property tax is very difficulty, it is the inevitable trend of development. In the long run, levying the property tax not only conform to the national interest, but also conducive to development of the real estate and the interests of residence buyer.

The aim of the article is to apply the method of spatial analysis to research the real estate property market in south‑eastern Poland. The methods of spatial statistics will be used to model the space differences of prices per one square metre of dwelling surface located in districts of south‑eastern Poland and to investigate spatial autocorrelation. The databases will be presented in a graphical form. The results may be used to set the spatial regularities and relations. The methods presented may be applied while making strategic decisions.

Abstract The market of non-residential premises is the subject of analyses less frequently than the housing market. There are two main reasons which probably contribute thereto. First of all, commercial premises are relatively less frequently objects of trade than dwelling units; secondly, they are more diverse due to their various uses. The category includes garages, office premises, commercial premises, as well as warehouses. Such differences in their uses result in significantly different characteristics, such as surface area. The article attempts to analyse a selected non-residential segment of the commercial property market in Krakow based on a large set of data (280 objects), referring to the transactions concluded in the last five years. The size of the data enabled the use of multidimensional modelling of the selected market in different size variants. This made it possible to draw reliable conclusions which undermine the widespread belief regarding very limited possibilities of using the method of market statistical analysis in the comparative approach, especially in this segment of the real estate market, as well as in others, where transactions are concluded less frequently than on the housing market.

Indoor environmental quality (IEQ) is among six criteria of Green Building Index (GBI) that need to be achieved by building owner in order to recognize their building as ‘green’ in Malaysia. The benefit of IEQ is to create conducive environment for human health. Besides influenced their overall image, leasing and resale value of the buildings, does indoor environmental quality (IEQ) features will give impact on real estate market in terms of price and rental particularly for residential building property? Therefore, this paper will review the broad literature regarding the impacts of indoor environmental quality (IEQ) for residential building property and its implication to towards property price and rental. The early hypothesis of this paper anticipates that indoor environmental quality (IEQ) features will indirectly increase residential property market price and rental. From this paper, it is hope that the positive impacts of these features will encourage building owners, developers and other main development actors to put these criteria into the same consideration as other criteria in GBI as one of the way to compensate the impact of the building towards economic, environment and social.

Real estate activities and companies in China have grown considerably since the major reforms of the late 1970s. This paper examines the spatial deployment of firms linked to the Chinese real estate market in Chinese cities in 2010, 2013 and 2016. It provides a first mapping of multinational firms specialized in the real estate sector. It describes the patterns of ownership networks built by financial links both between foreign multinational firms and Chinese firms and among multinational firms themselves. It therefore provides a new understanding about the penetration of both foreign direct investment (FDI) and Hong Kong’s role in the Chinese real estate market. This paper provides a comparison of the spatial location logics of these firms according to their Chinese or foreign origin and offers a new perspective on the geography of real estate investment by analyzing financial links between the Chinese and foreign cities involved.

Having examined the building and decorating of the urban house, this chapter explores how the artisan approached marketing and selling real estate. As the first sustained analysis of property advertising in the eighteenth and early nineteenth-century Atlantic world, this chapter first considers how regional variations and social demographics (aristocratic audiences in London and Dublin compared with merchant audiences in Boston and Philadelphia) dictated the form and content of property notices, reflecting on issues such as location, quality of structural and decorative finish, convenience, and decorum. But while house-building and house-selling were principally economic activities, representing the motivating force for building mechanics to enter the real estate market, the evidence from property advertisements reveals that builders were cognizant of the semantics of advertising rhetoric and employed a vocabulary that emulated that of auctioneers, luxury goods manufacturers and other polite retailers.

Purpose This paper aims to propose a new valuation method for income producing properties. The model originally called cyclical dividend discount models (d’Amato, 2003) has been recently proposed as a family of income approach methodologies called cyclical capitalization (d’Amato, 2013; d’Amato, 2015; d’Amato, 2017). Design/methodology/approach The proposed methodology tries to integrate real estate market cycle analysis and forecast inside the valuation process allowing the appraiser to deal with real estate market phases analysis and their consequence in the local real estate market. Findings The findings consist in the creation of a methodology proposed for market value and in particular for mortgage lending determination, as the model may have the capability to reach prudent opinion of value in all the real estate market phase. Research limitations/implications Research limitation consists mainly in a limited number of sample of time series of rent and in the forecast of more than a cap rate or yield rate even if it is quite commonly accepted the cyclical nature of the real estate market. Practical implications The implication of the proposed methodology is a modified approach to direct capitalization finding more flexible approaches to appraise income producing properties sensitive to the upturn and downturn of the real estate market. Social implications The model proposed can be considered useful for the valuation process of those property affected by the property market cycle, both in the mortgage lending and market value determination. Originality/value These methodologies try to integrate in the appraisal process the role of property market cycles. Cyclical capitalization modelling includes in the traditional dividend discount model more than one g-factor to plot property market cycle dealing with the future in a different way. It must be stressed the countercyclical nature of the cyclical capitalization that may be helpful in the determination of mortgage lending value. This is a very important characteristic of such models.
