Purpose The building maintenance management becomes more complicated nowadays, with several sourcing strategies springing up for building maintenance work provisions. Various studies demonstrate that the selection factors and performance measurements are both essential aspects in determining and evaluating the sourcing strategy for building maintenance management. Thus, the purpose of this paper is to examine the relationships between the selection factors and performance measurements of sourcing strategy. Design/methodology/approach The paper targeted to evaluate and analyse the perceptions of the building maintenance practitioners regarding the degree of importance of selection factors and performance measurements. Through quantitative approach, the paper adopted stratified random sampling to distribute the questionnaires to the building maintenance practitioners operating in both private and government high-rise office buildings in Kuala Lumpur. Findings The findings highlighted the quality factors as the most important selection group factors; meantime, the ability to fulfil client’s need and requirement as well as the ability to deliver the service with reasonable reliability and predictability are identically important performance measurements. There is a significant relationship between the selection factors and performance measurement of sourcing strategy. Originality/value This paper provides an impetus research which uncovered the sourcing practices in the industry and guided the sourcing process in determining the appropriate sourcing strategy.

Purpose The current maintenance management method affects the efficiency of the complex, high-rise industrialised building system (IBS) building maintenance management projects in Malaysia. The usage of a conventional system (paper-based reports/unsystematic database) has various drawbacks, such as IBS component aesthetic and structural defects which occur repeatedly in the building and maintenance of conventional building, lack of integration between maintenance systems and lack of the intelligent capabilities of linking defect diagnosis operations in maintenance affecting various building elements with IBS component defect knowledge. Thus, the purpose of this paper is to focus on the development of a mechanism to improve IBS component defect knowledge transfer in IBS building maintenance projects through the integration of building information modelling (BIM). Design/methodology/approach Eight clients/maintenance contractors were selected based on the major problems of using a conventional system to investigate the maintenance management practices in each complex and high-rise IBS building. Findings The findings indicated that several computerised systems such as Building Automation System and Supervisory Control and Data Acquisition System are used by a client/maintenance contractor. Moreover, BIM technology awareness was found to be limited, with no implementation in IBS building maintenance till now. The results of this case study were used as a foundation for the development of a prototype system using Computerised Maintenance Management System, Expert System and BIM. Originality/value The development of this new system improves IBS component diagnosis knowledge integration with the BIM technology.

Purpose Effective building maintenance management is vital for reducing the impact of building defects and costly building maintenance work. Such practice significantly contributes to the public sector in terms of cost reduction, improved effectiveness and efficiency in maintenance works, increasing safety and well-being of the occupants, expanding the life of building stocks and expanding the value of investment for the government building assets. The maintenance practice in Malaysia is still emerging in comparison to many developed nations. The purpose of this study is to determine the current scenario of the building maintenance approach at the design stage in public buildings in Malaysia. Design/methodology/approach An extensive questionnaire survey was held, involving 312 key players (38 per cent out of 820 predetermined participants) in Malaysia. Findings The analysis showed that building maintenance in public building in Malaysia still uses the reactive approach. Despite the Malaysian Government’s adoption of a proactive maintenance approach, unfortunately, there are some misunderstandings among the key players regarding the approach. The research results demonstrate that the key players had a lack of understanding on the concept of the proactive maintenance management approach and that they were either ignorant or had insufficient awareness of proactive maintenance approach. Originality/value The contribution of this study is useful for the government to adopt a more proactive building maintenance policy at the design stage, to give awareness on proactive building maintenance to the key players in their construction project and as a guide to the key players to adopt a maintenance plan at the design stage of work.

Purpose The current maintenance management method has affected the efficiency of the building facility management at Polytechnics. Many issues such as poor service delivery, inadequate finance, poor maintenance planning and maintenance backlogs have emerged due to the usage of conventional method application (paper-based form and unsystematic database. The purpose of this paper is to review existing literature and case studies project of the technologies in maintenance management at Polytechnic, and subsequently to identify the challenge in improving the current maintenance management technologies. Design/methodology/approach The purpose of this paper is to review existing literature and case studies project of the technologies in maintenance management at Polytechnic, and subsequently to identify the challenges of information and communication technology (ICT) implementation for strategic defect diagnosis and decision-making in improving the current maintenance management technologies. Eight Polytechnics are selected on the basis of the major problems of using the conventional method in the comparison to investigate the maintenance management practices in each Polytechnic. There are around 32 Polytechnics in Malaysia and most are using conventional methods. Findings The findings reveal the need for a more sophisticated maintenance management system that provides guidelines for decision-making processes with the implementation of ICT. The interview results also reveal irregularities within the Malaysian Polytechnics’ maintenance management database. The system architecture and the information system prototype are presented to integrate the information database and maintenance management processes in improving the building diagnosis approach and decision-making process for managing building maintenance. Originality/value This new system is expected to become the successful technology in assisting the maintenance contractors, clients and developer for effective management of maintenance defects at Polytechnic.

