Introduction. The introduction of innovative technologies for housing development is aimed primarily at optimizing the range of services in accordance with the needs of the population and streamlining their use in the context of sustainable development. The aim of the article is to improve the use of innovative technologies for modernization and development of housing and communal services at the regional level. Methods (methodology). The general scientific methods, in particular theoretical generalization - for generalization of features and the basic directions of introduction of innovative technologies in a cut of the basic functional spheres of housing and communal services are investigated; system economic analysis - for calculations of indicators of technical condition and efficiency of centralized water supply systems in the regions of Ukraine. Results. Peculiarities and main directions of introduction of innovative technologies in the context of the main functional spheres of housing and communal services, namely: technologies of modernization of housing stock in the context of providing energy saving are investigated; directions of modernization and increase of energy efficiency of heat and power supply systems, resource-saving and ecologically safe systems of water supply, drainage and sewage treatment; introduction of alternative energy sources to strengthen the energy security of urban agglomerations; optimization of urban transport systems in the direction of expanding the scope of urban transport and improving its environmental friendliness, development of information technologies for traffic management, stimulating the transition to environmentally friendly modes of transport. Problems and perspective possibilities of introduction of innovative technologies in the housing and communal sphere are systematized taking into account foreign experience.

The article discusses the elements of an automated system for collecting, storing and transmitting data on water consumption, modern metering devices, data collection and transmission devices. The author analyzes the shortcomings of existing accounting and analysis automation systems at Russian water utilities. A comprehensive approach to automated systems in the field of water consumption accounting is proposed. The article considers the experience of the State unitary enterprise “Vodokanal of Saint Petersburg” in the sphere development and application of a single automated complex for diagnostics, monitoring and management of the water supply network. The goals and main functions of the complex are revealed, the main stages and results of its implementation are presented.

The need to develop methodological approaches for an analysis of the state, as well as the prospects for the development, of water supply systems in small towns is due to a comprehensive assessment of problems and the need to solve problems related to the optimization of current costs and investments. The main stages of research are considered, the result of which is the development of measures to optimize and intensify water supply systems. Methodological approaches are proposed that make it possible to obtain mathematical models adequate to the existing hydraulics of the system to the maximum possible extent: the water supply network-pumping stations-water wells. The studies are based on the use of modern information technologies for the collection of data and their processing, as well as the development of technical solutions.

In this article the problem of design and operation of water supply systems for high-rise buildings in Russia, including in Togliatt i, is considered. The system of water supply of highrise buildings in modern design conditions is substantiated. It is noted that the existing design methods are based on the norms of the last century, without taking into account modern developments in the fi eld of sanitary equipment and the requirements for resource saving. It is substantiated that in order to above-mentioned problems solution it is necessary to study the development trends of the regulatory base in the fi eld of high-rise construction; to determine the operational features of high-rise building water supply systems; to reveal factors aff ecting resource conservation in the water supply system of high-rise buildings; to study effi ciency of pumping units operation and peculiarities of their regulation; to evaluate the water-saving eff ect from the use of modern water-fi ttings.

In this article, hydraulic and technological ways of increasing the effi ciency of the water supply system for high-rise buildings are considered in order to improve the effi ciency of water supply and distribution in a given projected facility. The operational, technological and feasibility analysis of the applicability of modern pumps to improve the effi ciency of water supply systems in high-rise buildings has been completed. Cascade water supply technologies are justifi ed with the aim of regulating the hydraulic regime in the water supply system of high-rise buildings. The operational features of water supply systems of high - rise buildings, the factors infl uencing water and resource saving, the effi ciency of pump installations and the peculiarities of their regulation are substantiated.
