Variation order refers to any changes from the scope, plan, specification or contract document in the construction project. This changes of work is a common problem in construction projects in Malaysia. It is inevitable in any construction project and this problem can become more serious when variation order causes work progress to be impaired as a results it increased the construction time and cost that affects the construction industry in Malaysia. This paper critically review the causes of variation order in the construction industry on the double-storey terrace housing project in Malaysia. The discussions began with the construction industry in Malaysia and then related parties involved in the construction industry. The extensive local and abroad literature review on the definitions of variation order and analysis of past studies conducted on variation order and the previous study of the prediction model of variation. The extensive literature on variation order in the construction of building project may help to improve the performance in term of time, cost and quality of the construction of building projects in Malaysia.

The construction project is a complex sector which characterized with low productivity, cost and time overruns and conflicts. The major challenges in construction project risk assessment which may attributed to knowledge requirements for determining the level of uncertainty and development of complex models to predict . Portfolio theory and capital market theory stipulate that risk consists of two types, First, systematic risk, which cannot be controlled, emanates from external factors such as acts of God, natural disasters, market risk, interest-rate risk, and purchasing-power risk. Second, unsystematic risk, which can be controlled, relates to organization-specific factors such as business risk and financial risk (Fischer and Jordan 1996).) . To identifies the risk factors that influence the cost-effective management, operation, and maintenance of construction project, as well as how and when in the project life cycle the identified risk factors impact to the associated costs . The identification and design of risk is the first step of risk management. It contain the recognition of potential risk event conditions in a project and the clarification of risk responsibilities. A total of 50 risk factors on construction for stake holders (client , contractor ,consultant ) share projects were identified after conducting an extensive literature survey. A questionnaire survey was conducted from 60 project managers(20 from each category) in all three proficiencies with background experience in buildings ,road and bridges with minimum 15 years experience , to identify the most significant risk factors impact in construction projects . Interviews were conducted face to face, ensuring a 100 percent response rate. The questionnaire was amended by incorporating feedback of the experts to suit the local environments of the construction industry. The weight or rate of each risk factor gained by using a five-point Liker scale from a consolidated conceptual framework of all 50 risk factors identified from the deep literature work . The main aim of these research is to identify ,categorize and ranking common risks, exert management techniques to address those risks , effective risk management and risk status in the construction industry and to help stakeholders to take stock of their ongoing and future projects, with a focus on important risks, their management techniques and barriers to effective implementation of risk management systems.

Delay in payment to contactors and other relevant parties have caused serious problem on the successful execution of construction projects in the country. It causes several problems to the contractor and other participants. The aim of this study is to determine the causes of delayed payments in the construction industry. The objective of this study is to identify the causes of delayed payment. In order to obtain valid data for the study, questionnaires were designed and distributed to a randomly selected sample of one hundred individuals among contractors, subcontractors, consultant and clients in the Nigerian construction industry. In total, eighty five completed questionnaires were returned and then analysed statistically. The total mean score was used to determine the ranking of the results of the study. Client’s disagreeing on the valuation of work done, slow processing of variation orders and poor quality of works were the major causes of delayed payment identified in the study. It was recommended that the stakeholders should work as a team in the execution of project to avoid bottlenecks usually encountered in agreeing contractors‟ payment. In conclusion, if the necessary action can be enforced, the problem of delayed payment can be reduced drastically.

Quality management is essential to improve success in project implementation by using Industrialized Building System (IBS). The development of construction industry in Malaysia is encountering a relocation from ordinary techniques to a more efficient and automated strategy which is by utilizing IBS.There are a few issues in overseeing IBS construction projects which prompt low qualities such as hiring non-expertize in construction, using low quality of materials and problem with management. Therefore, this paper aim is to determine the various success factors affecting the quality management of construction project that using IBS and ranked the success factors. Found that 87 factors from review papers and two most significant factors affecting quality management in IBS are high ranked which is appointment of high experience technical team, using high quality components and materials with overall percentage 2.48% and 1.86%. However, some of the factors are repeatedly listed due to high affecting to quality.

