Purpose The purpose of this paper is to discuss the principles for managing precast concrete (PC) building in the context of Malaysian maintenance practice. A large number of clients/contractors in a PC building maintenance project faced many issues due to poor service delivery, less-competent contractor and defect repetition. Meanwhile, conventional method practices tend to be ineffective in Malaysian PC building. Design/methodology/approach Case studies were used to investigate the practice of maintenance management with eight professional engineers working in the Malaysian PC building maintenance departments. Findings Interviews were held with these departments and content analysis was used to identify themes that demonstrate effective PC building maintenance management practice. The frontline approaches (new system development with the integration of BIM) and underlying approach such as decision making in defect diagnosis are presented to address the maintenance management problems on PC building such as defect repetition and less-competent contractor. Originality/value The underlying approaches include sustaining existing maintenance quality and providing decision making in diagnosis support while the frontline approaches include the use of emerging technologies, efficient control of building performance-based design and monitor the defect component operation in maintenance.

Purpose The current maintenance management method has affected the efficiency of the building facility management at Polytechnics. Many issues such as poor service delivery, inadequate finance, poor maintenance planning and maintenance backlogs have emerged due to the usage of conventional method application (paper-based form and unsystematic database. The purpose of this paper is to review existing literature and case studies project of the technologies in maintenance management at Polytechnic, and subsequently to identify the challenge in improving the current maintenance management technologies. Design/methodology/approach The purpose of this paper is to review existing literature and case studies project of the technologies in maintenance management at Polytechnic, and subsequently to identify the challenges of information and communication technology (ICT) implementation for strategic defect diagnosis and decision-making in improving the current maintenance management technologies. Eight Polytechnics are selected on the basis of the major problems of using the conventional method in the comparison to investigate the maintenance management practices in each Polytechnic. There are around 32 Polytechnics in Malaysia and most are using conventional methods. Findings The findings reveal the need for a more sophisticated maintenance management system that provides guidelines for decision-making processes with the implementation of ICT. The interview results also reveal irregularities within the Malaysian Polytechnics’ maintenance management database. The system architecture and the information system prototype are presented to integrate the information database and maintenance management processes in improving the building diagnosis approach and decision-making process for managing building maintenance. Originality/value This new system is expected to become the successful technology in assisting the maintenance contractors, clients and developer for effective management of maintenance defects at Polytechnic.

The paper aims to discuss these issues. Findings – The overall findings of this research indicated; poor service delivery, inadequate financial, poor maintenance planning and maintenance backlogs. The system architecture and the conceptual process model are presented to integrate the information database and maintenance management processes in improving the building diagnosis approach and decision-making process for managing building maintenance. Originality/value – This new system development provides a better maintenance assessment for identifying symptoms, causes and reasons of building defects without depending on the expensive instruments, for instance, non-destructive testing (NDT) and sensor technology. It also has the potential to become the successful technology in assisting the maintenance contractors, clients and developer for effective management of maintenance defects at Polytechnic.

Purpose The purpose of this paper is to focus on the development of an integrated computerised maintenance management system to improve the information storage of design and construction, diagnostic and defect risk assessments on IBS building through the integration of building information modelling (BIM). Design/methodology/approach The methodology used interviews with the IBS building client/maintenance contractor in Malaysia to gather information about maintenance management problems, approaches to address problems, information and communication technology implementation and use of emerging technologies, in addition to prototyping a system development life cycle for system development. Findings Relevant process flowchart documents of system development were obtained from the case study and reviewed to assist in providing an automation technique for decision-making and structural defect diagnostic operation through the integration of Visual Basic.Net, MS Access and Autodesk Revit software. Originality/value This research focuses on automatic bidirectional communications between an Expert System and BIM on a database level. Adoption of the approaches suggested in the research will enable the system to promote the development of zero IBS building maintenance.

A properly implementation of maintenance management is able to extend the building life spans and the unnecessary failure of the building element can be avoided. To develop an adequate environment that encourage learning and teaching, maintenance have to be undertaken wisely in the school buildings.  However, the awareness of the importance of the school maintenance management is still very low in Malaysia. Thus, the main purpose of this study is to determine the current maintenance practice provided by District Education Office with the satisfaction level of user regarding to the maintenance management practice in school buildings. All the data will be collected through interview, visual inspection and questionnaires. In this study, the conclusion shown that most of the schools are still not yet up to the satisfaction level in terms of the maintenance practice.

