Pension funds control relatively large amounts of capital and represent the largest institutional investors in many nations. Financing real estate on the other hand required a huge capital outlay. This study examined the viability of pension funds as an investment option in real estate development. It is empirical in approach and it adopted a survey research design. A convenient random sampling technique was used to gather data from a sample of 42 respondents comprising of 18 pension administrators and 24 Real Estate Developers and Investors. A structured questionnaire was used as the instrument for data collection and a simple descriptive statistical method was use for presentation and analysis of the data. The results however reveal that both the pension administrators and the real estate developers agreed that the pension funds if well channel is a veritable means for financing real estate project. We therefore recommends amongst others that the government as a matter of urgency should slack their policy to increase the percentage of the funds for real estate development and to also advance a policy with strict guideline empowering the pension fund managers to directly grant credit to developers and real estate investors who is able to meet and comply with the conditions provided in such policy. Real estate brokers and experts should also be drafted into the pension scheme to give professional advice on the viability and feasibility of any proposed real estate development.

The issue of pension funds is not only a financial matter, but also a human resource. Pension funds do not stand alone, but are assumed to be related to other human resource (HR) variables. Starting from this background, this study aims to examine the effect of the occupational pension scheme (OPS) and retirement intentions (RI) variables partially on employee productivity (EP) directly or through employee engagement (EE), the effect of OPS on RI, and the effect of OPS on EP through RI. Post-positivist is the research paradigm, with a quantitative research approach, with explanatory causal types and statistical studies. Dapenma-Pamsi is selected as the location of this research and we choose the Joint Pension Fund of municipal waterwork which are located in six provinces in Java Island. The sampling technique for this study was proportionate stratified random sampling, with a total sample of 500 active Dapenma-Pamsi participants in six provinces in Java. The research instrument was a questionnaire with a Likert scale of 1-7. The data analysis technique used SEM-AMOS. The results of the study are supported by ten research hypotheses. The novelty of this research is the integration of variables rooted in the discipline of financial management and variables from the discipline of human resource management. This research is also could help Indonesia Government foster the growth of Private Pension Fund Program in Indonesia.

The capital market is unarguably the most robust institution in any economy notable for mobilizing the necessary fund for financing long-term productive project. It controls relatively large amounts of capital and represent the largest institutional providing long-term credits for capital project like real estate that requires huge capital outlay. This study therefore, attempts an investigation into the effectiveness of capital market derivatives in housing delivery in Lagos. An empirical survey research was conducted in Lagos, using a random sampling technique with a structured questionnaire to collect data from 147 respondents comprising 89 stockbrokers and 58 real estate developers in Lagos mega-city. Data collected were analyzed with SPSS using descriptive and inferential statistics. The result revealed that 56.7% of the observed variations in housing delivery (R2= 0.567; p< 0.05) is explained by capital market derivatives, which suggests that, proper utilization of capital market derivatives will enhance and improve housing delivery in Nigeria. However, this is not been adequately used by developers of real estate projects in the study. Thus, the study recommends amongst other remedial steps that a synergetic effort should be created between the capital market and real estate developers which will enhance effective housing delivery, the development of people and the Nation.

New research published by the Chinese Academy of Social Sciences (CASS) predicts that expenditure from the urban worker basic pension fund will begin exceeding contributions in 2028, after which reserves will decline exponentially and could be exhausted within eight years. The government has already introduced measures to address the most pressing problems, such as the gross imbalance between regional pension funds and the failure of employers to contribute to the scheme. Impacts Younger workers will rely on their own savings and investment schemes, having little faith in the government pension. Rural residents, the self-employed and precariously employed have little or no meaningful state-backed pension. International insurers will eventually be allowed to enter China's private pension sector.

The government of Rwanda recently passed housing development regulations and funding schemes which aim at promoting access to affordable houses for the low- and middle-income Kigali city inhabitants. The existing studies on housing affordability in this city did not yet discuss whether this government-supported programme is likely to promote access to housing for these target beneficiaries. This study applies the price-to-income ratio (PIR) approach and the 30-percent of household income standard through the bank loan to assess whether housing units developed in the framework of affordable housing schemes are, for the target recipients, affordable at all. It relies mainly on housing prices schemes held by real estate developers, data on households’ incomes collected through the household survey and a review of the existing studies and socio-economic censuses reports. Findings reveal that the developed housing units are seriously and severely unaffordable for most of the target beneficiaries, especially the lowest-income urban dwellers, due to the high costs of housing development, combined with the high profits expected by real estate developers. The study suggests policy and practical options for promoting inclusive urban (re)development and housing affordability for various categories of Kigali city inhabitants. These options include upgrading the existing informal settlements, combined with their conversion into shared apartments through the collaboration between property owners and real estate developers, the development of affordable rental housing for the low-income tenants, tax exemption on construction materials, progressive housing ownership through a rent-to-own approach, and incremental self-help housing development using the low-cost local materials.