PurposeHeritage buildings, as any other buildings are subject to decay and deterioration. This issue increases significantly when a country undergoes complicated circumstances of unrest, as is the case in Iraq. The purpose of this study is to rethink the maintenance approach to heritage buildings in Iraq from a systematic management standpoint. It proposes the development of a management system through the functions of proper planning, organizing, directing and controlling. The study aims to scrutinize the weak areas of performance in the investigated work process in Iraq and provide suggestions to address them.Design/methodology/approachThe paper opted for an exploratory study, using interviews with responsible people in Iraqi heritage buildings administration to investigate the procedures applied on maintenance work for the heritage buildings. Besides, maintenance reports were reviewed and three case studies of buildings recently assigned for maintenance were visited and examined to identify the current course of actions at work and to uncover the points of weakness and strength.FindingsThe researchers identified a kind of unreal planning in the maintenance process, which appeared to be a manifestation of corrective maintenance (CM) rather than a preventive one. Such an aspect was highlighted due to several causes, among which most important were as follow (1) the lack of sufficient allocated budgets and (2) the shortage of hand labor and building technicians in this field, including professionals with an architectural training background, who could make practical choices to heritage maintenance thus preventing improper solutions that would harm the authenticity of the asset. Such factors could be mitigated if a good maintenance management system is to be adopted. A proposed system is hereby suggested, upgrading the current guideline and laws by the specialized authorities in addition to recommending the application of digital documentation.Originality/valueThis paper fulfills an identified need to study how maintenance management system can be applied for heritage buildings

Purpose The complexity and criticality of healthcare services highlight the importance of maintenance management function in healthcare facilities. The purpose of this paper is to review the literature on maintenance management of healthcare facilities and hospital buildings to provide an organized literature review and identify gaps from the perspective of research and practice. Design/methodology/approach The paper categorizes the literature and adopts a review hierarchy according to maintenance management functions in hospital buildings. It explores the impact of those functions on the performance of maintenance activities in hospitals. Furthermore, it examines the role of information technology and automated decision support systems in facilitating hospital maintenance management functions and performance. Findings Literature on maintenance management in healthcare facilities and hospital buildings has so far been very limited. Recently published literature focusing on healthcare facilities management and its maintenance management functions is classified into various areas and sub-areas. The paper highlights gaps in the literature and suggests avenues for future research and improvements. Originality/value The paper contains a comprehensive listing of publications and their classifications according to various attributes. It will be useful for researchers, maintenance managers, practitioners and stakeholders concerned with facility management of hospital buildings.

Building maintenance is crucial to prolong a building's lifespan. Conducting the maintenance work can be dangerous, especially if it involves high-rise areas such as walls and roofs. Most literature discusses safety aspects at the construction site, while the safety aspects of maintenance work, which occur after occupancy, received less attention. This paper discusses the potential of integrating safety aspects into the maintenance work of a living wall. Living wall system (LWS) is one of the green design aspects in which the wall is designed to allow for vegetation growth. Maintenance works of a living wall involve various risks especially working in high or difficult places. This paper reviews the maintenance process and techniques adapted for maintaining the living wall through literature.  This paper presents the safety practices that have the potential to reduce the risks of conducting maintenance work on the living wall and its potential challenges. It is hoped that this paper raises further awareness that work safety in construction is not only enclosed within the construction site and its vicinity, but safety should also be considered post-occupation, especially when the design demands specific maintenance requirements such as a living wall. The good management of the building maintenance should be based on the regular maintenance work. Repair works are often not carried out or there are shifts in time, which causes degradation of the building. The article presents a method of planning renovation works of a MUBAR (maintenance Management in an Un-renovated Building with Abandoning Renovation) based on the consequences in case of their lack. No renovation work on individual elements in a building can cause a threat to the stability of the building structure, risking the lives of users, continuing damage to the building by damaging further elements, or even a building disaster. The method can also be applied to historic buildings. Often, due to abandonment of repairs caused most often by lack of the owner, improper manager or irresponsible users, degradation of these objects occurs. The consequences of neglected renovation of buildings lead to irreversible processes of their destruction. The aim of the article is to present the developed method of planning renovation works based on the consequences of lack of renovation works.

