Purpose Three dimensional (3 D) laser scanner surveying is widely used in many fields, such as agriculture, mining and heritage documentation and can be of great benefit for as-built documentation in construction and facility management domains. However, there is lack of applied research and use cases integrating 3 D laser scanner surveying with building information modeling (BIM) for existing facilities in Malaysia. This study aims to develop a scan to as-built BIM workflow to use 3 D laser scanner surveying and create as-built building information models of an existing complex facility in Malaysia. Design/methodology/approach A case study approach was followed to develop a scan to as-built BIM workflow through four main steps: 3 D laser scanning, data preprocessing, data registration and building information modeling. Findings This case study proposes a comprehensive scan to as-built BIM workflow which illustrates all the required steps to create a precise 3 D as-built building information model from scans. This workflow was successfully implemented to the Eco-Home facility at the Universiti Teknologi Malaysia. Originality/value Scan to as-built BIM is a digital alternative to manual and tedious process of documentation of as-built condition of a facility and provides a detail process using laser scans to create as-built building information models of facilities.

Purpose Organizations involved in facility management (FM) can use building information modeling (BIM) as a knowledge repository to document evolving facility information and to support decisions made by the facility managers during the operational life of a facility. Despite ongoing advances in FM technologies, FM practices in most facilities are still labor intensive, time consuming and often rely on unreliable and outdated information. To address these shortcomings, the purpose of this study is to propose an automated approach that demonstrates the potential of using BIM to develop algorithms that automate decision-making for FM applications. Design/methodology/approach A BIM plug-in tool is developed that uses a fault detection and diagnostics (FDD) algorithm to automate the process of detecting malfunctioning heating, ventilation, and air conditioning (HVAC) equipment. The algorithm connects to a complaint ticket database and automates BIM to determine potentially damaged HVAC system components and develops a plan of action for the facility inspectors accordingly. The approach has been implemented as a case study in an operating facility to improve the process of HVAC system diagnosis and repair. Findings By implementing the proposed application in a case study, the authors found that automated BIM approaches such as the one developed in this study, can be highly beneficial in FM practices by increasing productivity and lowering costs associated with decision-making. Originality/value This study introduces an innovative approach that leverages BIM for automated fault detection in operational buildings. FM personnel in charge of HVAC inspection and repair can highly benefit from the proposed approach, as it eliminates the time required to locate HVAC equipment at fault manually.

Abstract. The preservation of historic buildings can often be particularly difficult due to the lack of detailed information about architectural features, construction details, etc.. However, in recent years considerable technological innovation in the field of Architecture, Engineering, and Construction (AEC) has been achieved by the Building Information Modeling (BIM) process. BIM was developed as a methodology used mainly for new construction but, given its considerable potential, this approach can also be successfully used for existing buildings, especially for buildings of historical and architectural value. In this case, it is more properly referred to as Historic – or Heritage – Building Information Modeling (HBIM). In the HBIM process, it is essential to precede the parametric modeling phase of the building with a detailed 3D survey that allows the acquisition of all geometric information. This methodology, called Scan-to-BIM, involves the use of 3D survey techniques for the production of point clouds as a geometric “database” for parametric modeling. The Scan-to-BIM approach can have several issues relating to the complexity of the survey. The work aims to apply the Scan-to-BIM approach to the survey and modeling of a historical and architectural valuable building to test a survey method, based on integrating different techniques (topography, photogrammetry and laser scanning), that improves the data acquisition phase. The “Real Cantina Borbonica” (Cellar of Royal House of Bourbon) in Partinico (Sicily, Italy) was chosen as a case study. The work has allowed achieving the HBIM of the “Real Cantina Borbonica” and testing an approach based exclusively on a topographic constraint to merge in the same reference system all the survey data (laser scanner and photogrammetric point clouds).

Purpose Traditionally, progress in detail engineering in construction projects is reported based on estimates and manual input from the disciplines in the engineering team. Reporting progress on activities in an engineering schedule manually, based on subjective evaluations, is time consuming and can reduce accuracy, especially in larger and multi-disciplinary projects. How can progress in detail engineering be reported using BIM and connected to activities in an engineering schedule? The purpose of this paper is to introduce a three-step process for reporting progress in detail engineering using building information modeling (BIM) to minimize manual reporting and increase quality and accuracy. Design/methodology/approach The findings of this paper are based on the studies of experiences from the execution of projects in the oil and gas industry. Data are collected from an engineering, procurement and construction (EPC) contractor and two engineering contractors using case study research. Findings In the first step, control objects in building information models are introduced. Statuses are added to control objects to fulfill defined quality levels related to milestones. In the second step, the control objects with statuses are used to report visual progress and aggregated in an overall progress report. In the third step, overall progress from building information models are connected to activities in an engineering schedule. Originality/value Existing research works related to monitoring and reporting progress using a BIM focus on construction and not on detail engineering. The research demonstrates that actual progress in detail engineering can be visualized and reported through the use of BIM and extracted to activities in an engineering schedule through a three-step process.

