A construction company must acquire regulatory permits and licences before granting project approval. The formal processes do not embrace all the stakeholders. While regulatory permits or licences are granted by government, local and statutory authorities, there is also the need for the hosting or local community to consent to a firm’s activities to complete the symbiotic relationship. This commitment of residents towards acceptance, approval and support for a project to exist within their community is known as a social licence. This paper investigates the application of the concept of social licence in the Ghanaian construction industry. A total of 102 questionnaires were used in the analysis. Findings based on the questionnaire survey of contractors, project managers, quantity surveyors, engineers and architects indicate that social licence is an emerging concept in the Ghanaian construction industry. The result also shows the limited grasp and restricted application of the concept. Only 37% of the professionals with some level of familiarity with the concept admitted to using the term social licence or its concept in the construction industry. There is a need for industry sensitisation and education to harness the benefits a company derives from acquiring a social licence. The article proposes an algorithm for implementation of lean manufacturing in relation to a company in the road construction industry. The concept of lean manufacturing involves the possibility of using several tools at the same time to solve the problems and losses encountered during construction and installation works. The results of testing a tool such as a 5S system in a road construction company are presented to confirm simplicity and effectiveness of the proposed recommendations.

Contractors are one of the important parties in completing a construction project as they directly involved in the construction works execution. Therefore, contractors’ performance should be monitored and assessed on a regular basis to ensure the success of the project, particularly by identifying the failures and shortfalls, as well as any delays and losses that might occur due to the poor productivity of the contractors. A systematic performance appraisal is one of the endeavours in ensuring that the contractors’ performance is as per the expectation of the stakeholders, particularly the client. Hence, this paper provides a review on the contractors’ performance appraisal practices in construction industry in Malaysia. Questionnaire survey on 214 respondents from construction industries, ranging from contractors to project managers, was undertaken where the results showed that contractors’ performance appraisal in a particular construction project is very essential as it drives the project towards better improvement and ultimate success.

Leadership skills are required in any area, including the construction industry. Compared to conventional construction projects, the obstacles of practising leadership skills are more significant in sustainable construction projects. In the context of managing a project, a project manager is accountable for overseeing the project from the pre-construction phase to the post-construction phase. Nevertheless, project managers often encountered utmost difficulties in sustainable construction projects during the pre-construction phase. Despite that, improving leadership skills would emerge to boost project manager performance in managing sustainable construction projects. Thus, this paper aims to determine the improvement factors of leadership skills among project managers in the pre-construction phase of sustainable construction projects. A questionnaire survey was developed with 44 improvement factors of leadership skills among project managers in the pre-construction phase of sustainable construction projects, in which 153 experienced project managers in sustainable construction projects in Malaysia responded. Data were analysed using normality test, exploratory factor analysis (EFA) and reliability analysis via IBM SPSS version 24 software. The finding reveals that all improvement factors were significant to improve leadership skills among project managers in the pre-construction phase of sustainable construction projects. Hence, this paper's findings would assist project managers in grasping the improvement factors that can improve their leadership skills, particularly in sustainable construction projects.

Over last 40 years, productivity improvement has been a critical goal for the successful completion of projects in the construction industry. Recently, in Korea, foreign laborers, particularly Chinese laborers, have substituted domestic laborers. To improve construction productivity, an understanding of the characteristics of Chinese laborers is essential. Therefore, this study identified factors influencing the construction productivity of Korean and Chinese laborers, and compared their importance. Through the questionnaire survey, the importance and the ranking in three categories (economic, social, and psychological factors) were evaluated. This result will be useful for project managers to develop strategies to improve construction productivity.

Construction industry is accident-prone industry with high percentage of occupational accidents against total number of employees, to prevent safety accident, a lot of safety management system has been developed and applied to construction industry, a safety manger’s time to inspect the construction site has rather decreased due to increase in burden of administrative work for safety management. As a result, there was a doubt on the efficiency of intensified safety management activities. Therefore, this study is aimed to investigate current safety management activities and propose a more practical and efficient management plan after analyzing strengths and weaknesses so far through a questionnaire survey.

Time overruns are major problems facing the Nigerian construction industry. It’s of high concern to those who are involved in the construction industry. This study was carried out to identify the major causes of time overruns in the Nigerian building construction industry, by means of a literature review and a questionnaire survey. A total of twenty (20) time overrun causative factors were obtained from the literature. The questionnaire survey was distributed to randomly selected respondents from a combination of clients, consultants, contractors, site engineers, project managers and sub-contractors. In all, one hundred and forty-one (141) questionnaires were distributed to randomly selected respondents (clients, consultants, contractors, site-engineers, project-managers and sub-contractors), one hundred and thirty-two (132) questionnaires were returned out of which three (3) questionnaires were found incomplete and invalid. Only one hundred and twenty-nine (129) questionnaires were found consistent and valid for use in this research. Relative Importance Index (RII) and Severity Index were used to carry out a ranking analysis. Based on the data received, the five (5) most severe factors influencing project handling overtime in Nigeria construction industries are Inaccurate evaluation of projects time/duration (91.9%), Risk and uncertainty associated with projects (91.6%), Complexity of works (87.6%), Weak regulation and control (86.8%) and Lack of financial power with severity (86.3%).

