Housing affordability has been a concern in developed and developing world because of its role in man’s welfare and productivity. This study aims at investigating determining factors for housing affordability in Ibadan urban centres. Questionnaire was developed based on consumers’ evaluation on variables identified from the literatures. The administration of questionnaire was carried out among 494 respondents within five local government areas that constitute Ibadan metropolis. The data collected was analysed statistically using statistical softwares SPSS version 22. Exploratory Factor Analysis (EFA) technique was applied to define the determining factors for housing affordability. The result through EFA revealed house rents, housing preference, housing satisfaction, land price and government intervention as the determining factors for housing affordability. The multiple regression analysis confirmed land price, housing satisfaction and housing preference to be the most significant factors. The study encouraged and suggested urgent steps to be taken for the improvement and transformation in the Nigerian housing delivery to achieve affordable housing in Ibadan urban centres.Key Words: Determining factor, Housing, Housing affordability, Ibadan, Urban centres

Urbanization assumes a pivotal role in the economic development of any country. Housing affordability has been broadly perceived as a fundamental issue in making practical assembled condition particularly with regards to developing world urban communities. As a result, a large number of the least urbanized and least developed Indian nations' will confront serious difficulties in giving moderate housing to the urban tenants. This exploration is done to distinguish conceivable indicators for affordable housing in India, particularly in the urban zones. Likewise, it inspects the present view of housing affordability in outlying regions through the improvement of a set of empirical indicators. These indicators are applied to give an incorporated affordability record for each statistical area unit across India.

The conus medullaris typically terminates at the L1 level; however, variations in its level and the factors associated with the conus medullaris level are unclear. We investigated the level of conus medullaris on magnetic resonance imaging in healthy volunteers. In total, 629 healthy adult volunteers (≥50 individuals of each sex and in each decade of age from 20 to 70) were enrolled. The level of the conus medullaris was assessed based on the T2-weighted sagittal magnetic resonance images, and factors affecting its level were investigated employing multivariate regression analysis including the participants’ background and radiographical parameters. L1 was the most common conus medullaris level. Participant height was significantly shorter in the caudally placed conus medullaris (p = 0.013). With respect to the radiographical parameters, pelvic incidence (p = 0.003), and pelvic tilt (p = 0.03) were significantly smaller in participants with a caudally placed conus medullaris. Multiple regression analysis showed that the pelvic incidence (p < 0.0001) and height (p < 0.0001) were significant factors affecting the conus medullaris level. These results indicated that the length of the spinal cord varies little among individuals and that skeletal differences affect the level of the conus medullaris.

The secondary traumatic stress (STS) of nurses caring for COVID-19 patients is expected to be high, and it can adversely affect patient care. The purpose of this study was to examine the degree of STS of nurses caring for COVID-19 patients, and we identified various factors that influence STS. This study followed a descriptive design. The data of 136 nurses who had provided direct care to COVID-19 patients from 5 September to 26 September 2020 were collected online. Hierarchical regression analysis was conducted to identify the factors influencing STS. Participants experienced moderate levels of STS. The regression model of Model 1 was statistically significant (F = 6.21, p < 0.001), and the significant factors influencing STS were the duration of care for patients with COVID-19 for more than 30 days (β = 0.28, p < 0.001) and working in an undesignated COVID-19 hospital (β = 0.21, p = 0.038). In Model 2, the factor influencing STS was the support of a friend in the category of social support (β = −0.21, p = 0.039). The nurses caring for COVID-19 patients are experiencing a persistent and moderate level of STS. This study can be used as basic data to treat and prevent STS.

Diffusion models explore the reasons policies transfer across governments. In this study, we focus on U.S. state level efforts in affordable housing. Drawing predominately from policy diffusion literature, our research examines the determinants of the creation of state Housing Trust Funds (HTFs). We utilize event history analysis with logit regressions and survival modeling to examine how problem severity, neighbor adoption, economic standing, elected leadership, housing investment, and demographics predict state HTF adoption. Results indicate that both problem severity and elected leadership predict the adoption of HTFs. This work improves our understanding of state policy diffusion and efforts in housing affordability.

Housing affordability is an ever-growing concern in rapidly urbanizing countries like India. The need for affordable housing can hardly be overemphasis in India. Government has many policies and programs running for fulfilling the requirement. But it is essential to define affordability standards for the success of any such policies and programs. The Ratio Method, which is currently used as the base for determining affordable housing, doesn’t have the flexibility to match the varied scale and standards across Indian cities. This paper is based on Michel E stone’s residual income’ method to measure housing affordability for India’s million-plus city. It gives a new approach for measuring housing affordability based on the minimum living cost for survival. It uses Poverty Line data (2014) and NSSO economic survey data (2012) for defining the minimum standard of living in the city. Stakeholders can use the city-specific measurement for affordable housing generated from this paper in affordable housing policies and programs.

This work empirically analyzes the competitive factors that help make micro, small, and medium enterprises (MSMEs) successful. To do this, an empirical study with a sample of 614 companies in Guanajuato, Mexico, has been carried out. The results of the binary logistic regression analysis show that quality, technology, and innovation are the main variables that determine a company’s success. These findings could provide guidelines to help MSMEs improve their competitiveness, and they could help public administrations better support MSME growth.

