In 2015, the predominantly visible minority immigrant community of Herongate, in Ottawa, Ontario, was slated for redevelopment by its landlord, Timbercreek Asset Management. This redevelopment involved mass eviction of the incumbent tenants, demolition of the existing affordable housing and its replacement with luxury rentals, which, by all indications, are beyond the financial reach of the former Herongage tenants. This paper seeks to problematize large-scale residential real estate redevelopment in Canada and examine its impact, using the Herongate situation as a case study. Among other things, it profiles the Herongate community, its history and present redevelopment, and explores the legal framework, and the limits thereof, constraining mass evictions of this type in Ontario. The findings indicate that the selection of Herongate for redevelopment was not fortuitous; generally, racialized and immigrant communities like Herongate are disproportionately likely to be selected for large-scale redevelopment projects, and thus subjected to mass-evictions. Further results suggest that the dissolution of the Herongate community – and the attendant dislocation of its members – has exacted a pronounced social and economic toll and compounded the racial discrimination already experienced by the former Herongate residents, most of whom are visible minorities. The paper concludes with an appeal to imbue the redevelopment process with a greater regard for social justice, and a right to housing as a policy solution to address the injustice caused by real estate redevelopment.

Through a case study of a community orchard in an affordable housing neighborhood in Portland, Oregon, we examine how the involvement of an outside nonprofit organization can transform the very notion—and composition—of community. We illustrate how the internal structures and day-to-day practices of a nonprofit privileged participation by more affluent individuals from outside the neighborhood, and ultimately subsumed a grassroots initiative, transforming it in ways that reinforced dominant power relations and created a whiter space within a diverse, low-income neighborhood. We conclude by drawing attention to the growing reflexive awareness of these issues by staff, and to their subsequent commitment to making programmatic changes that have mitigated the momentum generated by nonprofits’ funding requirements and the energy of eager outside volunteers.

Urban villages play an important role in providing affordable housing to urban migrants in Chinese cities. They are considered as supplementary to the dual rural-urban system in China. Of central importance to studying urban villages is how the morphology of these informal settlements affects urban life. It is essential for urban planners and designers to examine the morphology of urban villages. This paper, therefore, investigates the morphology of urban villages using the case study of Dayuan Village in Guangzhou, China. The morphology of this urban village is tested against four main elements of urban morphology: urban density, accessibility, functional mix, and urban interface. Our results revealed that the type of street within the urban village has considerable influence on accessibility, functional mix, and urban interface. Regarding urban density, our results show that buildings’ height is not influenced by the centrality of buildings nor land value; however, it is likely that it is affected by planning agreements between the village committee and the local government. Land coverage does not comply with the planning regulation for residential districts. Regarding accessibility analysis, the number of entrances to streets is influenced by the type of street under analysis. The distribution of different types of functional mix is also affected by the type of street within the urban village. The buildings with a mix of ‘live/visit’ are concentrated along the formal streets and primary inner streets. The mono-functional use of ‘live’ and the bi-functional mix of ‘live/work’ are mostly located in the secondary inner streets. Regarding urban interface, our results demonstrate that the formal streets have an interface with considerable porosity, and that this can contribute to the livelihood of the immediate area.

Purpose The purpose of this paper is to determine how much variance in vacancy duration can be explained by the architectural attributes of apartments and to illuminate strategies to reduce vacancy duration utilized by non-profit housing providers. Design/methodology/approach This is a sequential mixed methods research study with a qualitative variable-gathering phase followed by a quantitative variable-testing phase. Vacancy duration in days was the dependent variable and the attributes of the apartments were the independent variables. Each building functioned as a separate case, with its own results, and the cases were compared to draw conclusions about the strongest predictors for vacancy duration. Findings Each case study project has a significant linear regression equation with multiple variables contributing to the variance in tenancy duration. The R2 statistic varied for the case study projects from a low of 10.2 percent to a high of 36.9 percent. Factors that resulted in longer vacancies for two or more of the projects include: unit mix, floor level, road proximity and length of tenancy for the tenant moving out. Factors resulting in shorter vacancies include: corner position in the building and relatively larger size of the apartment. Research limitations/implications The geography of the study is limited to Washington State in the USA. However, the case study projects represent three metropolitan statistical areas, with distinct climates and economic conditions. There are limitations to the stepwise analysis method because the degrees of freedom limit the complexity of models that can be estimated. Practical implications This paper highlights influences on vacancy duration and proposes conceptual models for measuring the periods of vacancy duration. Social implications Through this study, architectural contributions to vacancy were uncovered and tested so that subsidized housing, a public good, can be distributed more efficiently. Originality/value This research is the first known study to compare vacancy durations on a unit-by-unit basis.

Architectural typology and configurations on the urban wind environment are closely related, this research took the large-scaled high-density development in Taiwan of Fujhou Affordable Housing as a case study, the use of computer simulation Ecotect Analysis, for collection of air distribution to explore central courtyard buildings wind environment flow in the urban environment for congregate housing. This study according to simulation results tried to adjust the configuration program for a further amendment to meet pedestrians comfort. Results proved that the use of computer simulation for design review, could effectively achieve the most optimized design while also to reduce energy conservation and improve comfort, which will further as references for future architectural design and master planning.
