The effect of planning on construction projects will have an impact on income within the project itself. Usually, the realization of work plans in the field often experiences delays in the process, because the number of revenue was determined by the method of payment stipulated in the construction contract. Payment system aspects affect the working capital that needs to be provided by the contractor. Therefore, the role of planning the flow of cash flow is very substantial in the implementation of the project. The purpose of this study is to get a cash flow plan with a Monthly Payment system and Progress Payment system based on the project schedule of the Road Works-Road Widening On Kurnia Street North Landasan Ulin Banjarbaru. The method used to analyze the data is project scheduling by making the description and sequence each activity, determining the duration for each project work, and making a project network diagram using the PDM Method ( Precedence Diagram Method ). Then make a cash flow analysis with monthly payment system and progress payment with three payments, at cumulative progress 30.04%, 70.28%, and 100% on the conditions of EST ( Earliest Start Time ) and LST ( Latest Start Time ) schedule. The results of the data analysis show that the payment system that provides maximum benefits is the Monthly Payment system using a 20% down payment on the EST ( Earliest Start Time ) and LST ( Latest Start Time ) schedule conditions with a total loan of Rp. 653,000,000, the contractor gets a profit of Rp. 490,990,222 with a percentage of profits of 8,892%.

AbstractA construction project has several factors that affect the success of a project. One of the factors was an optimal project’s cash flow. Optimizing cash flow of a construction project can be done by making several cash flow plans, and choosing the best one considering appropriate project’s time and cost constraints. The purpose of this study is to obtain an optimal cash flow plan on a construction project  using a capital loan from Sharia Bank.This research will be carried out on a specific project which is Construction and Rehabilitation Project of Government Health Service Building, District of Gunungkidul. In this study, the method used to analyze data is to make several project cash flow based on “Earliest Start” scheme by determining the duration for each activity and creating a network diagram using the Precedence Diagram Method (PDM). The final step is analysing the cash flow by calculating negative overdraft for each cash flow plan to determine the amount of capital loan from Sharia Bank and then comparing profits to obtain the optimal one.Analysis and discussion reveal that on the system of given Down Payment, and Project’s Termyn 50%, 75% and 100%, and a loan from Sharia Bank it is found that the optimum cash flow will make profit of 7.49%. Keywords: Cash Flow, Earliest Start (ES), Optimal Profit, Sharia Bank.AbstrakProyek konstruksi memiliki beberapa faktor yang mempengaruhi kelancaran proyek tersebut, salah satu yang mempengaruhi proyek tersebut adalah cash flow optimal. Optimalisasi cash flow suatu proyek konstruksi dapat dilakukan dengan membuat rencana cash flow secara tepat dari suatu proyek. Tujuan penelitian ini adalah mendapatkan rencana cash flow optimal pada proyek konstruksi dengan menggunakan sumber modal bank syariah.Obyek penelitian akan dilakukan pada proyek Pembangunan dan Rehabilitasi Gedung Pelayanan Kesehatan Pemerintah Kab. Gunungkidul. Pada penelitian ini dalam analisis data dibuat rencana cash flow proyek dengan menentukan durasi untuk setiap kegiatan dan membuat diagram jaringan kerja earliest start menggunakan metode Precedence Diagram Method (PDM) dengan bantuan software microsoft. Langkah terakhir adalah analisis cash flow dengan menentukan overdrat negatif pada rencana cash flow untuk menentukan nominal pinjaman dengan menggunakan sumber modal bank syariah lalu membandingan keuntungan untuk mendapatkan profit optimal.Hasil analisis cash flow dan pembahasan didapat beberapa kesimpulan yaitu pada sistem pembayaran uang muka, termin 50%, termin 75% dan termin 100% dari owner serta menggunakan pendanaan bank syariah didapatkan cash flow optimal pada kondisi penjadwalan earliest start dengan persentase profit sebesar 7,49%. Kata kunci: Cash Flow, Earliest Start (ES), Optimal Profit, Bank Syariah.

