Coworking space as a third-fourth place: changing models of a hybrid space in corporate real estate

Purpose This paper aims to review the concept and characteristics of coworking space, especially physical and operational characteristics and its objectives. The authors propose three models of coworking spaces, such as revenue, synergistic and customer contact, which organizations can use as a part of their corporate real estate strategies to build workplace flexibility and resiliency. This paper also addresses research gaps and a research agenda for future research. Methodology This paper is a literature review of academic research focusing on coworking spaces. Because of the relatively limited existing academic literature on the topic, industry sources and white papers are also reviewed. Findings The authors categorized common threads of the existing literature on coworking spaces to emergence and growth trends, the types of users, the type of work to be completed in these spaces, characteristics of coworking spaces and the desired outcomes of coworking space models. Coworking spaces are expected to grow worldwide because of the increase in knowledge-based economy, the “digital nomad” lifestyle and mobile technologies, however, there is limited research on the relationship between spatial and operational characteristics of coworking spaces and users’ collaboration, social well-being and creativity. No research identified fully articulated the nuanced differences between the types of coworking spaces now found in the real estate ecosystem. Research limitations There is limited academic, empirical research focusing on coworking spaces. Thus, the search for literature itself is limited to a small number of papers. Although the authors extended the search to non-academic sources, the conclusion of this study is tentative because of the prematurity of the topic. Originality/value This paper urges the identification of research questions, considering the fast growth of coworking spaces and suggests future research directions based on newly proposed models. Industry practitioners, including building owners, managers, coworking space providers and corporate real estate practitioners, can consider using variations of coworking space concepts and characteristics, as they understand the importance of social needs and connectivity among users. By addressing the history of the coworking space as a concept and business model, and updating the types of models to include new coworking spaces, the authors provide further options to industry practitioners as to how to integrate coworking into their real estate.

Purpose This paper aims to examine the development and significant contributions in a growing array of relevant publications spanning from 1946 to date and discuss future developments of the wellness tourism topic until the year 2095. Design/methodology/approach This perspective study traces down the wellness tourism evolution research by re-viewing and analysing an extant body of the relevant literature over the last 75 years. This paper builds a rigorous perspective review by examination of publications derived from several scientific domains, including tourism, medicine, economics and social sciences. Findings As a result of this study, wellness tourism can be attributed as a profuse and proliferating research stream in the recent 75 years. Its relevance to significant aspects of life, such as health and also due to effects on human, social, and economic well-being, drives its proliferation. The paper anticipates the relevance and topicality of wellness tourism studies for academic research in the next 75 years. Originality/value This paper contributes to the theory by addressing the ambiguous nature of wellness tourism, recapping the debate on the most debated research questions, and revealing the perspectives for future research in this area.

Purpose – The purpose of this paper is to provide insights into how engineering employees perceive the functional, ethical and political dimensions of the corporate brand and its meaning(s) for other stakeholders. Design/methodology/approach – The paper explores brand meaning and brand attachment in the case of employees in an engineering consultancy firm operating within the defense and artillery systems sector. In-depth interviews with managers and consultants at a cross-section of organizational levels along with thematic and reflexive interpretation of qualitative data have been carried out. Findings – Identity-based definitions of the brand, the definitions of a “strong engineering brand”, associations of the corporate brand with engineers’ personal brands, brand essence and integration and the meanings of a military brand have all been raised, explored and discussed from the engineer’s perspective. Research limitations/implications – This paper is among the first of its kind to pursue brand research in an engineering-intensive firm with military and defense brand associations. Future research is encouraged to add further detail and verification to the themes and findings of this paper. Practical implications – The military context is enmeshed with high levels of sensitivity and difficult research access particularly upon brand-related academic research. This has led in part to very limited marketing and branding knowledge into this setting despite its significance. Social implications – Given that the engineering consulting sectors are among the top drivers of employment and knowledge advancement, and given that brand associations have considerable impacts on employees’ identification, self-awareness and emotional well-being, understanding the dynamism and complexities of employee-brand associations is inevitable in these settings. Originality/value – The defense context has unique characteristics and has hitherto remained an under-researched context with respect to branding. This is despite that the defense sector deserves to be in the spotlight because professionals’ voices are rarely heard and acknowledged within the branding literature.