Purpose Reconfigurable vibrating screen (RVS) is an innovative beneficiation machine designed at Tshwane University of Technology, Republic of South Africa (RSA); with adjustable screen structure to ensure sorting, sizing and screening of varying mineral particles (sizes and quantities) demanded by the customers in a cost-effective manner through the screen structure geometric transformation. In order to ensure that this machine is optimally maintained and managed when utilized in surface and underground mining industries, there is a need to establish or ascertain the best maintenance practices that would be used in optimally managing the RVS machine using decision making techniques. In view of this, the purpose of this paper is to ascertain the best maintenance practices that would be used to optimally maintain and manage the RVS machine when used in surface and underground mines. Design/methodology/approach Decision making techniques such as weighted decision matrix (WDM) and analytical hierarchy process (AHP) were used in this research work to establish the best maintenance practice for optimally maintaining and managing the RVS machine using relevant literature survey on maintenance management systems as well as the different maintenance criteria decision indices obtained from different conventional vibrating screen machine manufacturers and maintenance experts. Findings Based on the results obtained from the WDM analysis, it was anticipated that e-maintenance (e-M) system embedded with diagnosing and prognosing algorithms; with a cumulative weight score of 2.37 is the best maintenance practice for managing the RVS machine when used in surface mines, while AHP with deeper decision making analysis anticipated that the robotic-driven maintenance (RM) system with an important decision criteria; safety, and a cumulative hierarchy score of 28.6 percent, supported by e-M management system with a cumulative hierarchy score of 17.6 percent are the best maintenance mix that could be used in optimally maintaining and managing the RVS machine, when used in a craggy and hazardous underground mining environment. Practical implications To this effect, it could be anticipated that e-M management system (endowed with the ability to detect fault on the machine, diagnose and prognose the different subsystems of the RVS machine and ascertain the reconfiguration time and process of the RVS machine in recovering production loss during the maintenance of the machine as well as meeting customers demand, etc.) is the best maintenance practice for optimally maintaining the RVS machine when utilized in surface mines while both e-M management system and RM management system (endowed with the ability to carry out automated maintenance tasks achievement under little or no maintenance manager intervention) are also anticipated as the best customized maintenance practices mix that could be used in optimally maintaining the RVS machine, when used in dangerous and hazardous underground mining environment. Originality/value This maintenance management system evaluation and selection for optimal RVS machine functionality will serve as a useful information to different mining machines (and other related machines) maintenance managers, in selecting the best maintenance management system for ensuring optimal functionality, reliability and maintainability of machines used in their industries.

Purpose Customer experience is more critical than ever to firms’ successes and future growth opportunities. Typically measured through aggregate satisfaction scores, businesses have been criticized for oversimplifying what experience means. The purpose of this study is to provide a new perspective on experience management and offers a novel way forward for customer-centric strategizing. Design/methodology/approach Mapping the current digital technologies being used across businesses in all sectors to engage and connect with customers more effectively, this paper outlines some of the fundamental challenges of experience management and future opportunities to enhance business practice. Findings Businesses are capturing what they know about customers, rather than what a customer thinks and feels about the firm. Many experience management initiatives create customer pains (not gains), while for businesses, decision-making can be jeopardized by fake customer data. A framework based upon the five experience dimensions is presented for optimal customer-driven decision-making. Practical implications Going beyond aggregate satisfaction scores that serve as an output rather than an input into businesses strategizing, the paper presents an actionable framework for targeted investments and enhanced experience management practices. Originality/value Businesses are seeking to grow intelligent customer experience analysis capabilities to disrupt traditional business models toward greater customer-centricity and to track the digital spread of positive and negative experiences. Examining how this is being done and where the weaknesses lie by bridging management practice and the scientific literature, this paper provides new knowledge to advance customer-centric strategies for growth and profitability.