National Pension Scheme is a mandatory for all central and state government employees who joined in services after 2005. Although the scheme is implemented in 2006, most of the government employees are unknown about the benefit of the same scheme. Hence, this paper highlights functions of national pension scheme and performance of pension fund managers in terms of its return in 2020. ANOVA tool is employed for analyzing differences in return by pension fund managers. The study is concluded that HDFC pension fund gives more return other than pension fund.

Pension fund is a pool of resources contributed by the employees with the aim of having enough resources to carter for their needs after retirement. Therefore, pension fund needs to be invested so as to meet the aim of the contributors. This study was carried out to evaluate the factors that determine investment of Pension Funds. The study used primary data, which were generated by the use of questionnaire. Respondents were selected from a sample of five PFAs in Nigeria using simple random sampling technique. A total of 125 questionnaires were administered on 18 items using likert scales. Data collected were analyzed using factor analysis by principal component. Economic, Risk and Security of real estate factors were identified as the major determinants of pension fund investment. The study concludes that variables such as interest rate, internal control system etc, are not critical in determining investment of pension funds in Nigeria. The study also recommends that pension fund managers should develop good systems of mitigating on the enormous risks they face in their duty as investment managers. Key words: Pension fund, Determinants, Defined contribution, Retirement benefits, Pension fund administrator

In recent years, the authorities of Puerto Vallarta have embarked on an urban regeneration pro‑ cess that allows real estate developers to excessively build apartments for tourism purposes, as evidence by the current situation in two of the iconic places in the destination: The Romantic Zone and Marina Vallarta. The objective of the work is to analyze the touristification process that the city faces as a result of real estate development and the transformation of housing and commerce in these areas. The study is of a mixed type and includes discourses about the modernization of the city and the perception of residents in local newspa‑ pers, the results of which show the accelerated process of touristification facing the city.

Good governance structures have become an issue of public interest, including public pension systems. This study assesses the pension funds governance in Tanzania, with a special focus on board of trustees’ issues. The growing interest referred to, is partly because the quality and performance of the funds trustees determines the income flows to which members are entitled and promised, as well as any shortfalls thereof, that may require interventions. Our findings suggest that board of trustees play an important role for funds governance and hence performance. The pension fund structure and mechanisms in Tanzania uphold high standards. Yet, a major issue is that the board selection seems to be politically motivated and that the government claims most board seats, making conflicts of interest likely to occur repeatedly.

The implementation of fully funded pension scheme for civil servant retirement in Indonesia is one of the government solutions to reduce the burden of pension expenditure on the state budget. However, to implement such a scheme, the government deemed it necessary to prepare an appropriate governance model in order to achieve the goal of fully funded scheme. The government needs to pay attention to several issues related to the implementation of a fully funded scheme, namely the issue of pension fund management, contributions, investment, regulations and risks. By distributing questionnaires and interviews to key stakeholders, the extent of government readiness to implement a fully funded pension scheme could be evaluated, based on which it was found that the government does not have readiness to adopt the fully funded pension scheme and several tasks remain to be accomplished. Abstrak Penerapan skema fully funded pada sistem pensiun Pegawai Negeri Sipil di Indonesia merupakan salah satu alternatif yang akan diambil oleh pemerintah guna mengurangi beban belanja pensiun Pegawai Negeri Sipil pada Anggaran Pendapatan dan Belanja Negara (APBN). Namun untuk menerapkan skema tersebut, pemerintah dipandang perlu untuk menyiapkan suatu tata kelola agar tujuan dari penerapan skema fully funded ini dapat tercapai. Pemerintah perlu memperhatikan beberapa hal terkait rencana penerapan skema fully funded, yaitu masalah pengelola dana pensiun, iuran/ kontribusi peserta, investasi dana pensiun, peraturan, dan risiko. Dengan melakukan penyebaran kuesioner dan wawancara kepada narasumber, dalam penelitian ini dievaluasi sejauh mana kesiapan Indonesia dalam menerapkan skema fully funded pada sistem pensiun pegawai negeri: yang mana pemerintah tidak memiliki kesiapan untuk mengadopsi skema ini dan terdapat hal-hal yang harus dilakukan terkait dengan implementasi tersebut.

This paper examines how gentrifiers negotiate tensions between the narratives of liberal progressivism they espouse and their role in neighborhood change. Through in–depth interviews with recent residents in a gentrifying neighborhood in Brooklyn, this paper identifies patterns in rhetorical strategies and narrative techniques employed by interviewees to manage points of conflict. It finds that gentrifiers express ambivalence and feelings of guilt surrounding their presence in the neighborhood and that they manage this ambivalence through three main strategies: (1) reframing the outcomes of gentrification in positive terms, (2) distinguishing their behaviors and attitudes from the stereotypical “bad” gentrifier, and (3) displacing their responsibility for the process of gentrification onto another group of actors, such as the government or real estate developers. These results provide a framework for understanding how individuals justify their complicity in other processes which they see as morally questionable, such as unethical consumerism.
