Examining the perception of tenants in sustainable office buildings

Purpose – The purpose of this paper is to address two major challenges faced by sustainable building owners: first, address the gap between an occupant’s expectations of sustainable building outcomes and what the building actually provides and second, overcome the lack of user knowledge about sustainability design and operation for a particular with regards to performance. Design/methodology/approach – This study used a focus group approach to investigate the gap between: user expectations and sustainable building performance. The study surveyed occupants of sustainable office buildings in Melbourne, Australia. Findings – There is no significant relationship between users’ expectations and users’ experience of sustainable building performance and users’ knowledge about sustainability and the building they were worked in. Research limitations/implications – The research was limited to sustainable office buildings. New office buildings seeking to incorporate sustainability which need to focus on the needs of tenants in order to maximise value. Practical implications – There is an urgent need to ensure sustainable office buildings meet the needs of present and future occupiers without compromising short and long-term occupier satisfaction levels with regards to sustainability and operation of the building. Social implications – Increasing the level of sustainability in office buildings has been a major trend over the past decade however the tenants need to be consulted in the post-occupancy phase. Originality/value – Little attention has been given in the property management literature to sustainable office buildings and value drivers. This is an original and innovative study, partly due to the recent developments in sustainable buildings.

Purpose – The purpose of this research is to develop a building information modelling (BIM)-enabled sustainable design process model that identifies critical decisions actions in the design process along with the information and level of detail that facilitate an informed and timely decision. Building performance analysis is usually performed after the design and construction documents are produced, resulting in lost opportunities. Design/methodology/approach – A number of research methods have been adopted; these include extensive literature review and 11 in-depth exploratory interviews with industry practitioners (sustainable building design experts, early BIM adopters). Findings – Project delivery methods have a significant effect on the sustainable outcome of buildings. The development of a structured process can assist sustainable design practice among building professionals. Learning from implemented projects, that have utilised BIM processes, facilitates the scope of creating this process and advises future projects to prevent failures. Process mapping is essential to streamline the process, support key project processes and help the design team manage their own responsibilities and deliverables required by them. Originality/value – The identification of the gap and the need for a structured process for sustainable building design for BIM execution is discussed. The synergies that exist between BIM, building performance modelling, Building Research Establishment’s Environmental Assessment Method assessment and the Royal Institute of British Architects Plan of Work are shown. The effect that project delivery has on sustainable design outcome has been established. A coordinated collaborative design process model is presented based on the findings from interviewing early adopters.

Purpose The purpose of this paper is to describe the cross-fertilisation process between the concept of resilience and building conservation. The authors discuss how the conservation field can address new issues posed by climate change and whether the concept of resilience plays a role within the framework of sustainable building conservation. Design/methodology/approach Starting from the use of resilience as a “travelling concept”, different interpretations of the term emerging from different fields are compared and interrelated in order to understand how this concept can impact future research in building conservation. Findings In addition to summarising recent developments in conservation theory with a special focus on how sustainability has influenced the field, this work also suggests some lines of research where resilience could foster interdisciplinary approaches to building conservation and presents some controversial outcomes. Originality/value The paper raises a discussion on how the concept of resilience could renew the field of building conservation, helping contemporary society to address the challenges of climate change.

Purpose Sustainable building design suffers from a lack of reliable life cycle data. The purpose of this paper is to compare life cycle costs of sustainable building projects, examine the magnitude of various cost drivers and discuss the implications of an emerging shift in cost drivers. Design/methodology/approach This paper is based on data from 21 office buildings certified in Denmark according to the sustainable certification scheme DGNB. Findings The paper supports previous findings that construction costs and running costs each roughly make up half of the life cycle costs over a 50-year period. More surprising is the finding that the life cycle costs for cleaning are approximately twice as high as the supply costs for energy and water. Research limitations/implications The data set is based on actual construction costs of office buildings constructed in 2013-2017. Although all running costs are calculated rather than measured, they are based on a more detailed, specific and industry-supported set of calculation assumptions than is usual for life cycle costing studies because of extensive collaborative work in a number of concomitant national research and development projects. Practical implications Authorities, clients and building professionals heavily emphasise energy-saving measures in new Danish buildings. The paper suggests redirecting this effort towards other more prominent cost drivers like cleaning and technical installations. Originality/value This paper provides a notable contribution to the academic understanding of the significance of different cost drivers as well as the practical implementation of life cycle costing.

Purpose This paper aims to fulfill the gap in existing knowledge of determinants of pro-environmental behavior (PEB) in the workplace and the influence of sustainability certificates on occupants’ PEBs in workplace settings. Design/methodology/approach A questionnaire survey with a total of 95 respondents from both certified and noncertified office buildings was conducted. Two independent sample comparisons were executed to understand the influence of sustainable building certificates on occupants’ environmental values, beliefs, awareness and PEBs. Findings Ecocentric value, belief and awareness were found as the predictors of pro-environmental workplace behavior. Certified office occupants showed higher awareness about buildings’ environmentally oriented characteristics. Despite higher awareness, certified office occupants revealed less PEB compared to those who work in noncertified office buildings. Originality/value This study determined the influencing factors on PEBs in workplaces and PEB differences between certified and noncertified building occupants. Less PEBs of occupants in certified offices signify the misperception of individuals about sustainable buildings and the need for more informative training about sustainability issues in the society. This result also draws academic attention to sustainable building evaluation practices and provides certain insights for more occupant integrated evaluation alternative for sustainable buildings.