PurposeCommunity impacts resulting from corporate facility new development, expansion, renovation, merger, consolidation, closure and disposition activities are under greater scrutiny by public officials, citizen, and special interest groups. The paper reports public sector views on municipal structure, most desired industries, community advantages, use of cost benefit studies and the methods used to evaluate development impacts.Design/methodology/approachThe research presented is based on a national survey of US economic development officials and their methods for measuring project impacts and determining public costs and benefits associated with economic development projects.FindingsThe research found that the public sector emphasized community advantages that were abstract and hard to measure in response to the corporate need for hard data on facility and development costs. About 30 percent of the public administrators surveyed never or rarely used any measures to determine community impacts associated with facility development. The most common impact measures used were individual experience, public meetings, tax impacts, amount of private investment, and local planning goals. Infrastructure costs, environmental quality issues, traffic and public services were the most important cost areas.Research limitations/implicationsEvery corporate real estate project has unique characteristics and accordingly, community impacts vary. This research presents an overview of the analysis methods used or not used by public development officials. The corporate decision maker must learn to recognize needs and opportunities for additional data collection that will make a case for facility project support.Practical implicationsUnderstanding the public sector impact analysis perspective is important because it enables corporate real estate decision makers to understand key issues, frame and present projects to citizens, identify research gaps and negotiate greater subsidies, and fair terms in development and performance agreements.Originality/valueSurprisingly, very little research exists in this area. The survey data indicate limited use of impact measures and methods. Future research into this area should investigate why impact analysis measures are not extensively used and how standard measures could be used to evaluate social, environmental and economic impacts.

Purpose The popularity of mobile technologies and applications is constantly growing and undoubtedly changing consumers’ and providers’ behavior. The purpose of this study is to provide a comprehensive systematic literature review of academic research related to mobile technologies and applications in smart tourism published between 2012 and June 2017. Design/methodology/approach Published peer-reviewed articles were gathered from the three largest and most popular online databases and search engines – EBSCO host, Science Direct and Google Scholar and ENTER conference proceedings. Based on a keyword-driven search and content analysis, 126 articles were determined to be relevant to this study. Findings Selected publications were analyzed in accordance with the proposed research questions and thematically classified into three main categories: consumer perspective, technological perspective and provider perspective. The findings contribute to a better overall understanding of recent research into mobile technologies and applications in smart tourism by presenting the main results, methods, trends and other insights of relevant publications. Research limitations/implications Although the researchers used two databases, one search engine and ENTER conference proceedings to collect articles, there is the possibility that some studies connected to the topic were not included. The study did not include books, other conference proceedings, literature reviews, theses, business reports and other possibly relevant publications. Originality/value This study provides a systematic review of the most recent published academic research (2012-June 2017; also including “Online First” articles) on mobile technologies and applications in smart tourism. The results of this study provide an agenda for future research in tourism and hospitality industry by identifying major trends and developments in smart tourism.