A good road drainage system is needed to ensure that road user activities are not disrupted due to rain puddles. The cause of inundation that occurs is land use change, there is no drainage channel, the channel is not well connected, the channel is closed due to widening of the road without considering drainage channels. Given this, research needs to be carried out on the condition of the existing drainage system as a material consideration for evaluating its feasibility and planning a drainage system that is able to overcome the inundation that occurs. Writing this final project refers to primary data and secondary data that already exist. The rainfall data came from the Climatology and Geophysics Meteorological Agency, Balai Besar Region II, Bogor Regency, which is the Darmaga huajn rainfall measurement station and the PUPR Binamarga Office of Bogor Regency. Meanwhile, to find out the dimensions of the existing drainage channels obtained by conducting surveys and direct observation to the field. Data analysis which was carried out was hydrological and hydraulics analysis. Hydrological analysis includes the analysis of rainfall frequency, determining the repeat period, calculating the concentration time, analyzing the rainfall intensity, and calculating the flow flow plan. Based on the results of hydrological analyzes, the hydraulics analysis is then performed, such as calculating the plan channel profile and calculating the height of the planned channel guard. From all of these analyzes, the results of the drainage study on the Cigombong KM 16 - KM 23 highway were carried out, that is, the entire capacity of the existing canals was not able to accommodate the planned flow discharge for a return period of 2 years 5 years 50 years. In addition, the results of the analyzes that have been carried out show that the rain that occurs during a certain period of time and a certain return period greatly affects the planned drainage channel profile and is due to the large amount of garbage in the channel which affects the reservoirs in the drainage that often occur frequently

[ID] Perkembangan kota yang diikuti dengan meningkatnya jumlah penduduk di Kota Pekanbaru menyebabkan terjadi alih fungsi lahan menjadi areal pemukiman ataupun perkantoran. Adanya perubahan fungsi lahan dari areal hijau menjadi areal pemukiman atau perkantoran mengakibatkan terganggunya daya resap tanah sehingga aliran permukaan (run off) menjadi semakin besar. Tujuan dari penelitian ini adalah unutuk mengetahui kemampuan saluran drainase Jalan Arifin Ahmad dalam menampung debit aliran dengan pengaruh perubahan tataguna lahan dalam 10 tahun yang akan dating dan mengetahui penyebab dari tergenangnya air pada salah satu ruas Jalan Arifin Ahmad tepat nya pada ruas antara Jalan Rambutan dengan Jalan Paus Ujung. Pada penelitian ini dilakukan perhitungan frekuensi curah hujan menggunakan jenis uji distribusi Log-Pearson III. Intensitas curah hujan dihitung menggunakan metode rasional. Debit rencana (Qr) berdasarkan jumlah debit hujan (Qh), debit air kotor (Qk) dan debit kiriman (QKiriman). Perubahan tata guna lahan mengacu kepada RTRW kota pekanbaru, kapasitas saluran drinase dihitung menggunakan persamaan manning, dan selanjutnya di analisa apakah saluran tersebut masih mampu menampung debit rencana 10 tahun mendatang dengan perubahan tata guna lahan yang ada. Dari hasil analisa debit rencana 10 tahun mendatang adalah 2,74 m3/detik dengan debit saluran (Qs) sebesar = 0,97 m3/detik untuk saluran tanah dan 2,34 m3/detik untuk saluran permanen, maka dapat disimpulkan bahwa saluran eksisting drainase Jalan Arifin Ahmad pada ruas antara Jalan Rambutan dengan Jalan Puas Kota Pekanbaru tidak aman. Adapun dimensi saluran drainase rencana 10 tahun mendatang adalah lebar dasar saluran (B) = 3,5 m, tinggi permukaan air (h) = 1,75 m, tinggi jagaan air (w) = 0,25 m, dan tinggi saluran (H) = 2 m. Faktor-faktor penyebab terjadinya genangan air pada salah satu ruas Jalan Arifin Ahmad tepatnya pada ruas antara Jalan Rambutan dengan Jalan Paus Ujung adalah tidak mengalirnya air dari badan jalan ke saluran drainase akibat kurang berfungsinya tali air sebagai tempat mengalirnya air hujan dari badan jalan ke saluran drainase, banyaknya sampah dan lumpur yang menyebabkan penyumbatan aliran air pada saluran drainase. Adapun faktor utama