Purpose The current maintenance management method has affected the efficiency of the building facility management at Polytechnics. Many issues such as poor service delivery, inadequate finance, poor maintenance planning and maintenance backlogs have emerged due to the usage of conventional method application (paper-based form and unsystematic database. The purpose of this paper is to review existing literature and case studies project of the technologies in maintenance management at Polytechnic, and subsequently to identify the challenge in improving the current maintenance management technologies. Design/methodology/approach The purpose of this paper is to review existing literature and case studies project of the technologies in maintenance management at Polytechnic, and subsequently to identify the challenges of information and communication technology (ICT) implementation for strategic defect diagnosis and decision-making in improving the current maintenance management technologies. Eight Polytechnics are selected on the basis of the major problems of using the conventional method in the comparison to investigate the maintenance management practices in each Polytechnic. There are around 32 Polytechnics in Malaysia and most are using conventional methods. Findings The findings reveal the need for a more sophisticated maintenance management system that provides guidelines for decision-making processes with the implementation of ICT. The interview results also reveal irregularities within the Malaysian Polytechnics’ maintenance management database. The system architecture and the information system prototype are presented to integrate the information database and maintenance management processes in improving the building diagnosis approach and decision-making process for managing building maintenance. Originality/value This new system is expected to become the successful technology in assisting the maintenance contractors, clients and developer for effective management of maintenance defects at Polytechnic.

Therefore, the proposed system improvement is intended to be used for maintenance management practices at Malaysian Polytechnics in order to provide high quality of building facility with safe and healthy environments. The paper aims to discuss these issues. Design/methodology/approach – Eight Polytechnics were selected based on major problems of using conventional method in the comparison to investigate the maintenance management practices in each Polytechnic. Findings – The overall findings of this research indicated; poor service delivery, inadequate financial, poor maintenance planning and maintenance backlogs. The system architecture and the conceptual process model are presented to integrate the information database and maintenance management processes in improving the building diagnosis approach and decision-making process for managing building maintenance. Originality/value – This new system development provides a better maintenance assessment for identifying symptoms, causes and reasons of building defects without depending on the expensive instruments, for instance, non-destructive testing (NDT) and sensor technology. It also has the potential to become the successful technology in assisting the maintenance contractors, clients and developer for effective management of maintenance defects at Polytechnic.

Purpose The improper maintenance affects the performance of management practices for Green Building (GB) in Malaysia. This is due to the issues of lack of GB knowledge and competency for maintenance activities in GB projects. However, only a few researchers have investigated maintenance within the GBs. This may be due to industry’s lack of awareness concerning the currently existing maintenance problems and their causes. The paper aims to discuss these issues. Design/methodology/approach This paper intends to develop a new Information and Communication Technology (ICT) based approach for managing maintenance in GB schemes. As a precursor to this work, the current maintenance management activities, ICT tools and techniques are reviewed and explored in such projects to gather processes and information database of maintenance and management. Findings The findings reveal the need for more sophisticated maintenance management solutions that accord with the needs of GB schemes to manage quality and reduce associated defects. Originality/value The paper concludes by presenting a research framework for developing such a system in the future. It is also suggested that further research into maintenance of GB should consider issues in terms of concern for lifecycle assessment and sustainability.

PurposeHeritage buildings, as any other buildings are subject to decay and deterioration. This issue increases significantly when a country undergoes complicated circumstances of unrest, as is the case in Iraq. The purpose of this study is to rethink the maintenance approach to heritage buildings in Iraq from a systematic management standpoint. It proposes the development of a management system through the functions of proper planning, organizing, directing and controlling. The study aims to scrutinize the weak areas of performance in the investigated work process in Iraq and provide suggestions to address them.Design/methodology/approachThe paper opted for an exploratory study, using interviews with responsible people in Iraqi heritage buildings administration to investigate the procedures applied on maintenance work for the heritage buildings. Besides, maintenance reports were reviewed and three case studies of buildings recently assigned for maintenance were visited and examined to identify the current course of actions at work and to uncover the points of weakness and strength.FindingsThe researchers identified a kind of unreal planning in the maintenance process, which appeared to be a manifestation of corrective maintenance (CM) rather than a preventive one. Such an aspect was highlighted due to several causes, among which most important were as follow (1) the lack of sufficient allocated budgets and (2) the shortage of hand labor and building technicians in this field, including professionals with an architectural training background, who could make practical choices to heritage maintenance thus preventing improper solutions that would harm the authenticity of the asset. Such factors could be mitigated if a good maintenance management system is to be adopted. A proposed system is hereby suggested, upgrading the current guideline and laws by the specialized authorities in addition to recommending the application of digital documentation.Originality/valueThis paper fulfills an identified need to study how maintenance management system can be applied for heritage buildings

