This study analyzes the effect of green characteristics on sales of unsold housing stock, using a multilevel growth model, in Gyeonggi Province, South Korea from 2012 to 2018. The green characteristics we estimated are external factors such as the proximity to urban parks and mountain trails located outside the housing complex and internal factors such as whether the area of communal open space within the complex exceeds a certain percentage. The results suggest that potential home-buyers are interested in green space inside rather than outside a housing complex in a suburban setting. Housing complexes with large enough communal open spaces had a 0.094 higher unsold unit ratio than complexes with small communal open spaces, but the surplus decreased more rapidly; the ratio declines by 0.028 per time unit. On the other hand, the results show no statistically significant effects of the distance to external green areas. This might be due to that public urban parks might not be an attraction to residents when forests and/or agricultural fields are in close proximity. The findings of this research will be utilized by construction companies and public institutions holding unsold units in improving their sales performance, not only in South Korea but also in other Asian regions showing a similar housing development pattern.

The Public Realm, an interface between the public and the private, is a vital aspect of the built environment that helps to give a city its identity. Despite being a highly significant contributor towards shaping the urban life and the quality of urban spaces, the fact remains that the concept and idea of meaningful public realm remains largely ignored, especially within neighbourhoods with their series of unmaintained and misused public spaces. Such is the case of the Modern Housing Complex at Manimajra, Chandigarh, where the planned open spaces and parks have been increasingly converted into parking lots, garbage yards with uncontrolled vegetation, or spaces that promote antisocial activities, all of which together affect the livability and attractiveness of the ‘model’ colony.’ This paper is based on a study of Manimajra’s Modern Housing Complex, that was undertaken in 2012-13. The objective was to focus on the public realm and to devise design strategies for a livable neighbourhood through a community-based vision for an improved, high quality Public Realm making the neighbourhood more vibrant, safe and a truly liveable place. The study was based on an understanding of how the physical pattern and organization of a neighborhood influences perception and understanding of public places, multiple forms in which public places are manifested, different ways in which public places are understood, and various manners in which public places are used. The study reinforced the notion that the design, condition and quality of the neighbourhood streets and spaces have a major impact on the quality of its inhabitants’ life, and their careful designing and quality development can help to create successful public places.

ABSTRAKRuang terbuka publik merupakan salah satu ruang yang seharusnya berada pada sebuah perumahan. Saat ini banyak ruang terbuka publik yang fungsinya sudah dibangkitkan kembali oleh pihak penyelenggara, baik pihak pemerintah maupun pihak swasta. Secara fisik, keberadaan ruang terbuka publik kini dalam keadaan yang layak dan baik. Namun, pada ruang publik ini terlihat fasilitas ruang publik yang sangat sederhana dan jumlahnya pun terbatas. Penelitian ini disusun untuk melihat persepsi pengunjung pada kelengkapan fasilitas di ruang terbuka dengan tingkat kenyamanan pengunjungnya. Dengan menggunakan metode kuantitatif deskriptif, penelitian ini dilakukan dengan observasi kajian di ruang terbuka publik dan menyebarkan kuisioner kepada pengunjung. Hasil dari penelitian ini adalah bahwa menurut pengunjung, mereka merasa nyaman ketika berada di ruang terbuka publik ini. Penelitian ini dapat bermanfaat untuk peningkatan perencanaan ruang terbuka publik di perumahan selanjutnya. ABSTRACTPublic open space is one of the spaces that should be in a housing complex. At present many public open spaces whose functions have been resurrected by the organizers, both the government and private parties. Physically, the existence of public open space is now in a decent and good condition. However, in this public space public facilities are very simple and the number is limited. This research is structured to see the perception of visitors on the completeness of facilities in open space with the level of comfort of visitors. By using descriptive quantitative methods, this research was conducted by observing studies in public open spaces and distributing questionnaires to visitors. The results of this study are that according to visitors, they feel comfortable when in this public open space. This research can be useful for improving public open space planning in the next housing complex.
