Enablers of relational integrated value networks (RIVANS) for total facilities management (TFM)

Purpose The purpose of this paper is to identify enablers for setting up relationally integrated value networks (RIVANS) for total facilities management (TFM) as a holistic approach to bridge the Project Management (PM) phase to the facilities management (FM) phase, aiming for better service delivery while optimizing the life-cycle cost. These enablers are proposed as required driving forces for the industry to bridge current gaps through RIVANS for TFM so as to improve the value of the facility and deliver better value to its stakeholders over its life span. Design/methodology/approach A literature review elicited 11 typical better values that could be achieved by suitably linking the PM and FM supply chains in general. While these were tested in parallel research exercises in Hong Kong, the UK and Singapore, this paper reports on the specific findings from Sri Lanka, where a Web-based questionnaire survey was conducted to identify potential better values for proposed relational networks (including the clients, consultants, contractors and suppliers in the supply chain). Better values were then clustered under principal domains/components using factor analysis to establish synergetic enablers. Findings In total, 11 significant better values for TFM were identified and four enablers were extracted as building long-term integrated networks, establishing a common resource pool linking PM and FM, enhancing sustainability of TFM and developing a similar protocol between PM and FM. Originality/value The study carried out in this paper contributes to knowledge by identifying drivers to bridge the gap between PM and FM to best achieve clients’ long-term aspirations through a holistic life-cycle approach. Furthermore, all stakeholders in TFM can revisit their practices to establish and strengthen the identified enablers.

Purpose The purpose of this paper is to emphasize the importance of a life cycle approach in facilities management practices to reduce the carbon footprint of built facilities. A model to holistic life cycle energy and carbon reduction is also proposed. Design/methodology/approach A literature-based discovery approach was applied to collect, analyze and synthesize the results of published case studies from around the globe. The energy use results of 95 published case studies were analyzed to derive conclusions. Findings A comparison of energy-efficient and conventional facilities revealed that decreasing operating energy may increase the embodied energy components. Additionally, the analysis of 95 commercial buildings indicated that nearly 10 per cent of the total US carbon emissions was influenced by facilities management practices. Research limitations/implications The results were derived from case studies that belonged to various locations across the globe and included facilities constructed with a variety of materials. Practical implications The proposed approach to holistic carbon footprint reduction can guide facility management research and practice to make meaningful contributions to the efforts for creating a sustainable built environment. Originality/value This paper quantifies the extent to which a facilities management professional can contribute to the global efforts of reducing carbon emission.

Purpose The business case for facility expenditures is grounded in the knowledge that life-cycle economics is significant to the continued viability of the facility. The aim of this study is to develop an algorithm for life-cycle cost analysis (LCCA) and evaluate flooring products to inform decision makers about the long-term cost of ownership. Design/methodology/approach The protocol for executing an LCCA is defined by the National Institute of Standards and Technology, including defining the problem, identifying feasible alternatives and establishing common assumptions and parameters, as well as acquiring financial information. Data were provided by an independent third-party source. Findings The results of this study are twofold: assess functionally equivalent flooring alternatives to determine the best financial value and develop a replicable protocol and algorithm for LCCA. The study found that modular carpet was the best financial solution. As a tool for decision makers, this LCCA informs asset management about the long-term cost of ownership, providing a protocol for making practical, informed decisions for the lowest cost solution for functionally equivalent alternatives. Research limitations/implications Projecting LCCA beyond 15 years may have limited value based on potential changes in the financial climate. Further research should focus on the implications of changes in the discount rate over time and testing the algorithm on other building systems. Practical implications Maintenance costs are considerable when compared to initial cost of flooring. Equipment costs have a significant impact on long-term cost of ownership. Using LCCA to inform specifications and to determine the best solution for a building system such as flooring provides an evidence-based process for building design and facility management. Social implications Life-cycle costs have a significant impact on the financial health of an organization. Using LCCA to make informed decisions about facility design and specifications may contribute to increased financial stability and resources to benefit the organization’s long term goals. Originality/value This study contributes an algorithm instrument for buildings and building systems. The flooring tested with this protocol provides evidence to inform flooring selection based on lowest cost while considering other factors that inform appropriate selection of flooring materials.