Construction industry suffers numerous issues and complicated factors like price, period, quality and safety. It is said that Construction projects are versatile because they associate with contractors, architects, advisers, designers, the project owners, etc. Keeping in view of above factors, objective of this research is to highlight those factors which have impact on labor productivity in house building project. Through literature review as well as discussion with different consultants, several factors of productivity were identified. Out of which 20 factors were selected, which were later categorized into two sets, for analyzing in the current study. A comprehensive questionnaire was prepared and sent to project manager, engineers, designers, and builders. It was found, that total expense of construction comes to much higher as it was originally calculated. It is suggested that human resource should be developed through an effective and well planned training program, so that construction project do not suffer due to low performance. The mentioned factors are supposed to help in completed the construction projects effectively.

The introduction of modern technologies and development of building systems has influenced a fundamental transformation in many aspects of construction industry. However, still in major parts of building projects, conventional methods are being used in Iran. Traditional methods cause many problems such as project prolongation, low economic efficiency, too much stuff, and low quality of products. These shortcomings are more tangible in large-scale housing projects that require a vast domain of constructions; therefore, transformation from the current conventional building systems to the industrialized building systems (IBS) is needed more than ever. In order to this transformation it is vital that first the perceptions of the industry on these issues are adequately studied in this reseach. According to the lack of strategic plans and effective measures to promote IBS at country level, in addition to introducing the level of awareness and familiarity to IBS technical knowledge, the prevalence of both IBS components implementation and using IBS in different type of projects in Iran conducted. A likert based questionnaire was designed according to the level of awareness and the prevalence of IBS was evaluated applying the mean index and average ranking method. The results indicate that the prevalence of IBS in terms of components and types of projects is not at significant level. This paper provides an overview of IBS current state in Iran. Clearly, this awareness will prompt construction industry practitioners to a deeper exchange of ideas and promoting IBS in the future.

Purpose – The focus of this work is on the client-designer interface where decisions have significant impact over the lifecycle of the project. Therefore, the briefing stage is examined in the context of clients’ needs which is divided into project-based strategy and broader clients’ strategy. The purpose of this paper is to address the pitfalls in the briefing process which has been attributed to the shortcomings in the client-designer communication interfaces. This will be achieved by developing an automated brief generation framework. The research examines the efficiency of standard approaches to modelling and design, and the benefits that these methodologies have offered to the computer industry. The work reviews the similarities between the two industries and argues in support of the potential benefits in adopting a standard methodology in the construction industry. The structure upon which the framework is developed is based on system analysis and design methodology (SSADM) which has proven to be an effective platform used within the software development industry. Design/methodology/approach – SSADM is an established methodology within the software development industry. The paper will demonstrate that due to fundamental similarities between the construction and software development industries, SSADM is likely to offer a viable platform upon which an automated enhanced brief generation model is developed for use in the construction industry. The construction design and construction process will be mapped on SSADM high-level definition before focusing and honing on the design phase. The methodology for the development of the framework will be based on the rationalist approach of generating knowledge through reasoning leading to model-building. Findings – A model that is based on SSADM is proposed for the design development phase of construction projects. In order to shape the project strategy, the model considers the combined role of clients’ requirements with organisation strategy and environmental factors. The paper has shown that it is feasible to increase the automation of the briefing process and enhanced the briefing output. The model here does not diminish the importance of direct communication between the client and the design team. It provides a more structured way of doing so, while taking advantage of vast array of data and technology in order to improve the brief outcome. Research limitations/implications – From practical perspective, the proposed framework is in its formative stage, thus requiring incremental refinement through several case studies. This is particularly true about the AI components of the system which typically rely on extensive data representing the real-case scenarios. Therefore, the work invites further research into the examination of various parts as well as the overall system. Practical implications – There are several ways by which construction projects are procured. There may be fluctuation in their rate of usage, but while there is no indication of any procurement option fading, new ones such as PPP and PFI are periodically introduced. The existence of this diversity is indicative of the fact that the industry tends to respond to problems rather than attempting to instigate a measured solution supported by theoretical underpinning. Subsequently, there have been suggestions of a communication and information discourse between actors and within processes involved in project lifecycle. This project is aimed at addressing the gap in the client-designer communication. The automated approach to brief generation will lead to better briefs while reducing ambiguities as well as the overhead associated with brief generation. Social implications – The quality of project brief has a significant impact on decisions at the design stage. In turn, these decisions will influence all phases of construction project lifecycle. The briefing session and requirement analysis of a construction project can be very difficult for inexperienced clients particularly for complex projects. Therefore, there is potential for the process of client-requirement-analysis to be optimised. The work promises to improve the quality of the briefing process, thus helping clients to realise their intended objectives and minimise resource waste. Originality/value – The work builds on the commonalities of the construction and software development industries and takes advantage of the advancements in the latter. In doing so, project quality is defined quantitatively which is used to develop project strategy in a three-dimensional space. The development of the model was also contingent upon enhancement of artificial neural network structure.

