Smart buildings and smart cities are not the future perspectives anymore—the smart building integration into a smart city is an actual question for today and tomorrow. Development of smart buildings not only enhances the smart city concept but also promotes positivity to the urban development and national economy, and increases the quality of life of the whole population reacting to global challenges of sustainability. The innovative smart building and smart city technologies enable us to overcome these challenges by being employed through all real estate (RE) project development stages. The Evaluation Framework for Real Estate Development in Smart Cities created by the authors provides the possibility to assess the existing as well as to forecast future RE projects integration into a smart city during the whole life-cycle stage. The practical application of the presented evaluation framework was illustrated by the comparative case study. Based on the created smart building integration into a smart city evaluation framework for real estate development, 10 RE projects in Lithuania and over the world were assessed and rated by selected criteria relevant to different RE development stages. The evaluation results revealed that, especially at the design and construction stages, the existing intelligence of RE projects and/or cities is insufficient. Although real estate projects are technologically advanced as single entities, the integration into smart city networks is limited by interoperability capabilities of the cities or by different strategic goals settled by real estate developers.

The aim of this study is to define the features that smart buildings should fulfil in order to be compatible with the overall context of the smart city and to introduce a new evaluation framework of Smart Buildings Integration into a Smart City (SBISC). By analysing scientific literature as well as existing international and local project examples, the features of smart buildings that are expected to be adopted in smart cities were identified. The SBISC evaluation methodology was developed and applied to a set of selected projects. The literature review revealed that the smart building and smart city concepts were developed in different time frames and by different stakeholders and, thus, need to be realigned. The most important aspect is to employ in a smart building all the functionalities proposed by the smart areas of the city and vice versa by enabling the recommended features of smart materials, smart building services, and smart construction to serve for the surrounding systems. Nine office buildings representing smart building concept in different smart cities built within the period 2007–2018 with a total area from 10,000 m2 to 143,000 m2 were selected for the analysis. The research of selected projects revealed that the smart buildings have more potential to become smarter by utilizing smart cities capabilities in the areas of smart energy, smart mobility, smart life, and smart environment. Smart cities are the most prominent trend in creating a cohesive environment.

Government and private players started focusing on developing cities in to smart cities due to increased level of urbanization in most of the countries around the world, including in Indonesia, by focusing on developing new smart buildings and upgrading old ones. Present paper tried to find out the Smart Building Readiness Index (SBRI) of Bandung City for knowing the level of awareness among the general public based on an exploratory research, the result of which enables the authorities to take strategic initiatives for improving the smart buildings and then to smart city status. Required data was collected by conducting in-depth interviews with 30 respondents and the result of the qualitative data revealed that Bandung’s SBRI comes to only 64.39, which is not a good indicator but within the limits of fairness and needs lot of improvement in future. The result also can be considered as an indicator that annual energy consumption in Bandung city is still at a high level and needs to focus on improving the quality of buildings in and around Bandung city for the purpose of overall reduction in energy consumption and improvement in quality of environment as well as quality of life. Respondents are also not fully aware of the smart building concept. Much needs to be done for making the public aware of the concept of smart building and its usefulness along with strategically developing smart buildings so that in future Bandung city transforms into a smart city with smart buildings. Buildings shape cities as those cities grow from and nurture people living and working within the built environment. Thus, the conceptualization of smart building should be brought closer to the smart city initiatives that particularly target ensuring and enhancing the sustainability and quality of urban life. In this paper, we propose that a smart building should be interlinked with a smart city surrounding it; it should provide good experiences to its various occupants and it should be in an ongoing state of evolving as an ecosystem, wherein different stakeholders can join to co-produce, co-provide and co-consume services. Smart buildings require a versatile set of smart services based on digital solutions, solutions in the built environment and human activities. We conducted a multiphase collaborative study on new service opportunities guided by a Design Thinking approach. The approach brought people, technology, and business perspectives together and resulted in key service opportunities that have the potential to make the buildings smart and provide enjoyable experience to the occupants who support their living and working activities in smart cities. This paper provides the resulting practical implications as well as proposes future avenues for research.

The construction industry is undergoing a digital revolution due to the emergence of new technologies. A significant trend is that construction projects have been transformed and upgraded to the digital and smart mode in the whole life cycle. As a critical technology for the construction industry’s innovative development, building information modeling (BIM) is widely adopted in building design, construction, and operation. BIM has gained much interest in the research field of smart buildings in recent years. However, the dimensions of BIM and smart building applications have not been explored thoroughly so far. With an in-depth review of related journal articles published from 1996 to July 2020 on the BIM applications for smart buildings, this paper provides a comprehensive understanding and critical thinking about the nexus of BIM and smart buildings. This paper proposes a framework with three dimensions for the nexus of BIM application in smart buildings, including BIM attributes, project phases, and smart attributes. According to the three dimensions, this paper elaborates on (1) the advantages of BIM for achieving various smartness; (2) applications of BIM in multiple phases of smart buildings; and (3) smart building functions that be achieved with BIM. Based on the analysis of the literature in three dimensions, this paper presents the cross-analysis of the nexus of BIM and smart buildings. Lastly, this paper proposes the critical insights and implications about the research gaps and research trends: (1) enhancing the interoperability of BIM software; (2) further exploring the role of BIM in the operation and refurbishment phase of smart buildings; (3) paying attention to BIM technology in the field of transportation infrastructure; (4) clarifying the economic benefits of BIM projects; and (5) integrating BIM and other technologies.