Infrastructure systems are critical to support sustainable and equitable urbanisation, and infrastructure is becoming more prominent within urban spatial strategies. However, the fragmented governance and delivery of spatial plans and infrastructure projects create a challenging environment to embed planning goals across the planning, delivery and operation of infrastructure systems. There is significant uncertainty around future needs and the complex ways that infrastructures influence socio-spatial relations and political-economic processes. Additionally, fragmented knowledge of infrastructure across different disciplines undermines the development of robust planning strategies. Comparative analysis of strategic spatial plans from Auckland, Melbourne and Vancouver examines how infrastructures are instrumentalised to support planning goals. Across the three cases, the analysis identified four common infrastructural modalities: rescaling socio-spatial relations through targeted intensification, intra-urban mobility upgrades and containment boundaries; re-localising socio-spatial relations to the suburban scale with ‘complete communities’; protection of ‘gateway’ precincts; and local planning provisions to support housing affordability. By examining infrastructure through a theoretical framework for suburban infrastructures, this analysis revealed how infrastructures exert agency as artefacts shaping socio-spatial relations and through the internalisation of political-economic processes. Each modality mobilised infrastructure to support goals of global competitiveness, economic growth and ‘liveability’. Findings suggest that spatial strategies should take a user-focused approach to infrastructure to meet the needs of diverse urban populations, and engage directly with the modes of infrastructure project delivery to embed planning goals across design, delivery and operations stages. Stronger institutional mandates to control land-use and provide affordable housing would improve outcomes in these city-regions.

Since 1991 with the advent of globalization and economic liberalisation, basic conceptual and discursive changes are taking place in housing sector in India. The new changes suggest how housing affordability, quality and lifestyles reality is shifting for various segments of the population. Such shift not only reflects structural patterns but also stimulates an ongoing transition process. The paper highlights a twin impetus that continue to shape the ongoing transition: expanding middle class and their wealth - a category with distinctive lifestyles, desires and habits and corresponding ‘market defining’ of affordable housing standards - to articulate function of housing as a conceptualization of social reality in modern India. The paper highlights the contradictions and paradoxes, and the manner in which the concept of affordability, quality and lifestyles are embedded in both discourse and practice in India. The housing ‘dream’ currently being packaged and fed through to the middle class population has an upper middle class bias and is set to alienate those at the lower end of the middle-and low-income population. In the context of growing agreement and inevitability of market provision of ‘affordable housing’, the unbridled ‘market-defining’ of housing quality and lifestyles must be checked.

Chile faces a housing affordability crisis, given that most of the population is unable to secure a house. While housing prices between 2008 and 2019 increased by 63.96%, wages only increased by 21.85%. This article presented an analysis of the housing price configuration for the main borough in the country—Santiago. The assessment focused on verticalised housing constructed between 2015 and 2019. The article developed an exploratory study on the price of housing in Santiago to generate a diagnosis to identify the role played by expectations of profitability when configuring price. Based on the information generated, we sought to contribute to the discussion on public policies that advance the development of affordable housing in central boroughs with high urban value, as is the case for Santiago’s borough of Greater Santiago. We hypothesised that profit expectation of real estate developers plays a key role in the housing prices, and an adjustment in the profit ratios might increase the affordability while keeping the housing market above profitable rates. This research addressed the lack of data transparency in the Chilean housing market with archival research, reconstructing costs and earnings from projects based on official registrations of transactions at the borough level. In Chile, the access to investment costs, land values, yields, and house price formation are not publicly available, even though these factors imply that many households are facing severe difficulties in paying for and accessing decent housing.

Purpose This paper aims to investigate the housing preference and housing affordability in Malaysian housing markets. There is a lack of research on the gap between supply and demand of houses in this market. Urbanization has increased the demand of houses in urban areas. However, the high demand in residential units increases the housing price which causes the affordability level dropped. Besides, the residences that provided by developers do not meet the expectation of the home buyers. There are three attributes that examined in this research to understand the home buyers’ preference. Design/methodology/approach This paper provides quantitative analysis on the housing affordability and the home buyers’ preference. This paper presents the results on the home buyers’ housing affordability and buying preference on houses. In addition, the study further confirmed the significant relationship between monthly income and type of preferred house, as well as monthly income and range of housing affordability using cross-tabulation analysis. Findings The findings indicated that the housing price in the current market is not affordable by most of the homebuyers and there are certain attributes that important to home buyers which should not be neglected. Research limitations/implications This paper helps to shed light on the planning of Malaysian housing policy especially on the issue of providing affordable housing in urban areas. Practical implications Policymakers shall consider the elements of economics, social acceptance and feasibility of Malaysian housing policies to achieve sustainability in Malaysian housing markets. With the current government’s move to promote housing affordability amongst B40 income groups, local government and housing developers should work together in addressing housing demand in accordance to states and ensure that there is a more targeted housing policy. Social implications With the detailed analysis on the home buyers’ preference, it helps to promote sustainable housing developments in meeting basic housing needs and preference. Originality/value This is the first study to examine relationship between Malaysian housing affordability with monthly income and type of preferred house. In the meantime, the housing affordability is compared with mean housing price and type of perceived affordable house. The paper presented homebuyer’s preference in housing for the consideration of government and housing developers in providing affordable housing.
