<p class="a"><span lang="EN-US">Flood disaster has become a natural concern to the land owners where it raised a critical issue in term of land value depreciation. Previous studies have discussed the issue of potential decline in the value of land which are located on the flood-liable area. However, in Malaysia, current studies on flood impact are considered limited and do not focus on the effects of flood on land property. With the Hedonic Pricing Model (HPM) approach, we investigate the effect of flood on agricultural and industrial land property values in the urban and rural areas in Malaysia. The analysis indicates that the agricultural and industrial land values in the urban and rural areas have significantly decreased due to flood events. This study will benefit the land owners to understand the flood impact on land value and also the factors that contribute to the loss in the land value. It becomes the responsibility of the land owner to put the asset and property to its best use, given the presence of the flood. In addition, this study will help the policy maker to design and allocate land development efficiently in the urban or rural areas for agricultural and industrial project to ensure depreciation value of the land is minimized in the case of flood.</span></p>

In the rapid urbanization and land development process, the integration of urban and rural areas has accelerated. Alongside this trend, the sustainable operation of suburban villages in metropolitan areas face many difficulties and challenges, especially in terms of the efficient use of land and the coordination of stakeholders’ interests. However, there remains a lack of systematic case studies in the literature targeted toward suburban villages in metropolises. This study selects three typical suburban villages in the metropolis of Jiangning District, Nanjing (i.e., a metropolis in China) to narrow this research gap. We collected primary data based on field investigations, structural interviews, and professional documents. With three typical villages employed as comparative case studies, we developed a theoretical framework to systematically analyze the operation process and the challenges faced by suburban villages in the metropolis. The results revealed the different application scenarios of three stakeholder-led models, including the state-owned enterprise-led model, the grassroots government-led model, and the private capital-led model, in the sustainable operation of metropolis-based suburban villages. The findings shed new light on selecting an appropriate path to boost the sustainable endogenous development of rural areas. This study extends existing research on the sustainable operation of suburban villages in the metropolis, providing practical guidance on aligning stakeholder-led models to better integrate urban and rural areas.

Land development in sub-urban areas is more frequent than in highly urbanized cities, causing land prices to increase abruptly and making it harder for valuers to update land values in timely manner. Apart from this, the non-availability of sufficient reliable market values forces valuers to use alternatives and subjective judgement. Land value is critical not only for private individuals but also for government agencies in their day-to-day land dealings. Thus, mass appraisal is necessary. In other words, despite the importance of reliable land value in all aspects of land administration, valuation remains disorganized, with unregulated undertakings that lack concrete scientific, legal, and practical foundations. A holistic and objective way of weighing geospatial factors through expert consultation, legal reviews, and evidence (i.e., news) will provide more realistic results than a regression-based method that does not comprehend valuation factors (i.e., physical, social, economic, environmental, and legal aspects). The analytic hierarchy process (AHP) enables these factors to be included in the model, hence providing a realistic result. The innovative land valuation model (iLVM), developed in this study, is an inclusive approach wherein experts are involved in the selection and weighing of 15 factors through the AHP. The model was validated using root mean squared error (RMSE) and compared with multiple regression analysis (MRA) through a case study in Baybay City, Philippines. Based on the results, the iLVM (RMSE = 0.526) outperformed MRA (RMSE = 1.953).

<p><strong>Abstract.</strong> At the end of the 19th century, the bicycle was a medium used for land development, connection, sensing and routing. This article explores these features of the bicycle based on the League of American Wheelmen bulletins that were published between 1880 and 1902. The enquiry shows that the bicycle constitutes a rural geomedium since the first cyclists regarded themselves as land surveyors. Furthermore, the bicycle, as a vehicle that is connected to an individual, links the starting and end points of a route &amp;ndash; without stops on the way and without changing vehicles. This continuity of movement is a highly essential property of the medium ‘bicycle’. Being awheel and making the countryside accessible cartographically are therefore closely linked to each other; they take place in one and the same procedure as part of the joint practice of land surveys. During this process, the bicycle proves to be an ideal instrument for the sensing of road surface conditions and therefore functions as a mediator between the road and the cyclist. It also serves as a mediator between urban and rural areas and as a connected device: the bicycle is the condition for cooperation for Bicycle Clubs, which enjoyed enormous popularity at the end of the 19th century. It facilitated the cooperative experiencing and exploring of the land that had yet not been documented cartographically and, in turn, yielded its own new form of representation: navigable maps in the form of route guides.</p>

Modernization of agriculture, economic development and population increase after the end of the Thirty Years' War caused authorities in many parts of Germany to decree the eradication of so-called pest animals, including the House Sparrow. Farmers were given targets, and had to deliver the heads of sparrows in proportion to the size of their farms or pay fines. At the end of the eighteenth century German ornithologists argued against the eradication of the sparrows. During the mid-nineteenth century, C. L. Gloger, the pioneer of bird protection in Germany, emphasized the value of the House Sparrow in controlling insect plagues. Many decrees were abolished because either they had not been obeyed, or had resulted in people protecting sparrows so that they always had enough for their “deliveries”. Surprisingly, various ornithologists, including Ernst Hartert and the most famous German bird conservationist Freiherr Berlepsch, joined in the war against sparrows at the beginning of the twentieth century, because sparrows were regarded as competitors of more useful bird species. After the Second World War, sparrows were poisoned in large numbers. Persecution of sparrows ended in Germany in the 1970s. The long period of persecution had a significant but not long-lasting impact on House Sparrow populations, and therefore cannot be regarded as a factor in the recent decline of this species in urban and rural areas of western and central Europe.

Background: The present age is the age of stress. Everybody is disturbed due to one or the other reason irrespective of their age. However, adolescents are more prone to psychological and sociological disturbances.Objectives:To assess the psychosocial problems in adolescents.Methods: The study was conducted in selected schools of urban and rural areas taking 100 participants each for boys and girls using convenient sampling method. The tool used was youth self report. The data collected was analyzed using appropriate statistical methods.Results: The study revealed that 48.5% adolescents were well adjusted; 47% were having mild psychosocial problems; 4% had moderate psychosocial problems and 0.5% had severe psychosocial problems.Conclusion: Adolescents irrespective of their living places had varying degrees of psychosocial problems.