PurposeWith the increasing attention acquired from researchers and practitioners in Architecture, Engineering and Construction (AEC) industry, building information modeling (BIM) has fundamentally changed the approach we design, construct and delivery, as well as operate and maintenance of buildings and civil infrastructures. This study tries to provide an innovative perspective on BIM research. This study aims to analyze the necessity and feasibility of BIM user satisfaction research and define what BIM user satisfaction is, and then to develop a quantitative method for the measurement of BIM user satisfaction.Design/methodology/approachAs it is indicated in the content, BIM user satisfaction is measured by the sum of the user's weighted reactions to a set of factors. To be specific, the entropy method was adopted to calculate the “weighting” of the factors, and the triangular fuzzy number (TFN) method was selected to compute the “scoring” of the factors. Through the literature review, methodology and tool development, as well as case study and discussions, this paper was generated sequentially.FindingsThis study found that the proposed tool for the measurement of BIM success is valid and reliable; it formerly translated the conceptual definition of BIM user satisfaction into an accurate measurement instrument. It also indicated that many factors are affecting the BIM users' satisfaction, and each of the factors inherited various importance and score, and the findings are expected to improve the performance and effectiveness of BIM management.Originality/valueThrough the translation of the conceptual BIM user satisfaction into a valid quantitative measurement instrument, this research provides an excellent framework for the management of BIM from the user's perspective, and it could help to stimulate user's acceptance of BIM in the AEC industry in future.

<p><strong>Abstract.</strong> This paper presents an experience of 3D modeling starting from laser scanning data and following two alternative approaches: the first one, called “Advanced 3D modeling”, based on an original meshing algorithm, while the second make use of Revit BIM software.</p><p>The case study in Palace Ettoreo in Sacile (Pordenone, Italy), constructed in Renaissance Venetian style in the 16th century: it has a trapezoid plan and is developed on three floors, with the ground one endowing a portico on two façades.</p><p>The palace has been surveyed by two terrestrial laser scanners: a Riegl Z420i for 5 external scans and a FARO Photon 120 for 53 internal scans; also a topographic surveying of 270 targets have been carried out. The final TLS cloud has 1,4 billions of points.</p><p>The Advanced 3D modeling has produced a “smart” mesh, allowing also to model the elements with deformations (out of plumb, bulges and troughs). Moreover, this model drastically reduce the stored data: the whole palace is modeled by 111.496 polygons only.</p><p>The modeling with Revit follows the classical flowchart where the principal architectonical elements are gradually composed: this HBIM process has required a strong manual work in exploiting the available parametric objects and/or in the definition of new objects.</p><p>Comparing the two models with respect the points cloud, both have evidenced advantages and limitations: therefore, the best solution is a process involving their combination. At the beginning, the Advanced 3D modeling is performed onto the points cloud, so well exploiting the segmentation tools and the smart meshing of the surfaces preserving any geometrical irregularity. Such obtained model allows metrical and morphological evaluation on the various structural and architectonical elements. Afterwards, this very light model becomes the entry data for the modeling in BIM environment, where also the shape of irregular elements are so imported.</p>

<p><strong>Abstract.</strong> Development and implementation of information models of spatial objects affect broadest application areas currently. Building Information Models (BIMs) are now becoming extremely popular. These models are able to describe a great number characteristics of building or engineering construction, including physical and functional properties, economic parameters, visual parameters, etc. BIM use is introduced currently as the mandatory aspect of building life cycle management, from design and construction to demolition. However, implementation of the BIM concept into the reconstruction, restoration and conservation of historical and cultural heritage remains the least developed domain. Therefore, research and development activities concerned with HBIMs (Historical Building Information Models) are particularly relevant. Saint Petersburg being the second largest Russian city has a huge number of architectural monuments, while industrial architecture composes a special category of these monuments. We provided a number of research and development activities devoted to the 3D information modelling of industrial architectural monuments located in St. Petersburg. Context of these works was established by the reconstruction and adaptation of these monuments to modern needs. 3D models of buildings were produced basing on results of the laser scanning and photogrammetric survey. Basing on our work, we have formalized main approaches to design and implementation of Building Information Models of the industrial architectural monuments.</p>