The objective of this paper was to explore long-term costs for a single-family house in Sweden during its entire lifetime. In order to estimate the total costs, considering construction, replacement, operation, and end-of-life costs over the long term, the life cycle cost (LCC) method was applied. Different cost solutions were analysed including various economic parameters in a sensitivity analysis. Economic parameters used in the analysis include various nominal discount rates (7%, 5%, and 3%), an inflation rate of 2%, and energy escalation rates (2–6%). The study includes two lifespans (100 and 50 years). The discounting scheme was used in the calculations. Additionally, carbon-dioxide equivalent (CO2e) emissions were considered and systematically analysed with costs. Findings show that when the discount rate is decreased from 7% to 3%, the total costs are increased significantly, by 44% for a 100-year lifespan, while for a 50 years lifespan the total costs show a minor increase by 18%. The construction costs represent a major part of total LCC, with labor costs making up half of them. Considering costs and emissions together, a full correlation was not found, while a partial relationship was investigated. Results can be useful for decision-makers in the building sector.

PurposeThis inquiry aims to determine the features and mechanisms that specially enable a multiteam system (MTS) to develop ambidexterity that can deal effectively with rapid changes in dynamic environments. The MTS is an emerging organizational unit comprised of tightly integrated networks of teams that may originate from one or more firms. The inquiry also considered how an MTS can engage those features and mechanisms to maximize ambidexterity as dynamic capabilities for increased innovation and long-term adaptation under complex, volatile conditions.Design/methodology/approachThis conceptual inquiry integrates the emerging research on MTSs with theory and studies relating to ambidexterity and dynamic capabilities. This inquiry focuses on the attributes and linkages that specially characterize an MTS. It analyzes these to determine the key mechanisms and interactions enabling and engaging ambidexterity at MTS unit level.FindingsMTSs can engage powerful mechanisms for ambidexterity functioning as dynamic capabilities at meso-organizational level. The attributes and linkages that distinguish an MTS from other units enable it to deal effectively and efficiently with near-term task demands by simultaneously balancing the essential tasks of exploration and exploitation, and by being able to rapidly adapt by reconfiguring taskwork and reallocating resources as required for sustainable innovation and long-term success within a dynamic environment.Practical implicationsThis inquiry provides valuable insights for designing MTSs that are equipped with selected teams, flexible memberships, specialized skills and permeable interfaces. Autonomy for an MTS allows the unit to span internal and external organizational boundaries to gain access to new discoveries and to exchange information and material resources for increased innovation. Ambidexterity as dynamic capabilities facilitates exploitation of current resources by efficiently reconfiguring taskwork and reallocating materials for adaptation and competitive advantage.Originality/valueThis inquiry appears to represent the most integrative effort to examine the underexplored potential of MTSs for developing and engaging ambidexterity functioning as dynamic capabilities. The inquiry appears to be a first effort at articulating a concept of MTS ambidexterity distinct from organizational ambidexterity. The analysis synthesizes a systems model that guides organizational leaders and opens new opportunities for future research.

PurposeChildren suffering from cancer or cardiovascular disease, who need extended periods of treatment in hospitals, are subjected to multiple hardships apart from the physical implications, for example, experienced isolation and disrupted social and academic development. This has negative effects long after the child's recovery from the illness. The purpose of this paper is to examine the non-medical needs of children suffering from a long-term illness, as well as research the field of artificial intelligence (AI) – more specifically, the use of socially intelligent agents (SIAs) – in order to study how technology can enhance children's interaction, participation and quality of life.Design/methodology/approachInterviews were performed with experts in three fields: housing manager for hospitalized children, a professor in computing science and researcher in AI, and an engineer and developer at a tech company.FindingsIt is important for children to be able to take control of the narrative by using an SIA to support the documentation of their period of illness, for example. This could serve as a way of processing emotions, documenting educational development or keeping a reference for later in life. The findings also show that the societal benefits of AI include automating mundane tasks and recognizing patterns.Originality/valueThe originality of this study concerns the holistic approach of increasing the knowledge and understanding of these children's specific needs and challenges, particularly regarding their participation and interaction with teachers and friends at school, using an SIA.

