This article deals with the problem of the lack of accurate criteria for evaluating luxury housing today. The existing criteria of elite housing are given, urban planning, space planning, and service groups are identified. Examples of houses of this type from foreign design experience, including in London and Paris, are considered.

Land policy plays an important role in urban development planning. The value of land use depends on the nature and scale of urban land use. Based on this, in the study and analysis, the adaptation between regional land finance and urban planning and construction was discussed. First of all, the current incoordination between the land policy and the urban planning and construction in the development of urbanization was elaborated, and the status quo of the research was analyzed; then, the coordination of the layout of the urban planning space under the land finance was analyzed; taking a small-town project as an example, the actual planning of towns was concretely analyzed, and the waterfront landscape was planned and designed, the functional utilization of the land was promoted. Regression analysis of adaptation confirmed the success of urban planning and construction.

The article describes the history of the creation of Russian “green” Councils and environmental standards in construction. The interrelation of domestic and foreign systems is revealed, the scope of application of ecostandards in Russia is determined. Sections of the environmental assessment of Russian standards are considered. The characteristic features of rating systems in Russia are identified. The analysis of the estimated categories of the ecocertification systems under consideration is carried out. It is concluded that at present, to improve the environmental friendliness of the architectural and urban planning space, Russian designers need separate versions of national ecostandards for architects and city planners, without overloading with technical and organizational requirements for certification.

To gain a better understanding of the surface faceting that occurs in α-alumina during high temperature processing, atomic force microscopy (AFM) studies have been performed to follow the formation and evolution of the facets. AFM was chosen because it allows for analysis of topographical details down to the atomic level with minimal sample preparation. This is in contrast to SEM analysis, which typically requires the application of conductive coatings that can alter the surface between subsequent heat treatments. Similar experiments have been performed in the TEM; however, due to thin foil and hole edge effects the results may not be representative of the behavior of bulk surfaces.The AFM studies were performed on a Digital Instruments Nanoscope III using microfabricated Si3N4 cantilevers. All images were recorded in air with a nominal applied force of 10-15 nN. The alumina samples were prepared from pre-polished single crystals with (0001), , and nominal surface orientations.
