Abstract Large Polish cities are currently dealing with an increasing significance of downtown areas, extending outside of the city centers (meaning the area directly surrounding the city square). The downtown alone seems to influence the fate of entire cities, facilitating their success or contributing to their failure. A good demographic, social and economic condition of a downtown, its positive image and the dynamic development of the part of the city perceived as the business and administration centre and a meeting place of residents and tourists, contribute to the image and potential of the whole city to a great extent. Changes in urban surroundings, the signs of which may be observed in spatial, aesthetic, architectural, urban-planning and socio-economic aspects, determine the functioning and condition of local real estate markets. Whether potential buyers consider the real estate attractive depends on the assessment of its significant features, of which transaction price is representative. The main research objective of the article is the identification, assessment and interpretation of differences in prices registered in the years 2009-2014 in downtown residential real estate markets. These considerations have been referred to analogical phenomena within the entire cities under examination. The detailed research objective is an attempt to explain the sources of individual reactions of the analyzed real estate markets in downtown areas. The cities under research include: Bydgoszcz, Kalisz, Toruń and Wrocław. The authors applied quantitative analysis (statistical, comparative) to transaction data registered in local residential real estate markets.

Abstract This article analyzes the spread of market phenomena, market tensions and trends between real estate markets on the global scale. At the theoretical level, the main aim of the study was to determine the nature of the relationships between housing markets throughout the world. The main research goal was to identify and describe the strength of the correlations between the real estate markets of the world’s 10 largest economies (countries with the highest GDP). The analyses were conducted with the use of Pearson’s correlation tests, Granger causality tests and graphs. Our results revealed strong correlations between most of the markets; however, we did not find strong evidence for causality. In a globalizing world, national economies will become increasingly interconnected, which will indirectly influence the housing market.

Abstract The subject of this paper is the contemporary trend in residential real estate markets in European countries and their impact on the quality of banks’ housing loan portfolios. Due to the fact that these are the markets that still have not fully recovered from the previous financial crisis, and at the time of writing were exposed to significant uncertainty related to the effects of specific business conditions caused by COVID-19, the research on the risks related to these markets and tools which can mitigate their consequences are of paramount importance. Given the fact that the importance of monitoring the emergence of systemic risks in the financial system and the design of macroprudential tools for Bosnia and Herzegovina is yet to come, one of the aims of the paper is to present the results of the research on the effectiveness of certain macroprudential policy measures for mitigating the impact of price fluctuations in residential real estate markets. A special attention is paid to the challenges that the real estate market and mortgage loans have been facing during the crisis caused by the COVID-19 pandemic. The paper provides a basis for future researches examining to which extent the applied macroprudential policy measures in some countries have been effective in hitherto unprecedented business conditions

The purpose of this research is to assess the impact of the commissioned toll road running through the city’s residential areas on the market value of residential real estate. The article presents a review of non-traditional methods for assessing real estate value, mainly in foreign publications. The Western High-Speed Diameter (WHSD) is the most significant transport and infrastructure project of the current decade for St. Petersburg. The most inaccessible part of the city on Vasilievsky Island was analyzed, as the example of new and secondary real estate value changes, were examined from August 2015 to December 2017, by the time when the new transport interchange of WHSD in the western part of the island was constructed and put into commission.  For the study, the authors used the data of the Real Estate Bulletin of St. Petersburg at the end of 2015 and 2017, the data of the cadastral assessment of residential real estate of St. Petersburg of 01.01.2015 and 01.01.2018. Main research method is the study of two-dimensional and conditional distributions of random values of bid prices and cadastral values, which allows obtaining estimates of the market value of the real estate that has passed cadastral registration, and estimates of growth rates.  The comparison of prices of offers with cadastral values applied in the article, with a simple and natural speculation of logarithmically normal distribution, allows us to propose a method of assessing the market  value for any property, even if the information about it is not available in the market data. The obtained numerical results showed a rise in the cost of a significant part of the mass-market for the study period up to 18% without discount on the auction, and up to 9% taking into account the discount on the auction. It turned out to be slightly higher than the general change in the prices of proposals that can be found in advertising publications. A significant change (from 50% to 73%) was found in business-class properties, located in the area with significantly changed species characteristics and improved transport accessibility, in the immediate vicinity of the exit from WHSD.  The results, indicating the growth of market value, allowed us to make a general conclusion about the changes in the attractiveness of the area for different segments of the population of the city: both for the mobile middle class, focused on the mass-market, and for buyers of the premium segment, having increased requirements for the real estate. The authors believe that the growth of the market value of real estate in the area of transport interchanges of modern infrastructure projects could be higher in other macroeconomic conditions. At present, the effective demand of the population is obviously not sufficient.