PurposeThe contemporary practice of conventional maintenance for industrialised building system (IBS) constructions suffers from poor service delivery and defect repetition. A key problem impeding the widespread adoption of emerging technologies is the lack of competent contractors to support the effectiveness of the technology implemented in conventional methods and to ensure returns on investment. The shortcomings of conventional methods are assessed from the perspective of IBS buildings. This paper aims to identify the different system approach using Building Information Modelling (BIM) technology that is equipped with decision making processes.Design/methodology/approachThis paper describes the establishment of key problem areas, the elements involved in implementing good practice and the requirements for integrating maintenance management processes and information databases in the maintenance management system.FindingsConventional methods have little emphasis on defect diagnosis tools. They also enhance inadequate strategic decision-making in the analysis of information when attempting to improve the maintenance project outcomes for IBS construction. The characteristics identified in a case study of IBS buildings are presented and analysed.Originality/valueThe conclusions and recommendations drawn from the analysis of the IBS case study are discussed, synthesised and deliberated upon. The approach presented in this paper integrates various aspects of building information modelling technology to facilitate improved execution of IBS maintenance activities.

Purpose Effective building maintenance management is vital for reducing the impact of building defects and costly building maintenance work. Such practice significantly contributes to the public sector in terms of cost reduction, improved effectiveness and efficiency in maintenance works, increasing safety and well-being of the occupants, expanding the life of building stocks and expanding the value of investment for the government building assets. The maintenance practice in Malaysia is still emerging in comparison to many developed nations. The purpose of this study is to determine the current scenario of the building maintenance approach at the design stage in public buildings in Malaysia. Design/methodology/approach An extensive questionnaire survey was held, involving 312 key players (38 per cent out of 820 predetermined participants) in Malaysia. Findings The analysis showed that building maintenance in public building in Malaysia still uses the reactive approach. Despite the Malaysian Government’s adoption of a proactive maintenance approach, unfortunately, there are some misunderstandings among the key players regarding the approach. The research results demonstrate that the key players had a lack of understanding on the concept of the proactive maintenance management approach and that they were either ignorant or had insufficient awareness of proactive maintenance approach. Originality/value The contribution of this study is useful for the government to adopt a more proactive building maintenance policy at the design stage, to give awareness on proactive building maintenance to the key players in their construction project and as a guide to the key players to adopt a maintenance plan at the design stage of work.

Purpose The building maintenance management becomes more complicated nowadays, with several sourcing strategies springing up for building maintenance work provisions. Various studies demonstrate that the selection factors and performance measurements are both essential aspects in determining and evaluating the sourcing strategy for building maintenance management. Thus, the purpose of this paper is to examine the relationships between the selection factors and performance measurements of sourcing strategy. Design/methodology/approach The paper targeted to evaluate and analyse the perceptions of the building maintenance practitioners regarding the degree of importance of selection factors and performance measurements. Through quantitative approach, the paper adopted stratified random sampling to distribute the questionnaires to the building maintenance practitioners operating in both private and government high-rise office buildings in Kuala Lumpur. Findings The findings highlighted the quality factors as the most important selection group factors; meantime, the ability to fulfil client’s need and requirement as well as the ability to deliver the service with reasonable reliability and predictability are identically important performance measurements. There is a significant relationship between the selection factors and performance measurement of sourcing strategy. Originality/value This paper provides an impetus research which uncovered the sourcing practices in the industry and guided the sourcing process in determining the appropriate sourcing strategy.

Purpose The purpose of this paper is to determine the maintenance performance indicators (MPIs) which are significant for maintenance decision making in the apparel industry through an accurate maintenance performance measurement. Design/methodology/approach A quantitative research approach was followed. A questionnaire survey was used to collect the data which were evaluated based on Mean Weighted Rating and Relative Importance Index. Findings In total, 15 significant MPIs were determined which can directly affect maintenance decision making. A systematic approach was finally developed by allocating weightages for each critical MPI. Practical implications These results can be used to assist the decision-making process and as a performance measurement platform for maintenance management of the apparel industry. Originality/value The significance of maintenance has not been recognized and the value created through such massive efforts has remained hidden. Therefore, the need of adopting a performance-based approach for maintenance management in apparel industry exists. This research was aimed to provide a systematic approach to make decisions on maintenance management in the apparel industry in Sri Lanka.