An efficient 3D survey of a complex indoor environment remains a challenging task, especially if the accuracy requirements for the geometric data are high for instance in building information modeling (BIM) or construction. The registration of non-overlapping terrestrial laser scanning (TLS) point clouds is laborious. We propose a novel indoor mapping strategy that uses a simultaneous localization and mapping (SLAM) laser scanner (LS) to support the building-scale registration of non-overlapping TLS point clouds in order to reconstruct comprehensive building floor/3D maps. This strategy improves efficiency since it allows georeferenced TLS data to only be collected from those parts of the building that require such accuracy. The rest of the building is measured with SLAM LS accuracy. Based on the results of the case study, the introduced method can locate non-overlapping TLS point clouds with an accuracy of 18–51 mm using target sphere comparison.

Purpose The purpose of this study is to investigate factors that impede the integration of facilities management (FM) into building information modeling (BIM) technology. The use of BIM technology in the commercial construction industry has grown enormously in recent years. Its application to FM, however, is still limited. The literature highlights issues that hinder BIM–FM integration, which are studied and discussed in detail in this paper. Design/methodology/approach A review of literature is conducted to identify and categorize key issues hampering the application of BIM to FM. This paper has also designed a questionnaire based on a literature review and surveyed FM professionals at two industry events. Using the collected responses, these issues are analyzed and discussed using non-parametric statistical analyses. Findings A total of 16 issues are identified through the literature review of 54 studies under the four categories of BIM-execution and information-management, technological, cost-based and legal and contractual issues. The results of the survey of FM professionals (with 57 complete responses) reveal that the single most important issue is the lack of FM involvement in project phases when BIM is evolving. Originality/value The findings of this study could assist the construction industry (e.g. building-material and equipment manufacturers, design professionals, general contractors, construction managers, owners and facility managers) with creating guidelines that would help in BIM–FM integration. BIM is a virtual database that contains important design and construction information, which can be used for effective and efficient life cycle management if building data are captured completely and accurately with a facility manager’s involvement.

Purpose This paper aims to provide a bibliometric analysis of advances in building information modeling (BIM) research globally. It provides a recent state-of-the-art assessment on trends as it relates to the architecture, engineering and construction (AEC) industry. Being a vastly emerging research area, there is a need for the appraisal of research trends. Design/methodology/approach A comprehensive bibliometric analysis was conducted using a dual step filtering system on an initial volume of 2347 documents in the first stage between 2010 and 2020, and of 311 publications in the final stage of the analyses which emphasized more on 2015–2020 from the WoS database. Frequency analyses on the sources, affiliations, authors and country/ region of publication were assessed in the first stage of the analyses. Co-authorship and evidence of author collaboration were also examined. The second stage included a co-occurrence keyword network analysis. Further, text mining/mapping of the abstract of the documents was performed. Findings Emerging trends in the field of BIM research include but are not limited to historical building information modeling (h-BIM) applications, the use of blockchain technology, digital twin, Construction Operations Building information exchange (COBiE), Industry Foundation Classes (IFC), dynamo-bim, energy plus software and BIM laser scanning innovations. The possibility of these innovations solving some current BIM challenges were also discussed. Originality/value The study provides an insight into the BIM research trends globally while identifying existing challenges. The study uses text mining of unstructured abstracts, which has not been reported in BIM research.

Purpose The management of building information modeling (BIM)-enabled construction projects is challenging and unstructured in nature, particularly in terms of contract administration. Even though previous studies have revealed various legal issues related to BIM, little is known regarding the contractual practices of BIM. Hence, the purpose of this paper is to explore the contractual practices between the BIM consultant and employer in detail. Design/methodology/approach An explanatory case study was carried out on four large BIM-enabled construction projects in China. Findings The contractual practices differed from one project to another in terms of ownership and intellectual property rights (IPRs) of the BIM model, roles of the BIM consultant, liability of the BIM consultant in the event of errors and delays of the BIM model, and BIM-related costs and payments. Some of the interesting findings are as follows: the employer shall retain the ownership and IPRs of the BIM model, the BIM consultant shall provide a warranty to ensure usability of the BIM model after project handover, the BIM consultant shall pay for damages or losses if the BIM model fails to deliver and the costs of BIM implementation shall be borne by both contracting parties. Originality/value This study provides a fresh, realistic insight on the development of plausible contractual practices between the BIM consultant and employer and the findings can be used to improve BIM contract protocols in future projects.
