The spatial dimension of the French private rental markets: Evidence from microgeographic data in 2015

This article draws on data collected by local rental observatories in 12 French urban units in 2015 to analyze the spatial dimension of hedonic rental prices in the private rental market through (i) the spatial heterogeneity between urban units and (ii) the wide variety of contextual and locational characteristics (socio-economic, environmental (dis)amenity, and accessibility) and flexible specifications to capture their potential non-linear influence on rent. Based on a joint test of equality of coefficients across all urban units, we find that hedonic prices differ for 75% of the characteristics, thereby justifying a detailed analysis of heterogeneity. Lyon, Nice, and Paris taken individually are the urban units with the most specific valuations of housing characteristics and socio-economic characteristics. Our analysis reveals that housing characteristics, median income, and distance to the center are clearly the variables with the most heterogeneous effects on hedonic prices.

Because of the rotate kinematics, the machining of 5-axis brings up the non-linear error. The RTCP (Rotation Tool Center Point) function can always make the interpolated point on the programming track by a real-time linear compensation of CNC system for motion of the rotary axes. Based on detailed analysis of the kinematics principle of 5-axis machine with dual rotary tables, a new design of interpolated algorithm integrated with RTCP function is presented which is simulated in MATLAB, and the result indicates that the algorithm can reduce the non-linear error effectively.

AbstractA detailed analysis of concrete structures requires knowledge of the mechanical properties of the materials used. In the case of a non-linear analysis, the scope of the information needed is even greater. In particular, the tensile strength and fracture-mechanical parameters are required for the concrete. Prospective approaches that could increase the informative value of detailed analyses include the use of stochastic modelling. It particularly enables the definition of the effects of individual input parameters on the load capacity, failure mode, and general behaviour of the structure. The presented paper aims at a detailed analysis of a reinforced-concrete beam without shear reinforcement, which is based on a complex set of laboratory tests and non-linear analyses with a sensitivity study. The laboratory program includes different types of laboratory tests. Selected and missing material parameters of the concrete are calculated according to recommendations in scientific papers and the valid standards. The results are compared and discussed.

AbstractObjective:This article explores the relationship between childhood obesity and educational outcomes in Mexico, a country where excess weight is predominant.Design:Using complementary multivariate estimators, we empirically investigate the association between childhood excess weight, measured in 2002, and schooling attainment measured 10 years later. Non-linear specifications are tested, and heterogeneous effects according to gender, living area and economic backgrounds are investigated.Setting:To fill the literature gap, this study focuses on the understudied context of emerging countries such as Mexico.Participants:Panel data from the Mexican Family Life Survey (2002–2012) are used. We restricted the sample to adolescent individuals who had between 9 and 15 years old in 2002 (attended primary or secondary school in 2002). The survey provides an accurate follow-up information on weight, height and waist circumference for each individual.Results:Controlling for a comprehensive set of covariates, we find that the relationship is non-linear in Mexico. While weight-based childhood obesity and abdominal adiposity are significantly associated with lower school attainment, at least in urban settings, no schooling gap is found between overweight students and their normal-weight counterparts. Along with rural–urban heterogeneity, obesity-based educational penalties appear to be stronger for girls and students from privileged economic backgrounds.Conclusions:These results emphasise the co-occurrence of anti-fat and pro-fat social norms in Mexican schools: while anti-fat norms may particularly concern female, richer and urban students, pro-fat norms might persist among male, poorer and rural students. These findings have important implications for public policy, namely about awareness anti-obesity programmes.

Using data collected from the central and western parts of Nepal plains, we examine the extent of rental market of pump-sets therein, and identify the factors affecting the decision of farm households to purchase the service of pump-sets. Further, the article investigates whether cropping intensity and extent of crop diversification for non-users, owner users and rental users of pump-sets are significantly different. Our analysis suggests that there exist rental markets of considerable sizes in the field study locations. Access to extension service, proportion of high yielding varieties in total cropped land, availability of pump-sets, caste and locational characteristics have been identified as the determinants of the decision to purchase the service of pump-sets. Cropping intensity and extent of crop diversification for the rental users have been found to be higher than those of the non-users and the owner users, and this finding establishes the positive impact of the rental market.

As rental markets move online, techniques to assess racial/ethnic rental housing discrimination should keep pace. We demonstrate an audit method for assessing discrimination in Toronto's online rental market. As a multicultural city with less segregation and more diverse visible minorities than most US cities, Toronto lends itself to multiname audit studies. We sent 5,620 fictitious email inquiries to landlords offering apartments on Craigslist, a popular Internet classifieds service. Each landlord received one inquiry each from five racialized groups—Caucasian, Black, E/SE Asian, Muslim/Arabic, and Jewish. In our experiments, “opportunity denying” discrimination (exclusion through nonresponse) was 10 times as common as “opportunity diminishing” discrimination (e.g., additional rental conditions). We estimate Muslim/Arabic–racialized men face the greatest resistance, with discrimination occurring in 12 percent of experiments. The level of discrimination is modest but significant for Asian men (7 percent), Blacks (5 percent), and Muslim/Arabic women (5 percent). Discrimination was evenly spread throughout the city.

Purpose Economic reforms in rural China have led to the emergence of land and labor markets. The development of rural land rental markets can improve agricultural productivity and equity by facilitating transfers of land to more productive farmers and facilitating the participation in the non-farm economy of less productive farmers. In contrast to the burgeoning development of off-farm labor markets, the development of rural land rental market has lagged. The purpose of this study is to analyze the factors affecting households’ entry and transaction intensity in rural land rental markets, especially the effects of land tenure and off-farm employment. Design/methodology/approach Based on a field survey data of 479 household in Henan Province in 2009, the authors used Cragg’s double hurdle model to identify the determinants for households’ land rental participation and its transaction amount. Findings Off-farm employment is one of main driving factor for household’s land rent-out decision. Tenure insecurity reduces both the propensity and the magnitude of rental market transactions. Land use certificates significantly contribute to participation in land-rental markets and the rental amount. Originality/value This paper treats household land rental market participation as a related two-step process, focusing on both land transfer and its transaction amount. This paper also builds on a broad view, including analysis on both demand and supply side of land rental market.

Promoting farmland transfer through the farmland rental market is an essential instrument to achieve the scale economy of agricultural production in China. However, past literature on the land reform in China pays more attention to the renting-in household or the renting-out household, respectively, less to both types of households together. Using a large-scale survey of farm households in China, we examine the determinants of participation in the farmland rental market and quantify the impact of the rental market on farmers’ income. Findings show household off-farm income, family members’ part-time employment, agricultural subsidies, and participation in agricultural cooperatives significantly affect farmers’ participation in the farmland rental market. Participation in the farmland rental market significantly increases the income of renting-in households, while it decreases the income of renting-out households, which might result from the temporary lag effect of the land system reform.