Abstract In crisis times, making the choice of a company to invest becomes challenging for a potential investor due to the uncertainty of business environment and dim future prospects. As for industries, the decision is often made in favor of the companies satisfying consumers’ basic needs. The value of a business is known to be the main indicator of the company’s reliability and investment attractiveness. The article provides substantiation of the reliability of income approach for business valuation in the time of economic crisis in Russia and presents an algorithm for implementing the cash flow discounting method within the framework of income approach using the case for a middle-sized construction company. The choice of the object for the research is due to the investment attractiveness of the construction industry in a big industrial city of Krasnoyarsk in the North East of Russia.

Purpose This paper aims to rank and identify the most efficient project managers (PMs) based on personality traits, using Preference Ranking Organization METHod for Enrichment Evaluations (PROMETHEE) methodology. Design/methodology/approach The proposed methodology relies on the five personality traits. These were used as the selection criteria. A questionnaire survey among 82 experienced engineers was used to estimate the required weights per personality trait. A second two-part questionnaire survey aimed at recording the PMs profile and assess the performance of personality traits per PM. PMs with the most years of experience are selected to be ranked through Visual PROMETHEE. Findings The findings suggest that a competent PM is the one that scores low on the “Neuroticism” trait and high especially on the “Conscientiousness” trait. Research limitations/implications The research applied a psychometric test specifically designed for Greek people. Furthermore, the proposed methodology is based on the personality characteristics to rank the PMs and does not consider the technical skills. Furthermore, the type of project is not considered in the process of ranking PMs. Practical implications The findings could contribute in the selection of the best PM that maximizes the project team’s performance. Social implications Improved project team communication and collaboration leading to improved project performance through better communication and collaboration. This is an additional benefit for the society, especially in the delivery of public infrastructure projects. A lot of public infrastructure projects deviate largely as far as cost and schedule is concerned and this is an additional burden for public and society. Proper project management through efficient PMs would save people’s money and time. Originality/value Identification of the best PMbased on a combination of multicriteria decision-making and psychometric tests, which focus on personality traits.

Purpose The purpose of this paper is to analyse project risks in Ghana’s real estate construction industry in terms of likelihood of occurrence, severity of impact and controllability. Design/methodology/approach A quantitative research approach was used in this study to address the research objective. The study population consisted project managers, architects, surveyors and contractors from 17 members of the Ghana Real Estate Developers Association (GREDA) in Ghana. Random stratified sampling technique was used to select 97 participants from these firms. A structured questionnaire was used to collect primary data, whereas descriptive statistics were used to present findings. Findings All risks identified have some level of likelihood of occurrence, extent of severity of impact and controllability. Market risks, technical risks and environmental risks are more likely to occur. Market risks, technical risks and environmental risks had the highest severity of impact. Financial risks, market risks, managerial risks and technical risks are the most controllable. Among all risks, environmental risks are the direst because they have high likelihood of occurrence and severity of impact but very low controllability. Real estate construction firms (developers) are therefore expected to prioritize remedy of environmental risks. Research limitations/implications The study is based on self-reported perception of project parties on the likelihood, severity of impact and controllability of real estate project risk factors. Firms outside of GREDA were not included in the survey. Therefore, generalisation of these risk factors for the entire construction industry should be done with caution. Practical implications The research results show that Ghanaian real estate developers are aware of the existence of the risks which impact on the performance of the industry. To effectively and efficiently manage these risk factors, project parties must understand the likelihood of occurrence, severity of impact and controllability of the risk factors, as well as individual firm’s responsibilities and capabilities to manage them. Such knowledge helps project managers to prioritise risks in managing them in the face of scarce resources. From an academic research perspective, the paper contributes to a conceptual risk assessment framework for the real estate industry. Originality/value The paper’s main contributions relate to the introduction of real estate construction sector-specific factors to project risk management modelling.

Construction industry like other industries is subject to risks due to the unique and complexity of the construction industries. It shows the risk exposure at highest level during the tendering process. The objective of this paper is to evaluate risk variable on contractor’s tender figure in Malaysia. To achieve the objective, questionnaire survey was conducted on G7 contractor in Malaysia. A total of 120 usable postal questionnaires was received. The findings have shown quality expectation, price inflation of construction materials, the risk involved in the project and financial capability of the client are most significant factors to be considered by contractors when estimating the pricing risks. The study recommended that competent contractors should be allowed to tender project as to see the risk variable inherent during tendering process that will affect project performance.