This chapter explains the workings and characteristics of real estate submarkets and the interaction of the submarkets with the larger local market. Market analysts have often defined a real estate market by political divisions such as a county, city, or metropolitan area (e.g., Palm Beach County, the City of Los Angeles, Baltimore- Washington, DC metropolitan area). Market trends are compared and contrasted between real estate markets, such as the growth of Baltimore-Washington, DC versus the decline of Buffalo-Niagara Falls metro areas. Such comparisons at a large geographic scale are valuable because they can identify potential opportunities and potential investment failures. However, as discussed in the previous chapter, the real estate decision is a site-specific decision. Analysis at the appropriate scale and for the appropriate submarket is required to support the real estate decision. Submarkets are areas within the larger market area that stand out in some important way (see Thrall and Amos 1999; Thrall and McMullin, 2000b). For example, . . . Sites within the submarket are at the same stage of a cycle with one another, while perhaps being countercyclical with sites in the larger market or other submarkets. Land use within the submarket is homogeneous and differs from land use in other adjacent submarkets (e.g., a submarket of office buildings or retail). A submarket might be composed of households of similar demographic characteristics (lifestyle segmentation profiles), and have housing in a similar price range. . . . The city is an aggregate of submarkets. Each submarket is affected by the whole city; each submarket affects, and in turn is affected by, other nearby submarkets. In other words, submarkets are interdependent with one another and each is interdependent with the whole. Nearby submarkets generally have greater interdependency with one another than they have with submarkets that are more remote. However, some submarkets may be highly interdependent, even though they are distant from one another, such as submarkets of office buildings or industrial park land uses. An urban area will have few office building submarkets that depend on the same geographically large urban market to sustain them; overdevelopment of one office building submarket can have a price effect on another office building submarket.

Globalization is certainly a widely debated topic nowadays. It is one of the main features characterizing contemprorary society. This phenomenon affects the most significant social, economic, technological, political and cultural processes. Rising living standarts and technological progress are changing consumer behavior, needs and main priorities. Purchasing decisions are determined not only by price or physical and technical characteristics of the item, but also by global trends which can directly affect consumer behavior. This publication presents analysis of globalization impact on investments. Given the fact that the real estate is one of the most important investments in our life, the study has focused on the European Union residential real estate markets. The methods of scientific literature analysis, statistical data evaluation and synthesis has been applied for the research presented in this paper.

The purpose of the article is to conduct a study of the rental market as a separate segment of the real estate market in urban development. A study of the rental market in Kharkiv was conducted. The relevance of the study is to determine the prospects for the development of modern urban economy, taking into account the development of the rental market. The question of the dependence of the rent on the cost of housing and the profitability of certain segments of the housing market is determined. An improved classification of different segments of housing in the modern city is given. An analysis of the cost of rent for each segment and depending on the location. Factors that significantly affect the cost of rent have been studied. Conclusions are made about the future development of the rental market in the municipal economy. In urban planning and urban planning it is extremely important to take into account the prospects and development of such a market segment as the rental market of residential real estate. The relevance of the study is to determine the prospects for the development of modern urban economy, taking into account the development of the rental market. The residential real estate rental market is a very important component for the development of the city in Kharkiv. The issue of researching the apartment rental market is relevant and will be deeply analyzed in the future. To achieve this goal, the following tasks are set in the work: Analyze the rental market. Develop an improved classification of segmentation in the residential real estate market. Conduct research on the factors that affect the cost of rent. Develop a GIS model of the impact of rental costs depending on the area of the city. Build a detailed table of the dependence of the cost of rent on the location. Investigate the interaction in the real estate rental market and sales within urban development. The rental price is influenced by the following factors: - trends of growth or decline of the general state of the real estate market as a whole; - seasonality; - the distance of the district from the city center; - the presence of a transport interchange; - ecology, in the area where the object is located; - developed infrastructure; - level of housing comfort; - the duration of the lease; - number of rooms; - the presence of repairs; - type and condition of the building in which the dwelling is located. The article examines the rental housing market. Defined rental rates: minimum, average and maximum cost. Charts of dependence of cost of rent on a segment and a location are constructed. The housing market is developing despite the unstable economic situation, the devaluation of the hryvnia and declining incomes. The cost of renting an apartment depends on the location, condition of the house, transport infrastructure and the condition of the real estate. The hotel rental market is developing very actively. In Kharkov, in most cases, buy small apartments and hotels for investment (income from further rent). With the help of GOOGLE MAP, a map of the dependence of the average cost of renting hotels and 1-bedroom, 2-bedroom, 3-bedroom apartments on the location in the areas of Kharkiv was developed.
