Purpose – The purpose of this research is to develop a building information modelling (BIM)-enabled sustainable design process model that identifies critical decisions actions in the design process along with the information and level of detail that facilitate an informed and timely decision. Building performance analysis is usually performed after the design and construction documents are produced, resulting in lost opportunities. Design/methodology/approach – A number of research methods have been adopted; these include extensive literature review and 11 in-depth exploratory interviews with industry practitioners (sustainable building design experts, early BIM adopters). Findings – Project delivery methods have a significant effect on the sustainable outcome of buildings. The development of a structured process can assist sustainable design practice among building professionals. Learning from implemented projects, that have utilised BIM processes, facilitates the scope of creating this process and advises future projects to prevent failures. Process mapping is essential to streamline the process, support key project processes and help the design team manage their own responsibilities and deliverables required by them. Originality/value – The identification of the gap and the need for a structured process for sustainable building design for BIM execution is discussed. The synergies that exist between BIM, building performance modelling, Building Research Establishment’s Environmental Assessment Method assessment and the Royal Institute of British Architects Plan of Work are shown. The effect that project delivery has on sustainable design outcome has been established. A coordinated collaborative design process model is presented based on the findings from interviewing early adopters.

Sustainability is no longer a new concept. However, applying, measuring and reporting on the sustainability initiative is still a somewhat confused and subjective issue. There is a huge variety of sustainability guidelines and green building schemes of differing natures, meanings and wordings. Despite this, there is no one guideline providing a crossreference between corporate social responsibility and green building performance to help the commercial property market completely incorporate sustainability into their activities. Therefore, this paper intends to link sustainability, real estate environmental, social, and governance (ESG) and sustainable building in order to help companies internalise this concept in all areas of their operations aligning it with their strategic planning. From desk-based research, this proposal examines and compares key aspects of the main schemes in existence, which are currently evolving in the definition, assessment and report of sustainability at the corporate and built environment level. This approach provides key information to help professionals get a better understanding of the specific changes which sustainability brings about in their corporate process, strategies, investment decisions, daily business operations as well as their property management. The insights presented here can support real estate companies to develop comprehensive communication flows and tools for the measurement and disclosure of sustainability data.

Designed in Brutalism style by architect Andrew Renton, Tower Building has 17 floors for academic and lecturers’ office function. As the highest point in University of Nottingham, this tower has been built for almost five decades. The aim of this project is to propose the tower retrofit from current function to accommodation purpose. Improvement in terms of function and building energy performance by applying sustainable building technologies are the objectives of the retrofit. The advanced plan of building retrofit was proposed after assessing the current building performance and determined the problems. The proposed building design was based on building performance simulation result, literature, and precedent studies. Thereafter, several technologies and design ideas were applied for further investigation, to examine how is the strategies works in the building retrofit. Integrated double skin façade with BIPV, bio composite material for internal wall, double low-e glass for external wall, as well as green lung to improve natural ventilation and create public space were proposed for the building.

Building material has been one of the aspects in architecture that directly relate with the overall building performance. Nowadays, porous traditional building material, such as bricks, stones, concrete, is still preferred due to its performance of porosity that supports passive cooling and reduces the building’s energy consumption. However, the porosity of building material could also cause many problems, such as damp, fungal and moss growth, that could cause deterioration of the building leading to the practice of coating. This paper questions how the act of coating often seen as a way of keeping the building in perfect condition with disregard to the building material’s porosity. It investigates how the different mechanism of porosity in building material in turns triggers a different act of coating. Furthermore, this paper argues that the act of coating should consider the performance of porosity to achieve a better building performance, not just regarding the energy efficiency but also the ecological sensibility towards the environment.

Assessment tools such as BREEAM and LEED are widely used to assess physical indicators of building performance from the micro- to the mesoscale. However, the built environment represents both intangible and tangible sets of indicators that should be understood within its context. Therefore, this project proposes a prototype Eco-cultural design assessment framework and tool to enhance the process of sustainable housing development that meets the residents’ socio-cultural needs whilst avoiding unwanted environmental impacts. A qualitative research design approach was adopted. The tool was developed using data derived from interviews with 81 participants from two comparative case studies of vernacular and contemporary housing in Jordan. Results showed that indicators related to wellbeing and local culture were the most discussed by participants and were associated with sustainable architecture. The tool was designed to encapsulate these findings and evaluated for its completeness and usability by 38 architects from Jordan. Results indicate that participants had positive feedback, and they deemed the tool content useful and practical for integrating Eco-cultural design indicators within architectural practice in Jordan. The research outputs are novel and significant in that they translated qualitative socio-cultural indicators into tangible design guidelines that can be effectively incorporated into existing sustainable building assessment frameworks.

Purpose – The purpose of this paper is to address two major challenges faced by sustainable building owners: first, address the gap between an occupant’s expectations of sustainable building outcomes and what the building actually provides and second, overcome the lack of user knowledge about sustainability design and operation for a particular with regards to performance. Design/methodology/approach – This study used a focus group approach to investigate the gap between: user expectations and sustainable building performance. The study surveyed occupants of sustainable office buildings in Melbourne, Australia. Findings – There is no significant relationship between users’ expectations and users’ experience of sustainable building performance and users’ knowledge about sustainability and the building they were worked in. Research limitations/implications – The research was limited to sustainable office buildings. New office buildings seeking to incorporate sustainability which need to focus on the needs of tenants in order to maximise value. Practical implications – There is an urgent need to ensure sustainable office buildings meet the needs of present and future occupiers without compromising short and long-term occupier satisfaction levels with regards to sustainability and operation of the building. Social implications – Increasing the level of sustainability in office buildings has been a major trend over the past decade however the tenants need to be consulted in the post-occupancy phase. Originality/value – Little attention has been given in the property management literature to sustainable office buildings and value drivers. This is an original and innovative study, partly due to the recent developments in sustainable buildings.

Since environmental impacts, economic efficiency and human healthy are crucial issues in the global context now, an increasing professional concern and interest in building performance have emerged in sustainable building field. This article aims to introduce high performance concept into office building industry. Based on demonstrating high-performance building (HPB) and distinguishing office building (OB) features, this article proposes its own high-performance office building (HPOB) definition. Furthermore, the article also identifies the benefits and discusses design principles of HPOB in order to promote HPOB application positively.