If the quality of building materials cannot be inspected effectively, the probability of safety accidents in construction projects will be greatly increased, which will seriously threaten people’s lives and property. Nowadays there are several kinds of products innovations in the construction industry, one of whom is a precast concrete slab. In fact, products of innovation are not necessarily fully able to provide a positive impact, both in terms of cost, quality, time, and waste on building construction projects. Moreover, what is offered by the manufacturer of precast concrete slab has not necessarily correspond with the needs of the customer. The purpose of this study is to analyze the comparison of products in terms of time, cost, quality, and waste between projects using precast concrete slab and the same projects that were simulated using floordeck concrete slab. This research will: (1) simulate the project if not using precast concrete slab product, (2) analyze the comparison of products in terms of time, cost, quality, and waste between the real project and the simulation project, (3) calculate the benefits obtained from the use of precast concrete slab product. The use of flyslab at Pertamina Parking Building Project (which consists of three floors and two floors using flyslab) when compared with the results of the simulation project that uses floordeck concrete slab: (1) in terms of time, it can provide a savings of 12.5% of the total duration of the simulation project, (2) in terms of costs, it can provide costs savings on the total cost structure reaches 23.13%, (3) in terms of quality, flyslab constituent materials are designed to have a higher quality when compared to floordeck concrete slab constituent materials, (4) in terms of waste, on a project that uses flyslab, the amount of waste generated is much less when compared to the results of the simulation project that uses a floordeck concrete slab.

Cost performance is one of the basic criteria for measuring construction project success. Despite its proven importance it is not uncommon to see a construction project failing to achieve its objectives within the specified cost. The paper attempts to identify the major causes of cost overrun in Bahrain construction sector, and to assess the effect of these causes on cost overrun.  A list of these causes was collected through an extensive literature review, historical construction projects records and expert opinions. In total 45 factors were short-listed to be made part of questionnaire used in a survey conducted with representatives from local contracting, consulting, and client firms. Findings are presented in form of tables that classify cost overrun factors, and their ranking. The overall results showed that frequent design changes, mistakes during construction, and schedule delay were considered as the most important factors of cost overrun causes in Bahrain construction industry.

Currently, the world encounters the outbreak of an unprecedented epidemic named novel coronavirus COVID -19. World Health Organization (WHO) advises maintaining social distancing, preserving personal hygiene, and staying informed with the latest guidelines. WHO also reports the patients with robust immunity can combat the virus. However, the workers in the construction industry work and live in a crowded and non-hygiene environment. Moreover, they are characterized by illiteracy, a dearth of awareness, and chronic health problems that prove weak immunity. Therefore, this study aims to find the relationship between the virus and the prevailing conditions and the environment of the construction industry, under focus, and study so that the construction industry is not a vulnerability gap that may exacerbate the crisis. An extensive literature exploration for the latest research deals with coronavirus, the construction industry ergonomics, and its relevant diseases. This study makes robust alerts to motivate the governments, organizations, and individuals to collaborate to find solutions to close the gap between the current situation in the construction of ergonomics and the required precaution to avoid the outbreak of the virus. This study makes a crucial and novel contribution by paving the way for providing solutions to save humanity worldwide. The management system should review the conventional risk assessment procedures, and developed criteria must be introduced and become an everyday practice of all construction projects. This will help identify the gaps within the safety procedures associated with the COVID – 19 protection aspects. This article also introduces a framework in this regard.