The development of high-rise buildings is a current trend in developed cities to answer the challenges of population growth, adding aesthetic value, and optimal use of land. Lagos particularly is one of the fastest growing cities in the world with Gross Domestic Product (GDP) and Internally Generated Revenue (IGR) in Nigeria, which suggests the need for multiple complex buildings, and the need for their maintenance cannot be overemphasised. This maintenance aspect requires tremendous work due to the complexity attached and several strategies springing up. Different studies reveal that both performance measurements and factors are essential aspects in evaluating maintenance management. Thus, this study seeks to explore performance elements that could improve maintenance. Personnel attitude, maintenance policy, maintenance review, and maintenance implementation were measured relative to computerised maintenance management system (CMMS) performance. With a random sampling technique, a sample of 134 Facility Management (FM) practitioners involved in high-rise office buildings was used to assess the effects of CMMS deployment. Results were analysed by Partial Least Squares Structural Equation Modelling (PLS-SEM). Findings from this study highlighted an indirect effect size and a large predictive relevance of personnel attitude as a critical factor for a smooth maintenance execution procedure of 12.59% and a standard operating procedure (SOP) of 15.64% on maintenance implementation to contribute 28.36% to performance. This paper uncovers the place of personnel attitude in determining effective maintenance.

Purpose This study aims to propose an integrated model based on the DeLone and McLean Information System Success Model (DMISS) to examine whether quality factors (system, service and information) can affect user satisfaction and performance of cloud-based marketing systems. Design/methodology/approach Recently, technologies change quickly, innovation becomes a vital base of productivity and sustainable growth of businesses is widely accepted. Cyber-physical system technologies help industries change production and marketing cycles according to customers’ needs in real-time. In addition, processing information through cloud service helps companies meet customer needs. The advantages of cloud technology also make it easier for companies to quickly collect the latest data from various sources, making it more effective in decision-making. This research recommends cloud-based marketing to help companies maximize their revenue by providing useful information and better quality for business development. The data were gathered from China automotive companies’ customers. A total of 220 questionnaires were distributed, and 165 (82.5%) usable questionnaires were analyzed using structural equation modeling. Findings This study verified that costumers’ perceived information quality, system quality and service quality positively caused the user satisfaction in the cloud-based marketing system. Practical implications This paper presents beneficial advice for improving cloud-based marketing systems. Besides, the topic is relevant to cloud-based marketing systems’ success. A better understanding of the impact of intention to use and user satisfaction on cloud-based marketing systems could significantly enhance companies’ success. This paper’s theoretical and practical contributions are expressed to guide organizations and policymakers in increasing cloud-based marketing systems acceptance. Originality/value This study empirically tests the relationship of quality factors and performance outcome of cloud-based marketing system through a model based on DeLone and McLean theory. This study bridges the research gap by identifying the factors that drive the adoption of cloud-based services in marketing and the impact of user satisfaction and intention to use on the cloud-based marketing system performance in the case of china companies.

Purpose Proper maintenance management ensures a long-term investment and provides a support function in business continuity to achieve organisational goal. However, inadequate involvement and participation of key stakeholders in maintenance management limit the continuous improvement of maintenance performance. Currently, there is a lack of studies about the influence of key stakeholders’ involvement in maintenance. Thus, the purpose of this paper is to deal with enhancement of maintenance management through the involvement of key stakeholders. Design/methodology/approach This research adopted a mixed method approach to determine the relationship between involvement of key stakeholders in maintenance management and maintenance effectiveness. The approach comprised of literature review, questionnaire survey and semi-structured interviews. Findings This research suggests a positive correlation between involvement of maintenance manager (MM), maintenance staff, organisation, user and maintenance service provider (SP) in improving the effectiveness of maintenance management. The logistic regression analysis indicated that the involvement of MM and SP are significant predictors of maintenance effectiveness. The research further identified that there was a lack of involvement of the user and SP in maintenance management. Originality/value The research demonstrated that all key stakeholders should value the important roles of their participation in maintenance management to ensure an optimum return on a long-term investment. To create the awareness for the involvement of key stakeholders in building maintenance, studies on the advantages of participating in building maintenance and the impacts of ignorant towards building maintenance can be beneficial to the industry.