PurposeRecent years have witnessed significant increases in the number of undergraduate students entering UK higher education. This increase is a result of the removal of the sector-wide cap on student numbers in England and Wales, along with a growth in overseas students attracted by the reputation of UK universities and the weakening of the value of Sterling. Adopting a corporate real estate perspective, the aim of this paper is to understand how the UK student residence market is structured and financed, and to identify the motivations that are driving the strategies adopted by the universities, private sector providers and investors in this market. In doing so, this research seeks to test the appropriateness of the Gibler and Lindholm (2012) model of corporate real estate strategy in the UK higher education sector.Design/methodology/approachData was gathered from a survey of UK university secretaries, combined with interviews of private sector providers, bank lenders and the analysis of secondary data on investment flows into purpose built residential accommodation (PBSA).FindingsUK university real estate strategy is mainly one of outsourcing student accommodation to reduce costs as well as employing modern purpose-built student housing as a marketing tool and brand enhancer. This strategy is also used as a risk mitigatory tool enabling universities to adjust to changing student demands. Revisions to the Gibler and Lindholm (2012) model are proposed to reflect the reality of the real estate strategy adopted by the universities. Private sector providers view the sector favourably and are set to be the main providers of new supply over the next decade, entering into strong partnerships with the universities. While there is evidence of some oversupply of bed spaces in certain cities, well-located developments are viewed as an attractive lending opportunity. Since 2013 there has been significant growth in institutional investment into UK student accommodation, albeit sentiment is currently tempered by political uncertainty.Practical implicationsThe role of PBSA designed to meet modern student requirements is playing a critical role not only in attracting, recruiting and retaining students but also enhancing the overall higher education experience promoting student welfare and well-being.Originality/valueThe corporate real estate strategy adopted by the UK higher education sector is an under researched area. This paper focuses on the strategy surrounding student accommodation provision and reports on the findings of an extensive survey of the key players in this sector. The results are of value to all stakeholders including government and regulators, at a time when higher education is facing substantial challenges. The evidence of a growing partnership between universities and the private sector is viewed as a logical solution, both for the present and the foreseeable future.

Purpose The purpose of this paper is to present a process model of value-adding corporate real estate and facilities management and indicators that can be used to measure and benchmark workplace performance and the added value of workplace interventions for an organisation. Design/methodology/approach The paper compares the performance measurement and benchmarking theory with current practice and data from different work environments. The paper builds on two books on adding value through buildings, facilities and services, both edited and co-authored by the authors of this paper. The books were based on literature reviews, interviews with practitioners, cross-border studies of performance measurement and benchmarking and in-depth analyses of various value parameters by experts from different countries. In addition, theory and empirical examples of benchmarking have been included. Findings The paper presents 12 value parameters that are seen as relevant in measuring and benchmarking of workplace performance: four people-oriented, four business processes-related, two economic and two social parameters. Because not all values can be easily expressed in monetary units, various other ways of measuring are presented that can help to monitor and to benchmark workplace performance. The 12 values and ways to measure can be used to support a more integrated business case approach that goes beyond “dollar-metrics” and spreadsheet-based decision-making. Both quantitative and qualitative performance indicators, including hard and soft factors, are needed to define the trade-off between the costs and benefits of interventions in corporate real estate, facilities and services and to cope with the interests and needs of different stakeholders. Practical implications To add value to an organisation, workplaces have to provide value for money by a positive trade-off between the benefits, i.e. support of the organisational objectives and the primary processes and the costs, time and risks connected with achieving these benefits. Widely used indicators to measure the costs are the investment costs, running costs and total cost of occupancy. These metrics are primarily connected to efficiency, i.e. to optimal use of the resources of a firm, but much less to effectiveness and benefits such as user satisfaction, productivity, health and well-being. Originality/value The paper links performance measurement and benchmarking to value-adding corporate real estate and facilities management and presents new ways to measure and benchmark the performance of buildings, facilities and services in connection to organisational performance.

Purpose The purpose of this paper is two-fold. Primarily, it examines the relationship between sustainable buildings and occupiers, by summarising the key extant literature. Secondarily, the paper proposes avenues for future research relating to the impact of sustainability on corporate real estate strategy. Design/methodology/approach The paper reviews over 90 relevant publications related to sustainability, real estate market responses and corporate real estate, focussing on the role and response of occupiers. The approach concentrates on occupier strategies, specifically considering influences such as corporate social responsibility (CSR), landlord–tenant relationships, the changing occupier role and the “circle of blame”. Findings In recent years, literature has increasingly begun to reflect nuances in occupier responses to sustainable, prime, office real estate, with some conflicting findings as to the importance of sustainability. Location remains the dominant consideration in decision-making for occupiers, but sustainability is key to CSR and “value-add” in certain sectors. More effective use of sustainable buildings requires improved communication between landlord and tenant. The authors’ review demonstrates that challenges still remain in relation to the “circle of blame”. More research needs to be done in relation to the emergence of sustainability in the non-prime and retail sectors. Originality/value Through collating key literature in this topical research area, the paper provides a critical review of occupier responses to sustainable real estate, and, therefore, a fuller understanding of emerging market practices. Additionally, it suggests future research directions.

