Building Information Modelling (BIM) refers to a new collaborative way of working, which places a digital model at the epicentre of the construction process to inform decisions during the entire lifecycle of a project. In the UK, BIM Level 2 is now a mandatory requirement for all centrally-procured government projects. This is not the case in Ireland but there is evidence that clients are driving this transition via the inclusion of Employer Information Requirements in design-phase tender documentation. This move towards BIM Level 2 poses a number of challenges as it marks a significant shift from the way a project has been traditionally procured, designed, constructed and operated. In this challenge lies an opportunity for the higher education sector to respond by developing appropriate learning opportunities, both for students and industry stakeholders. This paper will chart how a close collaboration between the Galway-Mayo Institute of Technology (GMIT) and the RPS Group facilitated the development of a flexible higher education programme in BIM.

The design and evaluation of virtual learning environments for construction and surveying students is presented in this paper; by combining virtual learning environment and on-site student surveys to model and replicate practice in the architectural heritage sector. The Virtual Learning Environment is enhanced with real live survey projects whereby students collect the data to build virtual historic buildings from onsite surveys using advanced survey equipment. The survey data is modelled in HBIM; Historic Building Information Modelling (HBIM) is currently being developed as a virtual learning tool for construction and surveying students in the Dublin Institute of Technology.  HBIM, is a novel solution whereby interactive parametric objects representing architectural elements are constructed from historic data, these elements, including detail behind the scan surface are accurately mapped onto a laser or image based survey. The architectural elements are scripted using a Geometric Descriptive Language GDL. In the case of this project a Virtual Learning Environment is being developed which combines advanced recording and surveying with Building Information Modelling (BIM) to simulate and analyse existing buildings.

Purpose This paper aims to present a state-of-the-art review of building information modelling (BIM) in the UK construction practice. In particular, the aim is to examine the scope, value and practical implications of BIM implementation in residential projects by evaluating practitioners’ perspectives working in the Greater London Area (GLA). Design/methodology/approach The paper outlines the general status quo of BIM adoption and maturity in the UK. It then discusses the feasibility of BIM use in residential projects drawing on an online survey and complementary semi-structured interviews with building professionals. The cross-comparison between the evidence base and literature review uncovers the specific benefits, challenges and risks to BIM implementation in the house building sector. Findings BIM is an evaluation methodology that helps the management of digital information throughout the project lifecycle. At a conceptual level, a BIM-enabled project offers quality assurance and on-time delivery, collaboration and communication improvement, visual representation and clash detection and whole lifecycle value. The findings, however, suggest that the most frequently reported benefits are related to collaboration and the blend of product (software) and process innovation, whilst lifecycle thinking and waste reduction are often overlooked. At present, there is widespread awareness on BIM but with a financial barrier to invest in developing digital capabilities, particularly for small- and medium-sized enterprises. Practical implications The paper concludes with a critical commentary on the lack of strategic leadership in both the supply and demand side. The role of policy to streamline commercial drivers for whole lifecycle costing in procurement is endorsed to drive the change management required to address the short-term mind-set of senior management and wider fragmentation of the construction industry, also serving as a research question for further research and development in the field. Originality/value There are relatively few studies evaluating BIM perspectives in UK residential projects. This paper explores the feasibility and “real-life” value of BIM in housing practice, drawing on views and experiences of building professionals in GLA. In particular, the research findings provide an evidence base evaluating the extent to which the house building industry has the expertise and capability to operate in a BIM environment and to comply with the Level 2 mandate and explore which of the generic barriers and drivers of BIM-readiness are more relevant to the design and construction of housing projects.

Latest statistics would indicate that the policy related to Building Information Modelling (BIM) implementation is working, with awareness and usage figures for both the UK and Ireland going over the 50% mark for the first time. However, whilst these results are positive, there is a realisation that there is still a distance to travel before BIM use could be considered comprehensive. This would suggest that there is still a need for a greater number of case studies to promote collaborative working practices, the BIM process and the benefits and challenges associated with its use. This paper intends to assist in this regard by documenting the outcomes from a 48-hour BIM competition in which the authors participated. Although the project was hypothetical, it allowed for collaborative working via a cloud based platform, simulating real world practice and many of the working methods required to deliver BIM Level 2. The paper will focus on providing critical analysis of the challenges faced and the lessons to be learnt from the implementation of BIM processes on this project.