Purpose The change in climate and depletion of natural resources because of the harmful emissions from different materials becomes a main issue for the globe. Some of the developed and developing countries have focused on this issue and performed research to provide a solution. The purpose of this study is to identify the best types of concrete based on its impact on the environment and economy. Design/methodology/approach The life cycle assessment and life cycle cost analysis of six concrete mixtures that include construction and demolition wastes (CDW), marble sludge, rice husk and bagasse ash as a partial replacement of cement, are performed. These types of concrete are compared with each other and with ordinary concrete to select the best possible concrete type for a developing country, like Pakistan. Findings The results show that, although for an agricultural country like Pakistan, the agriculture wastes such as rice husk and bagasse ash are preferable to be used, if the emissions of CO2 and CO from rice husk and NOx and SO2 from bagasse ash are properly controlled. However, based on the results, it is recommended to use the CDW in concrete because of the small amount of air emissions and affordable prices. Originality/value Through this study, a path has been provided to construction companies and relative government organizations of Pakistan, which leads to sustainable practices in the construction industry. Moreover, the base is provided for future researchers who want to work in this area, as for Pakistan, there is no database available that helps to identify the impact of different concrete on the environment.

Product reliability is influenced by both design and operating and maintenance practices. This means both the equipment manufacturer and the equipment’s operator have an impact on the systems’ achievable level of availability. Many variables such as application (utility or cogeneration) or service or duty cycle (peaking, cycling, or continuous duty), influence the expected availability/reliability of any unit. These variables and an understanding of the expected “economic demand” the unit must fill are important elements for a realistic and accurate reliability assessment. These variables also affect the expected maintenance costs associated with the unit. Both the equipment manufacturer and the equipment operator have a vested interest in understanding and influencing this process. If the expected level of reliability/availability is a major requirement of the equipment owner/operator, then there must be an accurate understanding of how the reliability of the unit will be protected over the long term. Thus the unit first cost and life cycle cost can be estimated in a meaningful way. The objective of this paper is to provide an assessment of proved design reliability along with the application of on condition maintenance of Turbo Power and Marine Systems’ (Turbo Power) most recent product introduction, the FT8. A computer-aided reliability analysis was made by Turbo Power with the support of Strategic Power Systems, Inc. (SPS), to demonstrate and support the suitability of the FT8 for both peaking and continuous duty applications utilizing on condition maintenance concepts. Consequently, the presentation of the RAM analysis is organized to assist in developing a complete and comprehensive understanding of the evolution of the product and to develop realistic RAM (Reliability, Availability, and Maintainability) and life cycle cost expectations.

Maintenance is undergoing a major revolution. The management of maintenance is being impacted by business-driven changes that are forcing fundamental improvements to the maintenance function. Maintenance planning and execution are now considered as a strategic component of asset life cycle management. The link between maintenance and design is being furthered by placing emphasis on considering reliability and maintainability during the design phase. The application of Reliability-Centered Maintenance is becoming an important method for determining the optimum maintenance program for facility assets, while at the same time providing a solid foundation for triggering selective system improvements and design changes and managing life cycle cost and risk associated with assets. The concept of dependability provides the focus for integrating design, operations and maintenance into a coherent and complete life cycle approach to facilities. Dependability is strongly linked to quality standards since, for many companies, dependability is the major component of quality that has to be satisfied to meet customer needs. This paper describes the practical application of a quality approach to a gas transmission company which has recently undergone a reengineering of its design, operations and maintenance processes.

Purpose – In this paper, of exploratory character, the purpose of this paper is to propose the analysis of the life cycle for assessing the environmental, economic, and social impact in the activity of recovery, restoration, and valorization of Cultural Heritage. Design/methodology/approach – The analysis protocol is applied to the case of recovery and restoration processes and then outlining the salient features of what may become a model of Cultural Heritage Life Cycle Management (CH-LCM). Findings – The authors propose the approach of the life cycle, normally used to assess the impact of materials, processes or products, to the management of cultural heritage as an innovative methodology with great potential. Originality/value – The methodology for this sector is highly innovative, especially in its interdisciplinary approach, through the use of different technical, historical, and economic skills which can provide the tools for the preparation of a management plan according to the logic of the life cycle.

The objectives of this paper are to present the feasibility of utilizing reliability-based method to quantify life-cycle cost associated with performance specification. And a framework develops for quantifying the life-cycle cost. The framework consists of three components: (1) the pavement deterioration performance prediction; (2) the reliability-based risk estimation; and (3) the life-cycle cost analysis. An example is illustrated using the International Roughness Index (IRI) data to demonstrate how the approach works. The approach has potential for use in valuation of long term pavement maintenance contracts.
