This paper explores a framework that combines Geographic information System (GIS) with Hedonic pricing method in improving the analysis and determining the value of green spaces with housing prices in Subang Jaya, Malaysia. The previous study found that proposed combination between GIS and Hedonic pricing method for the same purpose has not been fully explored particularly in Malaysia. Findings show the proposed combined method leads to improved understanding and representation of urban dynamics and regeneration process, furthermore will encourage a sustainable setting of the environmental amenities in improving the geospatial technologies respectively.Keywords: GIS, Hedonic Pricing Method, green Spaces and urban regenerationeISSN 2398-4295 © 2018. Climate change is a widely accepted fact. Urbanization and industrialization are the main cause of the climate change phenomena all around the world. One of the main problems of urbanization is the increase in growing dependence on automobiles. The main modes of transportation even in the neighborhood area are the private cars because it is the norm of urbanites to use the motorized vehicles rather than to walk. This shows that the planning and design of the neighborhood itself can influence the walkability of the housing area. This paper highlights the implication of walkability towards promoting sustainable urban neighborhood. Amidst today’s energy-economic crisis, the introduction of green spaces in a high-rise building is one way of reducing building’s cooling load, which at present relies mainly on air conditioning. This paper evaluates users’ perceptions and expectations in three different landscape gardens on a 21-storey high-rise office building in Penang, Malaysia. The questionnaire focuses on comfort level, landscape preferences as well as expectations and use of space. The low usage factor was attributed to the unawareness of the gardens’ existence, low accessibility and users’ preference of staying indoors. The three gardens are significantly different in its overall comfort level, thermal comfort parameters, attractions and number of visits. Greater Cairo Region (GCR) is the largest metropolitan area on the African continent and the Arab world. It accommodates 16.1 million inhabitants representing 19% of Egypt's total population. Today, critical urban issues arise from the sheer size of the metropolis GCR and from its population density. Traffic congestion is on the top of these issues. This research focuses on the significant role that hubs (Multi Modal Platforms) can play in enhancing the GCR transportation infrastructure. Ramses square area in Cairo is selected to demonstrate a systematic solution to solve the problems resulted from the interference of multi uses activities and transportation modes in central areas of capital cities. The study aimed to determine the influence of the proximity of Wielkopolski National Park (WNP) on the value of dwelling units in Mosina municipality. The research was conducted based on 1182 residential property transactions in the period from 2014 to 2018. The input data were subjected to spatial and statistical analysis. The main part of the analysis was performed with the use of the hedonic price method (HPM)—WLS (weighted least squares). The use of statistical tools made it possible to find undeniable evidence that the housing prices are positively related to the presence of Wielkopolski National Park, which has also been confirmed by previous research works conducted in other parts of the world.

This study attempts to perceive the level of awareness of respondents’ towards green infrastructure (GI) component in Labuan housing area with objectives; (i) to analyze the existence of GI attributes in the study area and (ii) to examine the public preferences on these attributes. The questionnaire was distributed among the 386 respondents in housing area (1800 meter radius from the botanical garden). The findings implicate that Labuan Botanical Garden not only contributes to the enhancement of visual quality of the housing areas but also offers recreational and social interaction among the residents. Unhealthy lifestyle, especially the physical inactivity, can contribute to the increase in risk for non-communicable diseases (NCD). A study was carried out at Sri Pahang Public Housing area, Kuala Lumpur. The study aimed to investigate the healthy lifestyle and the relationship with the NCD. A questionnaire survey had been carried out to collect the data. From the statistical analysis, it is found that most of the respondents were less healthy regarding their lifestyle. Half of them did not carry out their exercise regularly. The physical inactive among respondents were significantly correlated to their health condition (NCD). Urban green spaces (UGS) are essential components of sustainable cities that provide many benefits to urban residents, such as recreation or aesthetics. Urban residents may be willing to pay for some of these ecosystem services. Indeed, studies investigating the formation of housing prices through hedonic pricing analysis have shown that UGS can influence housing prices. Hedonic pricing analysis puts housing units at the center of analysis. In this study, we investigate whether an alternative perspective provides additional insights into the effects of UGS on pricing. The proposed approach puts UGS into the center of analysis by applying an analysis of buffer zones to housing prices, thus, linking approaches from urban economics and landscape ecology. Such an analysis could deepen our understanding of the effects of UGS on housing prices by analyzing price–distance slopes around UGS-thus supporting more informed decisions on efficient UGS management and urban planning. Our results using a case study on Leipzig, Germany, demonstrate that the size of UGS affects price–distance slopes around them. We conclude that further investigations should be fathomed to unleash the potential of applying the analysis of buffer zones around UGS as a method to inform sustainable UGS design in cities.

While Malaysia is heading for urbanization, urban green space degradation had occurred. Malaysia’s typical urban green space had shown the demotion of social interaction among urban residents. Hence, this research aimed to understand the designs of typical Malaysian green spaces which are believed to enhance community social interactions. Variables measured were the physical and natural characters of selected green spaces including activities, attractions and settings. The observation took place during representative of weekday, weekend and public holiday in those green spaces. The result suggested that diversity of subspaces including vegetation density, animal populations, undulating landforms and water bodies afford social interaction behavior.