Offsite Timber Construction has the potential to deliver important benefits for the housing sector, but there are obstacles that prevent a more widespread adoption. The advent of Building Information Modelling (BIM) has the potential to address many of these, improving the process and enhancing the end product. The paper identifies the key aspects of offsite timber construction in which BIM can play a significant role, and describes the immediate benefits that can be derived from applying BIM to those, with an emphasis on the UK market. The respective limitations are identified and discussed. The issue of financial viability is addressed and suggestions are made about how research and government initiatives can provide support for those. Finally, the need for a mid-term paradigm shift in BIM is identified, moving towards a more open and extensible strategy for construction that can respond to the expanded needs of Offsite Timber Construction.

Building Information Modelling (BIM) is a technology and process that are transforming way of designing, constructing, operating and using the building or facility. In essence, BIM models is a platform for collaboration as it encourages intensive communication and interdependence among multidisciplinary project members. In Malaysia’s BIM Guide, this collaborative process can be seen in Level 2 BIM Maturity which all designers engaged in projects work together to create a single computer-generated 3D Model. From this process, many benefits that BIM promises such as clash free construction, quality of design and greater certainty could be achieved. Therefore, the Malaysian Government announced the implementation of at least 40% of Level 2 BIM for public projects costing RM100 million and above in 2019. However, despite mutual understanding between construction players, the full integration of BIM in the project lifecycle seems to be a daunting task. In the context of the Malaysian Public Sector, many uncertainties could arise pertaining to legal and contractual matters i.e. whether or not the existing contractual instruments are able to support the collaborative environment and digital information sharing that Level 2 BIM engenders. This paper presents a narrative review of published literature on the concept of Level 2 BIM and contractual consideration based on the utilisation of BIM within Malaysian Public construction projects, which includes books, government publications, conference presentation slides, newspaper articles and paper-based journal articles. This paper concludes that in order to legitimise multidisciplinary collaboration and integration of information in BIM within existing standard forms of contract, the development of a contract protocol and suitable procurement model are necessary.

Despite the diversity of thinking among the scholars on building information modelling (BIM) collaboration, there is a paucity of studies that capture the dimension of social collaboration in BIM projects. This study attempts to develop a comprehensive understanding on the key attributes of multi-actor social collaboration in BIM projects through the experience of practitioners in BIM-Level 2 construction project. The success of multi-actor social collaboration has been investigated through structured interviews with 22 BIM practitioners in a BIM-Level 2 project based on an established theoretical framework of social collaboration. The findings indicted that relationship-oriented attributes; relational contracts BIM execution plan; guideline, standard and work process manual approaches; employer information requirement (EIR); understanding roles and leadership; commitment from top management; resources; training, team building workshop and awareness program; coordination; and understanding on the theoretical knowledge of BIM are of importance towards multi-actor social BIM collaboration. This study acknowledges that the success of multi-actor social collaboration was influenced by the consolidation of many attributes, and it extends the dominant relationship between related attributes for multi-actor social collaboration based on the "best practice approach", which includes dominant-centric attributes (i.e., behaviour formation, procurement model and support principles). This research contributes to the body of BIM knowledge in the construction domain by focusing on what it takes to achieve greater social collaboration in BIM Level 2 projects.

Building Information Modelling (BIM) is initiated for the sake of managing construction projects effectively and efficiently. However, the adoption of BIM in Malaysian construction industry is still low because of lack of awareness among professionals and Architecture, Engineering, and Construction (AEC) undergraduates. This paper aims to evaluate the current adoption of BIM in syllabus among higher education institutions (HEIs). The methodology of this paper is based on literature review regarding BIM syllabus adopted in HEIs. The findings reveal that BIM in Malaysia is still lagging in practice and literature taught for academic aspects respectively compared to other developed countries such as United Kingdom and Lithuania. From the current adoption of BIM in Malaysian HEIs syllabus, it can be concluded that fully stand-alone BIM module in Malaysian HEIs is crucial which consequently hampering the production of high-quality BIM expertise that master in methodology and 3D modelling skills.