nya adalah debit rencana aliran lebih besar dari pada debit saluran eksisting, dimana debit rencana aliran (Qr) = 2,32 m3/detik, debit saluran tanah eksisitng (Qs) = 0,97 m3/detik, dan debit saluran permanen eksisting (Qs) = 2,34 m3/detik. The change of land function from green area to residential area or offices resulted in disturbance of soil absorption so that runoff becomes bigger.The purpose of this research is to know the ability of drainage channel Arifin Ahmad Road in accommodating flow discharge with the effect of land use change in 10 years that will come and know the cause of the water flooding on one of Arifin Ahmad Road segment right on the road between Jalan Rambutan with Jalan Pope Edge. In this research is calculated the frequency of rainfall using the type of Log-Pearson III distribution test. Rainfall intensity is calculated using rational methods. The plan debit (Qr) is based on the amount of rainfall (Qh), gross discharge (Qk) and debit of mail (QKiriman). Land use change refers to RTRW kotabaru, drainage channel capacity is calculated using the manning equation, and then analyzed whether the channel is still able to accommodate the discharge of the next 10 years plan with changes in existing land use.From the results of the next 10 years plan debit analysis is 2.74 m3 / second with the channel discharge (Qs) of 0.97 m3 / sec for the ground channel and 2.34 m3 / sec for the permanent channel, it can be concluded that the drainage existing channel Arifin Ahmad Road on the segment between Jalan Rambutan and Jalan Puas Pekanbaru is not safe. The dimensions of the drainage channel of the plan for the next 10 years are the bottom width of the channel (B) = 3.5 m, the water level (h) = 1.75 m, the water velocity (w) = 0.25 m, and the channel height (H ) = 2 m. The factors causing water puddle on one of Arifin Ahmad Road segment precisely on the road between Rambutan Street and Ujung Pope Road is not the flow of water from the road to the drainage channel due to the lack of functioning of the water line as a place of rain water flow from the road to the drainage channel , the amount of garbage and mud that causes blockage of water flow in the drainage channel. The main factor is the flow of the flow plan is greater than the existing channel discharge, where the flow of the flow plan (Qr) = 2.32 m3 / sec, the discharge of the exisiting ground channel (Qs) = 0.97 m3 / sec, and the permanent channel discharge Existing (Qs) = 2.34 m3 / sec.

Cash flow is considered to be the main acceleration’s factor of any construction contract, which has a large and direct impact on projects completion dates as well as the project contractual duration. This is very evident when examining how the owners benefit from their projects in achieving or forfeiting the desired economic feasibility determined in the feasibility study of any project.It is noted that the cash flow plan is issued through a Critical Path Method (CPM) for a project which entails only an estimate of the monetary value of the construction work to be carried out on site and on a rough and approximate basis using the cash flow’s curve (S-CURVE), which is usually gives a different value from the actual work performed onsite.The impact of this problem on financial management for any project is as follows:In the case of underestimation, if the available estimates are less than the required cash flow, it is considered as a major cause for delay in project completion as well as the inability of the owner to achieve the economic feasibility Internal Rate of Return (IRR) required for the project. Also, this leads to monitory error due to the financial compensations due to the contractor as a result of the damage caused by time extensions due to the holdings of the cash entitlements.In the case of overestimation of the value of the required cash flow with a high margin of error, this leads to the monetary waste of amounts that could have been invested in other ventures, projects or opportunities.This paper provides a summary of the importance of determining the appropriate amount of cash flows required to be provided by the owner’s financial management, which leads to achieving the appropriate projects financial management gains and thus reducing financial losses or disputes in construction projects in the State of Kuwait.