Local authorities in Malaysia are facing enormous challenges in satisfying the needs of the public while providing the facilities for various stakeholders. Previous studies show numerous criticisms and complaints regarding the incapability of the local authorities in managing and maintaining the public facilities (Adnan et al., 2012). Several barriers affected the uncertainty of maintenance cost which results in the insufficient allocation of funds. The study identified several barriers impacting the maintenance cost encountered by the local authorities while maintaining the public facilities. The barriers are classified into six related issues which are building characteristics, maintenance processes, people, economical and cost, regulatory and others. Based on the findings, the building characteristics-related shows the highest severity index followed by maintenance process-related issues. The results demonstrates that the local authorities need to focus more on their maintenance management practices to resolve the problems through continuous improvement.


There are significant challenges for local authorities in Malaysia in providing and managing the public facilities for the satisfaction of stakeholders. Therefore, the local authorities need to maintain the facilities to ensure the public to be able to use them effectively and comfortably. However, over the years, the local authorities faced countless critics and complaints regarding their performance in managing the facilities from the public. Moreover, the local authorities confronted maintenance cost issues while maintaining and operating the facilities, which lead to ineffective management. This unfortunate situation has tarnished the image of the local authorities, which supposedly act as a service provider to the public in their regions. This paper investigates the current maintenance management practices by the local authorities and to identify the barriers encountered during the implementation of maintenance management. The study utilized a comprehensive sample by distributing 149 questionnaires to the maintenance department of local authorities. The results of current practices were analyzed by using the mean value score and Relative Importance Index (RII) while the barriers were examined using the mean value score and Severity Index (SI). The results indicated that the current practices of the maintenance management conducted by the local authorities did not achieve the level of satisfaction which leads to the issues of ineffective maintenance management and the barriers that faced by the local authorities shows that building characteristics, vandalism and human factors have become the significant factors of maintenance cost issues. Consequently, the study provides the recommendation of directions and guidance towards the best practices of maintenance management to accomplish the maintenance efficiency and value for money throughout various strategies of improvements.

This paper addresses the topic of machinery management by describing what it is, how it is performed, and what benefits those who employ machinery management practices can expect to derive. The practice has evolved since its inception in the 1960s, and a historical perspective is provided showing the roots of machinery management practices, its growth to currently adopted practices, and the limitations of such current practices. A new method of machinery management is presented, using currently available off-the-shelf products, and the advantages of this new method are shown. Machinery management is also placed within the broader context of Plant Asset Management, an emerging focus in the process industries to obtain competitive advantage through an integration of condition monitoring, maintenance management, and reliability management practices applied to all plant production assets, not just machinery.

Wellness of the patients correlated with the hospital building performance. For building to achieve it design objectives and provide value added services to owners, users and other stakeholders, maintenance functions are strategic. As a result, management of the maintenance of hospital buildings is a delicate and expensive task to perform. Despite the fact that there is a lack of representative data on the maintenance of hospital buildings in Malaysia, there is a growing concern surrounding the subject. Fire outbreaks and decay in hospital buildings suggest a need to conduct critical research to investigate the maintenance management practices of hospital buildings. This paper reports part of an ongoing research that aims to develop a maintenance model for hospital buildings. Hence, this current research reports the results of literature reviews and observations on hospital buildings in Malaysia and their maintenance practices. Upon reviewing the literature, a conceptual framework of maintenance model for hospital buildings was proposed. The research found that the current approaches to maintenance management in the hospital buildings were corrective, fragmented, cost-driven and expensive. The procurement of maintenance services was mainly outsourcings. All these call into question, the decision making processes of the hospital maintenance organisations. Collectively, the above considerations have led to the formulation of the main research question- what are the critical success factors [CSFs] for the maintenance of hospital buildings? The current study also discussed a proposed research methodology for the main research. Furthermore, issues pertaining to the research design, ontology and epistemology were briefly discussed. It was established that to enrich the findings of the main research, it was imperative to collect primary data using both quantitative and qualitative research paradigms.