Purpose This paper aims to facilitate an immediate immersion of academic literature in the timeshare/vacation ownership industry. Through a synthesis of 92 articles published in academic journals over the past 40 years, the authors demonstrate the breadth of the current research. Topical areas, methodologies and findings are presented, as well as opportunities for further investigation. This paper also provides the reader with a robust consolidation of literature in a tabular form to include authors, publication dates, sources and titles. Design/methodology/approach Through a comprehensive search of multiple academic research databases, university catalogues and references of existing literature and conference proceedings, the authors compiled a review of timeshare research with the aim of classifying the various components and issues that have been examined to date. Findings The timeshare segment of the greater lodging industry is unique due to its real estate ownership component, complex management characteristics and regulatory environment. The unique nature appeals to researchers and provides an opportunity for investigation of generally accepted theories and principles. The literature follows industry advances in the segment, with the majority of research focused on sales and marketing practices, and resort services and operations. An abundance of future research opportunities is identified in the literature, to which only a few have been addressed. Originality/value A synthesis of timeshare literature has not been published to date, either in hospitality literature or in other fields of study, i.e. real estate. Therefore, the authors provide a foundation for researchers, academics and students to utilize in further study and investigation.

Purpose The paper aims to take stock of China’s recent biopharmaceutical industry development by analyzing product innovation and changes in the firms’ product portfolios during the five-year period between 2012 and 2017. Design/methodology/approach The paper introduces a classification of biopharmaceutical products. By applying the classification to the product data of China’s drug regulator, the CFDA, it becomes possible to trace the developments within the sector by looking at changes in the number of firms within each subgroup and changes in the number of subgroups in which each firm is involved. The classification allows an evaluation of the latest product innovation achievements. Findings The paper demonstrates a mild shakeout of firms in the relatively long-existing domestic market segments, a trend toward more specialized product portfolios and an enduring prevalence of innovation strategies aimed at exploiting relatively unpopulated domestic market niches instead of pioneering entirely new products. Especially the capability of upgrading to second-generation protein therapeutics has become a key criterion for separating the wheat and the chaff in China’s domestic sector. The paper moreover points out the relevance of acquisitions as a corporate growth strategy. Research limitations/implications The research does not consider complementary indicators, product pipelines in particular. Future research should compare patterns across emerging economies. Originality/value The paper is unique in using the CFDA database for systematic academic research on (bio)pharmaceutical innovation and in introducing a biopharmaceutical product classification to trace innovative activities and changes in corporate product portfolios over time.

PurposeThe purpose of this paper is to introduce an entrepreneurial learning approach to the study of sport education in order to inform future research directions.Design/methodology/approachSport education needs to focus on how it can overcome existing barriers to bring a more interdisciplinary approach. This paper uses entrepreneurship education theory to explore the changes required in sport education provision to create a more relevant and conducive teaching environment.FindingsThe findings of this paper suggest that by bringing sport students into contact with entrepreneurship education, aids in the development of improved employability and social skills.Research limitations/implicationsIntroducing entrepreneurship education into sport will help the students develop learning initiatives that advance the scholarship of sport education within the university sector.Practical implicationsThe benefits of including entrepreneurship education in sport studies could be of interest to the directors of education wanting to increase student enrollments and interest in their courses.Originality/valueThe study suggests ways to offer more interdisciplinary courses and activities linking entrepreneurship education to sport. This needs to be taken into consideration as it will enable the development of sport entrepreneurship education that improves links between academic research with policy and business initiatives.
