The need for residential property in Jakarta continues to increase, especially for MBR (Low Income Society). The development of TOD (transit-oriented development) area in Jakarta should be able to answer the problem. The existence of MBR dwellings in the form of RUSUNA (simple flats) in transit areas should be a concern because they need more residential and public transportation. Their existence will maximize the use of mass transport and keep the transit area from exclusivity, then the sustainability of the TOD Area is maintained. The problem of RUSUNA TOD development lies in the high price of land and the absence of related regulation, so the developer or manager of TOD is reluctant to develop it. From these problems came the research question, it is true that the majority of transit users are MBR, so that the provision of RUSUNA TOD needs to be maximized. Then, what is the percentage of RUSUNA units required based on transit requirements. The method used is the mix method by spreading the questionnaires to the users of transit, the market of residential users of LebakBulus, and interviews to the experts and stakeholders. The data obtained will be analyzed and adjusted to the applicable regulations.

Development plan of monorail and tramway in Surabaya City aimed to encourage the movement based transit. TOD (Transit Oriented Development) is model for integration of transportation and land use in order to encourage the transit ridership. The result of study in worldwide show the success of TOD application in increasing the usage of transit mode by developing policies on land uses around station/terminal. Therefore, it needs to adopt TOD in transit area of Surabaya City to achieve the sustainable transportation. This study conclude criteria of TOD that can be applied in transit area of Surabaya City are mixed land uses, high intensity of activities around station/terminal, integrated design of circulation and road network, and pedestrians/cyclists friendly design.Development plan of monorail and tramway in Surabaya City aimed to encourage the movement based transit. <p>In order to use urban space effectively in Transit-Oriented Development (TOD), over-track buildings (built over railways), are becoming increasingly popular in Japan. From a construction and structural design point of view, the basement structure just beneath railways generally cannot be built while railway operations continue (interruption to operations is not permitted, In general).</p><p>This paper presents the structural design of a mid-story isolated high-rise building constructed over railways in Ikebukuro, Tokyo. The paper shows, not only the philosophy of the system, but also the structural design, full-scale experiments, and evaluation of the performance in each structural element. The authors believe that such a structural design will be one of the effective solutions to the over-track building.</p>

Aggregate studies of retail uses around fixed transit lines and in transit-oriented development are scarce. In total, 8,402 retail locations were identified within half mile of twenty-seven stations in Los Angeles County, USA. Sixteen spatial autoregressive (SAR) probit models help us identify five retail categories (everyday uses, opportunists, rivals, hotels, and large footprints) based on how the retail uses self-cluster, cluster with other uses, choose transit station type preferences, prefer building types and are influenced by gentrification. The results help planners understand that aesthetic improvements and zoning changes are likely to lead to increased restaurant presence and specialized retail clusters, while strip malls further from stations beneficially provide locations for everyday uses.

According to the development plan of MEBIDANG-RO, Pinang Baris has been stated as TOD Area. Bus Terminal will be the transit center within the area and have direct integration to buildings surround it. Issues that appeared solved with  utilizing the land that will be allocated as circulation area to prevent crossing circulation between transportation and passengers, contemporary architecture theme will be applied,  and the building shape will be following the circulation plan that has made before,  Therefore, the design of Pinang Baris Bus Terminal would fulfill the needs of users in TOD Pinang Baris.