Purpose This paper aims to investigate the drivers and barriers for green leases and tenancies in sustainable “Building Research Establishment Environmental Assessment Method” (BREEAM) and “Leadership in Energy and Environmental Design” (LEED) certified office and office buildings in Norway, the UK and the USA. This study focuses on the differing perspectives between owners and tenants. It is then considered as to how these issues are dealt with during different phases of a buildings life cycle. This research is based on existing literature and semi-structured interviews that studied qualitative and quantitative elements in the context of ownership and tenancy of single and multi-tenanted sustainable office buildings. Design/methodology/approach Using a mixed-method approach involving semi-structured interviews with both qualitative and quantitative elements along with desk research, this paper evaluates how green leases and tenancies in offices and office buildings that are BREEAM and LEED certified require a reconsideration and re-evaluation of the acquisition, operation and disposal of office buildings by building owners and their tenants. These stakeholder relationships are supported theoretically using a theoretical model that outlines the interrelation between the sustainable building and the relationships of the building owner, the user and the FM service provider. Findings The data gathered from the interviews justify and partly contradict some of the statements within existing literature, diminishing the importance of cost and the barrier of split incentive but instead illuminate the importance of less tangible considerations such as company policy or a sustainability strategy. The results also note the realisation of a changing market for commercial real estate driven by the sustainable business needs of tenants for the occupation of workspaces. Research limitations/implications These findings have the potential to further develop theories and provide an insight into how the relationships between actors from a business, procurement and contractual perspective need to be developed to ensure more proactive development of green leasing of new and existing sustainable office buildings, along with where strategic attention is required during the building design, construction, operational and use phases. Originality/value This paper is based on original research through interviews and literature studies supported by an existing theoretical model. The results have been partly presented and initially discussed at the WBC World Congress 2016 in Tampere, Finland.

Purpose The purpose of this paper is to investigate the current level of awareness, usage and advocated benefits of economic performance measures of life cycle costing (LCC) in sustainable commercial office buildings. Design/methodology/approach Questionnaire survey to 120 construction professionals was used to gauge the current level of awareness, usage and advocated benefits of economic performance measures in LCC. Findings The key findings of the statistical analysis indicated that there is a low awareness and usage of economic performance measures, and revealing the entire value of capital outflow alternatives was the most advocated benefit of its application. Research limitations/implications Although the data used in this paper were from professionally qualified members of either the Royal Institution of Chartered Surveyors (RICS), the Chartered Institute of Building (CIOB) and the British Institute for Facilities Management (BIFM), the research is limited in some ways in that it does not cover all the professionals in the construction industry. Nevertheless, all the professionals who responded to the questionnaire have up-to-date level of awareness of economic performance measures in LCC. Practical implications The use of economic performance measures helps to make available the information required for building performance. Therefore, economic performance methods in LCC are useful devices for users to appraise and distribute recognisable values from initial costs, operating and maintenance costs to clients in the life cycle of an asset. Social implications Value for money for construction products and its facilities should not be viewed only in terms of costs to design and construction. Rather, it is vital for corporate occupants and society in general to consider other key variables such as operations, maintenance, renovation, replacement and end-of-life costs. Originality/value This study fills the gap in the existing knowledge by addressing concerns over performance measurement to improve the confidence in LCC for sustainable commercial office buildings.

Since environmental impacts, economic efficiency and human healthy are crucial issues in the global context now, an increasing professional concern and interest in building performance have emerged in sustainable building field. This article aims to introduce high performance concept into office building industry. Based on demonstrating high-performance building (HPB) and distinguishing office building (OB) features, this article proposes its own high-performance office building (HPOB) definition. Furthermore, the article also identifies the benefits and discusses design principles of HPOB in order to promote HPOB application positively.

Purpose The paper aims to take stock of China’s recent biopharmaceutical industry development by analyzing product innovation and changes in the firms’ product portfolios during the five-year period between 2012 and 2017. Design/methodology/approach The paper introduces a classification of biopharmaceutical products. By applying the classification to the product data of China’s drug regulator, the CFDA, it becomes possible to trace the developments within the sector by looking at changes in the number of firms within each subgroup and changes in the number of subgroups in which each firm is involved. The classification allows an evaluation of the latest product innovation achievements. Findings The paper demonstrates a mild shakeout of firms in the relatively long-existing domestic market segments, a trend toward more specialized product portfolios and an enduring prevalence of innovation strategies aimed at exploiting relatively unpopulated domestic market niches instead of pioneering entirely new products. Especially the capability of upgrading to second-generation protein therapeutics has become a key criterion for separating the wheat and the chaff in China’s domestic sector. The paper moreover points out the relevance of acquisitions as a corporate growth strategy. Research limitations/implications The research does not consider complementary indicators, product pipelines in particular. Future research should compare patterns across emerging economies. Originality/value The paper is unique in using the CFDA database for systematic academic research on (bio)pharmaceutical innovation and in introducing a biopharmaceutical product classification to trace innovative activities and changes in corporate product portfolios over time.

Purpose This paper aims to develop a knowledge-based (KB) system for Lean Six Sigma (LSS) maintenance in environmentally sustainable buildings (Lean6-SBM). Design/methodology/approach The Lean6-SBM conceptual framework has been developed using the rule base approach of KB system and joint integration with gauge absence prerequisites (GAP) technique. A comprehensive literature review is given for the main pillars of the framework with a typical output of GAP analysis. Findings Implementation of LSS in the sustainable building maintenance context requires a pre-assessment of the organisation’s capabilities. A conceptual framework with a design structure is proposed to tackle this issue with the provision of an enhancing strategic and operational decision-making hierarchy. Research limitations/implications Future research work might consider validating this framework in other type of industries. Practical implications Maintenance activities in environmentally sustainable buildings must take prodigious standards into consideration, and, therefore, a robust quality assurance measure has to be integrated. Originality/value The significance of this research is to present a novel use of hybrid KB/GAP methodologies to develop a Lean6-SBM system. The originality and novelty of this approach will assist in identifying quality perspectives while implementing different maintenance strategies in the sustainable building context.