Technology, particularly over the past decades, has affected the cities and their components, such as building sectors. Consequently, smart building that has currently utilized various technologies which is incorporated into buildings is the core of the present chapter. It provides a comprehensive overview on smart cities, smart buildings and smart home to address what systems and technologies have been incorporated so far. The aim is to review the smart concepts in built environment with the main focus on smart cities, smart buildings, and smart homes. State-of-the-art and current practices in smart buildings were also reviewed to enlighten a set of directions for future studies. The Chapter is primarily focuses on 51 articles in smart buildings/homes, as per collected from various datasets. It represents a summary of systems utilized and incorporared into smart buildings and homes over the past decade (2010–2020). Additional to different features of smart buildings and homes, is the discussion around various fields and system performances currently utilized in smart buildings/homes. Limitations and future trends and directions is also discussed. In total, such building/home systems were categorized into 6 groups, including: security systems, healthcare systems, energy management systems, building/home management systems, automation systems, and activity/movement recognition systems. Furthermore, there are a number of surveys which investigated the user’s acceptance and adoption of the new smart systems in homes and buildings, as presented and summarized thereafter in Tables. The present Chapter is a contribution to a better understanding of the functions and performances of such buildings/homes for further implementation and enhancement so that varying demands of smart citizens are fulfilled and eventually contribute to the development of smart cities.

Cities are currently dealing with the sustainable transition from carbon-based economies to carbon-neutral cities. The H2020 mySMARTLife project seeks to demonstrate innovative technologies through the implementation of about 150 innovative energy solutions in the cites of Nantes, Hamburg and Helsinki. The evaluation framework that was defined and validated in the project enables the assessment of the environmental, energy, economic, social, ICT and governance aspects of replicable and sustainable smart city solutions with a high market potential. The main features and the process for their definition will be described in this paper.

This article introduces the concepts of smart cities and smart buildings from the viewpoint of commercial real estate. It summarizes the current academic thinking on how the widespread implementation of digital technologies embodied by smart grids and digital skins impacts cities and buildings in two classic smart city models: ubiquitous city and augmented city. It then explores the consequences of these innovations on commercial real estate at both the city and building levels. In doing so, it presents the concept of a new “omni-use” property type whose characteristics derive from ubiquitous computing in smart urban environments. It also proposes guidelines for smart building scores to define a methodology relevant to the real estate sector and conducive to constructing price indices of smart buildings. It concludes by stressing the dominating role that technology will play in defining property heterogeneity in the digital era.

We report on a novel evaluation framework to globally assess the footprint of smart cities and communities (SCC) projects, being also expandable to the case of smart grid related projects. The uniform smart city evaluation (USE) framework is constructed upon three complementary evaluation axes: the first one aims to weigh up the success of a SCC project based on performance metrics against pre-defined project-specific target values. The second axis focuses on the project’s impact towards the sustainability of a city and it is bench-marked against national and international key objectives arising from strategic plans. This bench-marking feeds the third axis which provides a more inclusive evaluation against four pre-defined and widely acclaimed sectors of interest. The steps to be followed for the uniform evaluation of each axis and corresponding index are presented in detail, including necessary key performance indicator (KPI) normalization, weighting, and aggregation methods. The resulting indices’ scores for each axis (namely project performance index, sustainability impact index, and sustainability performance index) can be post-processed with adequate data processing and visualization tools to extract important information on the extent to which the range of success of a SCC project contributes to the city sustainability progress. Illustrative examples from an on-going SCC project are provided to highlight the strengths of the approach. The proposed framework can be used to compare multiple projects within a city and sustainability and project performance in different cities, evaluate the interventions chosen per project against city needs, benchmark and design future projects (with, e.g., reverse engineering, projections), as well as evaluate various spatial and temporal scales.

With the rapid development of smart cities all over the world, the evaluation of the smart city has become a new research hotspot in the academic circles. Nevertheless, there still exist a series of common problems in current smart city evaluation, including the cognitive deprivation, lack of experience in planning, low coordination level, etc. Therefore, it is critical to establish a new hierarchy for smart city evaluation indicators, especially in the 5G era. Based on literature review, expert consensus, and the fuzzy analytic hierarchy process, this study developed an innovative smart city evaluation framework. In the framework, an index comprising three dimensions, i.e., smart economy, smart society, and smart environmental protection, as well as several attributes for these dimensions for smart city evaluation were established. Then, taking Jiangsu Province, the fastest-growing province in China, as the research area, the development level of smart city for the cities in Jiangsu was calculated. The results have verified the effectiveness of the framework, which can provide suggestions for sustainable urbanization, and help urban decision-makers to promote the efficient development of smart cities.
